CHICAGO — MillerCoors has opened its new corporate headquarters at 250 S. Wacker Dr., located in Chicago. The company will occupy approximately 130,000 square feet of office space in the tower for a 15-year term and will be the building’s largest tenant. The company has invested approximately $21.8 million in a substantial tenant build-out that also includes improvements to a river walk just west of the building. The new headquarters will house the majority of MillerCoors’ senior executives, as well as marketing, human resources, legal, finance, information technology and communications divisions. The project has applied for LEED-Silver certification with the U.S. Green Building Council. MillerCoors is the second largest beer company in the United States, and was created in 2008 as a result of the combination of the American and Puerto Rican operations of London-based SABMiller’s Miller brand and Denver-based Molson Coors Brewing Company’s Coors brand. Soon after, the company announced plans to relocate the headquarters of the new joint venture to Chicago.

NORTH KANSAS CITY, MO., AND LENEXA, KAN. — Kansas City-based Zimmer Real Estate Services has arranged one sale and two leases in the Kansas City metro area. In the first transaction, Commercial Water acquired an approximately 5,000-square-foot building, located at 1790 Erie in North Kansas City. Nick Suarez of Zimmer represented the buyer. Ryan Markham and Paul Fogel of Karbank Real Estate Co. represented the undisclosed seller. Also in North Kansas City, Bears Printing & Bindery renewed its lease for 20,000 square feet at 200 W. Ninth St. Zimmer’s Mark Long represented the tenant in negotiations. Finally, Palmer Marketing relocated its Kansas City offices to approximately 7,600 square feet of office/warehouse space located within Santa Fe Business Center at 14125 W. 95th St. in Lenexa. It was previously located within Exchange Place. David Zimmer of Zimmer Real Estate represented Palmer Marketing. Jack Allen of Karbank represented the landlord.

KANSAS CITY, MO. — The city of Kansas City and T-L Brywood LLC, which owns Brywood Centre, have entered into a redevelopment agreement for the shopping center. Located at the intersection of 63rd Street and Blue Ridge Cut Off in Kansas City, the 183,464-square-foot retail project will receive a new building façade, as well as an expansion dedicated for a grocery store anchor and new outlots along 63rd Street. Additional new elements include enhanced lighting features, new signage and landscaping upgrades. The redevelopment has been made possible through Tax Increment Financing and a Community Investment District approved by the city. Construction is expected to begin in July or August; an end-date for the redevelopment has not been announced.

STRONGSVILLE, OHIO — The Cooper Commercial Investment Group of Cleveland has negotiated the sale of the ownership interest in a multi-tenant office building in Strongsville for $3.15 million. Located at 14843 Sprague Rd., the Sprague Road Office Building is a 21,850-square-foot split-face building that was built in 2004, and features access to interstates 71, 80 and 480. Bob Havasi and Dan Cooper of Cooper Commercial negotiated on behalf of the Cleveland-based owner; the undisclosed buyer was also based in Cleveland. The transaction closed at an 8.78 percent cap rate.

BOLINGBROOK, ILL. — Morgan/Harbour Construction Co. has completed the corporate headquarters for Saratoga Food Specialists in Bolingbrook. The manufacturer of spices and food flavorings is relocating to the 150,249-square-foot space, which is located at 771 W. Crossroads Pkwy., and consolidating from several existing area locations. The project features 20,000 square feet of offices, R&D space, locker-room facilities, and a common dining and kitchen area. The warehouse component features 30-foot clear ceiling heights and 25 loading docks. The tenant space is part of Crossroads I, a 269,662-square-foot multi-tenant building developed by Corum Real Estate Group.

ADDISON, ILL. — Whit Heitman and Samuel Badger Jr. of Paine/Wetzel•ONCOR International have negotiated an industrial sale on behalf of Earth Friendly Products, which has purchased a 100,000-square-foot facility located at 111 S. Rohlwing Rd. in Addison. The buyer, which specializes in developing and producing earth-friendly cleaning supplies, acquired the property to serve as its warehouse/distribution facility. John Gazzola of Entre Commercial Realty represented the seller, Minutemen International.

ANDERSON, IND. — The Silver Group, as the sole broker, has negotiated the sale of a McDonald’s restaurant ground lease in Anderson for $540,000. The restaurant has more than 12 years remaining on the lease, which features 10 percent rent increases every 5 years. The buyer and seller were not disclosed. Anderson is located approximately 40 miles northeast of Indianapolis.

HEBRON, KY. — BlueStar, a distributor of point-of-sale, wireless mobility and identification devices, has opened its new global headquarters, located in the Cincinnati suburb of Hebron. The new 150,000-square-foot facility is located at 3345 Point Pleasant Rd., 3 miles from Cincinnati/Northern Kentucky International Airport. The facility contains a large warehouse and distribution center with future expansion capability, as well as a state-of-the-art training center. The distribution center has a variety of sustainable features, including a recycling program and motion-sensor lighting.

GRAFTON, WIS. — The grand opening has been held for the new Hampton Inn & Suites – Grafton, an 83-room hotel located in the northern Milwaukee suburb of Grafton. The four-story hotel features rooms with wireless Internet access, flat-screen televisions, and suites with microwaves and refrigerators. Hotel amenities include an indoor swimming pool, a fitness center, a business center, 600 square feet of meeting space and a boardroom. The hotel is situated within Gateway to Grafton, a 16-acre mixed-use development located at the interchange of Interstate 43 and State Highway 60. The hotel was developed by North Liberty, Iowa-based Kinseth Hospitality Corp. Gateway to Grafton is being master-developed by West Bend, Wis.-based American Design-Build.

NORWOOD, OHIO — The Kroger Company has opened an approximately 80,000-square-foot Kroger grocery story in Norwood. The new location is situated within Surrey Square, at the corner of Montgomery Road and Sherman Avenue. It replaces and doubles the size of Kroger’s existing location within the center. Kroger’s grand opening marks the completion of Phase II of the three-phase redevelopment of the 176,433-square-foot Surrey Square that is being undertaken by Centro Properties Group, the shopping center’s owner. Phase I added approximately 21,000 square feet of in-line retail space to the center’s southern end and relocated an existing McDonald’s. Phase II consisted of the expansion of Kroger within the center. Phase III, which will begin in July, will reconfigure the space formerly occupied by Kroger for new retail tenants.
