ROSEMONT, ILL. — Jones Lang LaSalle (JLL) has arranged two office leases totaling approximately 35,000 square feet at Northwest Plaza in Rosemont. Kirkland, Wash.-based Clear Wireless signed a lease for 20,688 square feet, which will be used as the company’s new Chicago-area office when it relocates in August. Additionally, Mediterranean Shipping Corp. signed a lease for 14,463 square feet. The company will be relocating to the new office in July from its previous office, also in Rosemont. JLL’s Rick Benoy represented the building’s owner, a partnership managed by Fulcrum Asset Advisors, in lease negotiations. Gregg Raus, also of JLL, represented Mediterranean in its lease. Clear Wireless was represented by Mitchell Loveman and Kevin Duckler of Newmark Knight Frank. Northwest Plaza is a 328,000-square-foot, Class B office building that is located at 9701 and 9801 W. Higgins Rd. in the O’Hare submarket.
BOLINGBROOK, ILL. — Irgens Development Partners and Irgens Health Care Facilities Group have completed a 11,767-square-foot tenant build-out within Remington Medical Commons, located at 329 Remington Blvd. in Bolingbrook. The space will be occupied by Fresnius Medical Care as a dialysis clinic. Loren Guzik of Cushman & Wakefield represented Fresnius in the original lease negotiations. Other tenants at Remington Medical Commons include Bolingbrook Family Medicine, Rezin Orthopedics & Sports Medicine, and Nephrology Associates of Northern Illinois. The building contains Class A medical office space, close proximity to the new Adventists Bolingbrook Hospital and has been certified by the Green Building Initiative.
MILWAUKEE – ONE Apartments, a 5-story, 83-unit multifamily tower, has opened in Milwaukee. Located at the corner of Water and Pleasant Streets, the property is a part of the larger mixed-use development, The North End, which is being developed by Milwaukee-based Mandel Group. The first floor of the apartment tower will be home to retail stores, though no retailers have committed to the property. The ONE Apartments will feature studio to three-bedroom units, and include tall ceilings, open concept kitchens and stainless steel appliances.
DES MOINES, IOWA – Douglas Terrace Inc., advised by Des Moines-based CB Richard Ellis/Hubbell Commercial, has sold the Douglas Terrace Apartments to Ames Properties for $1.7 million. The multifamily property, located at 3120 Douglas Ave. in Des Moines, contains 72 units and was built in 1977. CB Richard Ellis’ Rick Krause advised the seller in the transaction.
DES PERES, MO. – Marcus and Millichap has brokered the sale of El Torito Restaurants dba Casa Gallardo in Des Peres for approximately $1.98 million. The property, located at 12796 Manchester Rd., is a single-tenant restaurant totaling 9,709 square feet. Marcus and Millichap’s Gregory Tobben, based in the firm’s St. Louis office, represented the seller, a limited liability corporation.
MARIETTA, OHIO – Kentucky-based Shiv Hotels has purchased the Comfort Inn located in Marietta with long-term plans of converting the hotel into a Quality Inn. The 120-room property is located at 700 Pike St. and is near the Mid-Ohio Regional Airport. The property boasts a basketball facility and 6,000 square feet of meeting space. David Mumford and Matt Winston of the Mumford Company’s Virginia office and Steve Kirby and David Holcombe of the firm’s Atlanta office represented the seller, CW Capital.
ST. LOUIS – Missouri-based Duke Realty Corporation has leased 182,483 square feet of industrial space to Fiserv, a provider of business critical communications, marketing services and plastic card production services. The space is at Duke’s Lindbergh Distribution Center in Hazelwood, Mo., which is northwest of St. Louis. The center, which opened in 2007, has 32-foot clear height ceilings, dock and drive-in loading, and abundant parking. The property is located at the corner of James S. McDonnell Boulevard and North Lindbergh Boulevard.
ROSEMONT, ILL. – McShane Construction Company has completed the first of two phases of the Senior Star at Weber Place in Romeoville, Ill. The first phase is a two-story, 44,354-square-foot facility with 77 Memory Care apartments that are designed to support patients with Alzheimer’s disease and other forms of dementia. A second phase of 360,720 square feet will open in January 2010. Senior Star at Weber Place is located at 600 and 605 S. Edward Dr. and is owned by Senior Star Living.
CHICAGO – Chicago-based Rowell, a property and association management services company, has relocated its headquarters to WestPoint @ Elgin Corporate Center in Elgin, Ill. The 3,037-square-foot office/warehouse condominium unit is located at 2587 Millennium Drive, near the Interstate 90 and Randall Road interchange.
HAMMOND, IND. – Jacobs Engineering, which recently won a contract to work on the expansion of an Indiana BP Amoco refinery, has leased 66,000 square feet in a deal orchestrated by Chicago-based Paine/Wetzel. Jacobs will occupy the entire industrial building at 3232 Calumet Ave. in Hammond, which is located near both Interstate 90 and the BP Amoco refinery.
