MONEE, ILL. — Principle Construction Corp. has completed a 178,250-square-foot tenant build-out project for Jacobson Cos., a national third-party logistics company. Located at 25810 S. Ridgeland Ave. within Bailly Ridge Corporate Center in Monee, the build-out included 3,750 square feet of office space, including private offices, a shipping/receiving office, a lunch room, locker rooms, a conference room and general office space; and 172,500 square feet of warehouse space, including the replacement of metal halide lighting with energy efficient fluorescent T5 lighting, fire alarm and fire sprinkler modifications, installation of a battery charging area and construction of a full-height tenant demising wall. Additionally, Principle constructed 21 new tractor-trailer parking spaces and perimeter security fencing. Harris Architects provided architectural services for the project. Bailly Ridge Corporate Center is being developed by LFI Industrial.

WAUKESHA, WIS. — Giuffre XXII has acquired the former Don Jacobs Subaru car dealership, which is located at W226 S1700 Highway 164 in Waukesha, for $2.3 million. The 6.5-acre property features two buildings totaling approximately 45,000 square feet. The buyer plans to re-tenant the existing buildings for automotive use. Dave Hartig and Tom Treder of Commercial Property Associates represented the buyer and the seller, Donald and Jeanne Jacobs, in the transaction.

CHICAGO — Essex Realty Group has brokered the sale of a five-building multifamily portfolio in the South Shore neighborhood of Chicago for approximately $3.25 million. The 153-unit portfolio includes 7800 South Essex, 7801 South Essex, 7800 South Kingston, 7801 South Kingston and 7545 South Yates. David Goss and Jon Morgan of Essex Realty brokered the transaction. The buyer and seller were not disclosed.

CHANHASSEN AND ROSEVILLE, MINN. — The Minneapolis office of Charlotte, N.C.-based Grandbridge Real Estate Capital has closed two loans totaling $7.66 million for properties in Minnesota. A life insurance company provided a $5 million loan for the refinancing of an industrial building in Chanhassen, and a local bank provided a $2.66 million loan for a retail property in Roseville. Both loans carry fixed-interest rates and longer amortizations schedules to increase each borrower’s cash flow. Grandbridge’s Dave Rasmussen, Karen Dubrosky and Tony Carlson originated and closed the transactions.

ST. LOUIS — IMPACT Group has renewed and expanded its least at Chapel Hill II, which is located at 12977 N. Outer Forty Dr. in St. Louis. The company now occupies 15,642 square feet of the three-story, 55,800-square-foot office building. The location serves as the company’s corporate headquarters. LENEXA, KAN. — Tri-State Distribution has leased 18,219 square feet of industrial space at 8430 Flint in Lenexa for an undisclosed price. Douglas Hedrick of Grubb & Ellis|The Winbury Group represented the tenant; Phillip Algrim and Eric Lund of NAI Capital Realty represented the landlord, RREEF American REIT, in the transaction.

SOUTHFIELD, MICH. — Beaumont Kidney Specialty Services has signed a lease for 9,482 square feet of medical office space at 26400 W. 12 Mile Rd. in Southfield. Universal Properties FPMC leased the space to the tenant for an undisclosed price. Todd Hawley and Rick Kaplan of Friedman Real Estate Group represented the landlord in the transaction. Terms of the lease were not disclosed.

HUDSON, OHIO — The city of Hudson has acquired 427.9 acres of land on East Hines Road in Hudson for $6.9 million. The property, which is the former Youth Development Center, includes 25 acres of wetlands as well as several dormitory and school buildings. The city plans to preserve the property for public use in the community. Clifford West and Peter Farina of Colliers Ostendorf-Morris represented the seller, Cuyahoga County, Ohio, in the transaction.
