AVON, OHIO — Phase I construction is nearing completion for City Center of Avon, a 100,000-square-foot retail project located in Avon. As part of the first phase, which is slated to open this fall, Sport Clips has signed a lease for space at the center. Phase II will include a 46,000-square-foot Marc's store that will anchor the center as well as 7,000 square feet of adjacent space. Phase III will include a 12,000-square-foot building that will be partly occupied by Vitamin Shoppe. Completion for Phase III of the project is scheduled for summer 2010. In addition, a Huntington Bank branch is under construction in an outlot location. Goodman Real Estate Services is providing lease services for the project.

COLUMBUS, OHIO — The first tenants have been announced for Phase I of Grandview Yard, a $500 million mixed-use project under development in Columbus. Locally based M+A Architects will occupy part of a three-story, 92,000-square-foot office building, which the company is also designing. Jason's Deli will open a 4,875-square-foot restaurant in the ground floor of the same building. Urban Active will open a two-story, 42,000-square-foot fitness center. Finally, a six-story, 126-room Hyatt Place hotel will be constructed. Phase I construction is expected to begin this fall. The project is owned and developed by locally based Nationwide Realty Investors and Capital Square. At full build-out, Grandview Yard will include 1.5 to 2 million square feet of retail, restaurant and office space, as well as more than 600 residential units.
GLEN ELLYN, ILL. — The Chicago and New Jersey offices of Holliday Fenoglio Fowler (HFF) have arranged a $12.5 million loan for the refinancing of Baker Hill Shopping Center in Glen Ellyn. The property totals 135,355 square feet and is situated at 830 Roosevelt Rd. It is anchored by Dominick's Finer Foods and was 93 percent occupied at the time of the closing. HFF's Jim Cadranell and Matthew Schoenfeldt arranged the loan on behalf of Columbia Retail Baker Hill, a joint venture managed by Regency Centers. The loan, which carries a 5-year term and a fixed interest rate, was provided by Ladder Capital Finance.
GLENDALE AND MILWAUKEE, WIS. — Milwaukee-based Inland Cos. has completed two Wisconsin industrial leases. First, Bentley World Packaging leased 50,400 square feet of warehouse space within Glendale Commerce Center, which is located at 330 W. Olive St. in Glendale. Steve Sewart, Jim Larkin and Tom Shepherd of Inland Cos. arranged the deal. In the second transaction, Illco Inc. leased 13,057 square feet of warehouse space at Stadium Business Park I, which is located at 3930 W. Burnham St. in Milwaukee. Shepherd and Stewart brokered the deal. The landlords in both transactions were not disclosed.
BYESVILLE, NORTHWOOD AND ROSSFORD, OHIO — Signature Associates has brokered three industrial deals in Ohio. In the first transaction, William Baker purchased a 171,340-square-foot property located at 110 N. Eighth St. in Byesville from Plastech Exterior Systems. Signature's Steve Gordon and Brad Viergever represented both parties. In the second transaction, NWO LLC purchased an 87,317-square-foot property located at 6700 Wales Rd. in Northwood from Treu House of Munch Inc. Signature's Ken Marciniak represented the seller, while Marciniak, Craig Herschel and Dave Green, all from Signature, represented the buyer. Finally, Hammill Manufacturing sold an 83,000-square-foot property located at 129 Dixie Highway in Rossford to an undisclosed buyer. Marciniak and Herschel represented the seller.
CHICAGO — Lacava Design, a luxury bathroom design and manufacturing company, has acquired an 80,000-square-foot industrial facility located in Chicago for $2.4 million. The building is situated on 4.2 acres at 6630 W. Wrightwood Ave. It features 18-foot clear ceiling heights, heavy power capability and space for outdoor storage. CHERRY VALLEY, ILL. — Ragnar Benson Construction has completed One Bell Valley Commons, a Class A office project located in Cherry Valley. The three-story, 69,600-square-foot building is situated on 4.39 acres at the entrance to Bell Valley Commons Subdivision. Ragnar Benson also completed the tenant build-out for accounting firm McLadrey. The developer of the project was C-Bro Ltd. Development Group.
CHICAGO — The U.S. General Services Administration (GSA) has signed a lease for 28,080 square feet of space at Congress Center, a Class A office building located in Chicago's West Loop. The GSA already leases 113,458 square feet of the building, a 16-story, approximately 520,000-square-foot structure situated at 525 W. Van Buren St. The GSA plans to take occupancy of the new space by mid-2010. Mark Parrish of Grubb & Ellis' Chicago office, with assistance from the company's Washington, D.C.-based Government Services Group, represented the landlord, Grubb & Ellis Realty Investors. Jason Volpe and Jason Lichty of Studley represented the GSA.
PLAINFIELD, IND. — The new Best Western Atrea Airport Inn & Suites has opened in Plainfield. The hotel contains 67 rooms and features more than 700 square feet of meeting space, an indoor pool and spa, a steam room, a business center, a 24-hour fitness center and a cocktail lounge. The new hotel marks the third Best Western Atrea prototype to open. The concept caters to business travelers seeking an upper midscale hotel.
ADDISON, ILL. — Paine/Wetzel • ONCOR International has completed the sale of a 100,000-square-foot industrial facility located in Addison. The building is situated on 5.8 acres at 111 S. Rholwing Rd. It was purchased by Earth Friendly Products, which plans to use it as its warehouse and distribution facility. The company plans to relocate from its current space in Wood Dale, Ill. Whit Heitman and Samuel Badger of Paine/Wetzel represented Earth Friendly Products, while John Gazzola of Entre Commercial Realty represented the seller, Minuteman International.
