BELLEFONTAINE, OHIO — Sidney, Ohio-based Industrial Property Brokers has arranged the purchase of the former Stock Lumber facility, located at 1100 S. Detroit St. in Bellefontaine. The 4.5-acre property contains an approximately 27,000-square-foot main building, as well as a 14,000-square-foot storage building. It was acquired by the Logan County Solid Waste Management District, which plans to relocate its offices to the facility. In addition, the site will be used as a central processing location for the county’s 20 recycling centers. The new facility is expected to double the county’s ability to process recyclable waste. The acquisition price was not disclosed.

PEORIA, ILL. — Construction is complete for the second phase of renovations for the 111-room Jameson Inn & Suites, located at 4112 N. Brandywine Sr. in Peoria. Phase II includes a new hotel exterior, a renovated drive-thru area, an update entryway, a new color scheme, and a new, glass-enclosed swimming pool. The first phase of construction included improvements to the lobby, common areas, guest rooms and suites. The project was designed by Roswell, Ga.-based Randall-Paulson Architects.

CHICAGO — Hoffman Estates, Ill.-based Leopardo has completed a 40,000-square-foot office expansion and renovation of the corporate headquarters of Envestnet. The wealth advisory company is located at the Jewelers Building at 35 E. Wacker Dr. in Chicago. The company’s new offices, which take up a one-and-a-half floors of the building, feature high-end finishes such as French limestone and organic French Walnut-veneered wall panels and pivot doors, red oak stained parquet wood flooring and full-height interior glass partitions. Leopardo served as the general contractor, with Baumann Studios providing architectural services.

ST. LOUIS — Duke Realty Corp. has leased 104,700 square feet of office space to ESSENCE Healthcare in the northwest St. Louis suburb of Maryland Heights, Mo. The space is located within an office building at 13900 Riverport Dr. in Duke’s Riverport Business Park. ESSENCE was represented by David Kelpe of Colliers Turley Martin Tucker; Whitaker Varley and Matt Hrubes of Duke negotiated the deal in-house on behalf of the landlord. 13900 Riverport is one of seven buildings situated within the office and industrial park, which is located near Lambert International Airport, as well as interstates 70 and 270. Approximately 18 acres remain available for purchase of build-to-suit development.

Colliers B&K’s Alain G. LaCoque will lead the global account team. The assignment charges Colliers B&K is responsible for Cummins transaction management, portfolio administration and lease administration for Cummins’ multi-million-square-foot real estate portfolio.

SPRINGFIELD, MO. — Beck/Walton, a joint venture between Walton Construction Co. and The Beck Group has been selected to build the new CoxHealth Emergency Department in Springfield. The 78,000-square-foot emergency room will replace an existing building constructed in 1985. The new facility features 62 trauma, exam and observation rooms. Construction breaks broke ground May 4, with completion expected by August 2010. The project team includes owner CoxHealth, Beck Architecture, CJW Transportation Consultants, Armstrong-Douglas Partners and Telios PC.

ARNOLD, MO — Marcus & Millichap has arranged the sale of a 2,400-square-foot, single-tenant, net-leased 7-Eleven for approximately $800,000. Christopher Pollnow and Kevin Limbert of Marcus & Millichap represented the undisclosed, locally based seller in the disposition of the convenience store, which is located at 3695 West Outer Rd. The buyer, a private investor, was represented by David Ching of Marcus & Millichap’s Oakland, Calif., office.

CHICAGO — Jones Lang LaSalle (JLL) has negotiated four leases totaling approximately 200,000 square feet within One Financial Plaza in downtown Chicago. JLL’s Michael Curran and Mark Gunderson represented building owner Behringer Harvard, which owns the property via its Behringer Harvard REIT I Inc. investment program, in the lease transactions. Chicago Trading Company signed a new 87,400-square-foot lease within the 40-story, approximately 1 million-square-foot tower. The tenant is relocating from the Chicago Board of Trade Building in May 2010, and will be moving into One Financial Place’s trading floors, as well as the fourth and fifth floors of the office tower. Mark Keebler and Brad Serot of CB Richard Ellis negotiated the deal on behalf of Chicago Trading Company The Chicago Stock Exchange has renegotiated its lease within One Financial Place, ceding the fourth and fifth floors of the building’s 440 South LaSalle complex and moving to the seventh floor of the office tower. MERRIAM, KAN. — The Kansas City, Mo., office of Kraus-Anderson Construction Co. has completed Santa Fe Medical Office Building, an 84,000-square-foot medical facility located in Merriam. The three-story building is situated at 9301 W. 74th St., on the campus of Shawnee Mission Medical Center. The building will cater to tenants associated with the hospital. Santa Fe Medical Office Building is owned by Minneapolis-based Shawnee Mission Investors LLC and was developed by Minneapolis-based Frauenshuh Healthcare Real Estate Solutions. The project was designed by Overland Park, Kan.-based HMN Architects.

LA VISTA, NEB. — Springfield, Mo.-based John Q. Hammons Hotels & Resorts has held the grand opening for the new Courtyard by Marriott Omaha – La Vista, a 257-suite hotel located in La Vista. The hotel is situated at 12560 Westport Pkwy., adjacent to the 100,000-square-foot La Vista Conference Center and the 257-suite Embassy Suites Omaha – La Vista. All three facilities are owned personally by John Hammons and managed by John Q. Hammons Hotels & Resorts. The Courtyard by Marriott features a 57-inch touch-screen GoBoard in the lobby that provides information to guests; a common area that features media booths with 20-inch LCD televisions; a lounge and library; wireless Internet access throughout the hotel; a coffee bar; and a convenience store. This opening marks Hammons’ fourth hotel in Nebraska.
