MONEE, ILL. — Principle Construction Corp. has completed a new 431,000-square-foot speculative industrial facility, located at 25810 S. Ridgeland Ave. in Monee. The building is situated on 24 acres within Bailly Ridge Corporate Center, a 412-acre, master-planned business park. The distribution/warehouse building features cross-docking capability, 32-foot clear ceiling heights, 10,000 square feet of office space, 40 docks and 46 trailer parking stalls. The facility is also expandable up to 84 docks and 92 trailer parking stalls. The developer of the project is Mokena, Ill.-based Location Finders International. Principle provided design/build services, with Dobrin & Associates providing architectural services.

KENOSHA, WIS. — Marcus & Millichap has brokered the sale of Glenwood Crossings Shopping Center, a 77,504-square-foot retail property located in Kenosha. The grocery-anchored property is situated at the corner of 30th Avenue and 18th Street. Occupancy was 95 percent at the time of closing. Stephen Rachman, Brian Parmacek and Scott Niedergang of Marcus & Millichap’s Downtown Chicago office represented both undisclosed parties in the transaction. Non-recourse acquisition financing was provided through a regional lender.
ST. LOUIS — St. Louis Community College has broken ground for the new Harrison Education Center, a two-story, 30,265-square-foot facility located at 3140 Cass Ave. in St. Louis. The $7.5 million project will include an art studio, a general science lab, a multi-purpose community room, computer labs, classrooms, a bookstore, a commons area, an outreach center and administrative offices. It will replace the current, smaller Harrison Education Center that is located on Natural Bridge Road. The project is seeking LEED-Gold certification. Completion is scheduled for May 2010. Locally based KAI Design & Build is serving as project architect, interior designer, project manager and engineer. Locally based Kwame Building Group is serving as construction manager and owner’s representative.
FISHERS, IND. — Indiana Tech, a Fort Wayne, Ind.-based private university, has added a new campus located in Fishers. The campus is located at 10765 Lantern Rd. and will primarily house an extension of the school’s College of Professional Studies, an accelerated program that caters to working adults. The Fishers campus is also being positioned as the center for Indiana Tech’s graduate studies program in the greater Indianapolis area. Yumi Prater with Indianapolis-based Resource Commercial Real Estate assisted with site selection and lease negotiations on behalf of Indiana Tech. The facility is expected to open in June.
ANDERSON, IND. — Indianapolis-based firms Sitehawk Retail Real Estate and Resource Commercial Real Estate have joined together to market Madison Commons, a proposed 100-acre mixed-use development located near the intersection of Interstate 69 and Scatterfield Road in Anderson. Scott Gray of Sitehawk will lead marketing efforts for retail users, while Ross Reller of Resource will market the site to non-retail users. Components of Madison Commons could include retail, education, healthcare and professional office. The project features I-69 frontage, and a proposal has been submitted to construct a new road through the project that would connect to an existing casino and racetrack at Hoosier Park. The project is being developed by Paul Nicholson and Jim Singleton. Construction plans have not been released.
OAK FOREST, ILL. — Chicago-based Essex Realty Group has negotiated the sale of a multifamily property, located at 15928 and 15938 South LeClaire in Oak Forest, for $2.45 million. The residential community comprises 72 one-bedroom apartments. Doug Fisher and Jim Barcelona of Essex were the sole brokers in the transaction. Both parties were undisclosed.
POWELL, OHIO — The Columbus, Ohio, office of Sperry Van Ness as arranged the sale of a 20,000-square-foot office and research building, located at 383 N. Liberty Rd. in Powel, for $2.1 million. Originally constructed in 1998, the building is situated on 3.9 acres. It is fully occupied by Aeroflex Corp. Doug Wilson of Sperry Van Ness represented the local seller, Paul Swetnam. Ronald Edwards of Heath, Ohio-based Keller Williams Realty represented the buyer, New Albany, Ohio-based 383 North Liberty Road LLC.
CHICAGO — The Chicago Regional Facility for the Federal Bureau of Investigations has received Platinum-level certification for the U.S. Green Building Council’s LEED for Existing Buildings: Operations & Maintenance (EBOM) program. The building is the first LEED: EBOM project to achieve Platinum certification in the nation. The project was overseen by USAA Real Estate Co.
CHICAGO — Rosemont, Ill.-based McShane Construction Co. has commenced construction for Casa Maravilla, a five-story, affordable senior housing project located at 2021 S. Morgan St. in Chicago’s Pilsen neighborhood. The project will comprise 73 rental units in a mix of studio, one- and two-bedroom units. Community amenities will include a dining area, a community room, a therapy room, a library and a recreation room. The project is registered under Chicago’s Green Homes program; sustainable features will include a green room, a geothermal HVAC system, an eco-friendly elevator structure, Energy Star appliances and permeable pavement surfaces. Weese Langley Weese is serving as project architect, and completion is scheduled for June 2010. McShane is building the project for The Resurrection Project, a non-profit affordable housing developer. McShane is building a second Chicago project for The Resurrection Project, a seven-story, 45-unit affordable housing project named Casa Morelos that is scheduled for completion this summer.
ELLISVILLE, MO. — The Chesterfield, Mo., office of Brinkmann Constructors has completed a 40,000-square-foot Straub’s Markets, located at 15830 Fountain Plaza in Ellisville. The $4.4 million project comprises a two-story grocery store that also features a 150-seat café, a cooking school, a reading lounge and a wine cellar with a tasting room. The produce department of the store has a glass roll-up door that can transform it into a seasonal, outdoor farmers’ market. The new Straub’s is the retailer’s fifth location in metro St. Louis and its largest store to-date. It was designed by Tr,i Architects, with Robert Gorski Associates providing interior design services.
