SWANSEA, ILL. — On behalf of Halloran Development, Holland Construction Services has completed the Cambridge House of Swansea senior living facility. Located in Swansea, the 87,500-square-foot community houses 103 apartments, all of which include emergency call systems. Amenities at the $7.3 million property include an exercise room, a television and library area, a convenience shop, and a common kitchen and dining room.

BOLINGBROOK, ILL. — Principle Construction Corp. has completed the build-out for a 130,000-square-foot industrial facility located at 380 Veterans Pkwy. in Bolingbrook. The building, which was developed by Seefried Properties, includes 34-foot ceilings, 18 loading docks and a 23,789-square-foot office component. Orbus Inc., which has relocated to the facility from Chicago, is using the building for manufacturing and streamlined distribution. As part of the custom build-out, power distribution for process work and large bump doors were installed in the building. Interwork Architects provided design services for the project. The cost of completion was not disclosed.

TROY, MICH. — L. Mason Capitani has brokered the sale of Koltanbar Engineering’s 39,058-square-foot headquarters building located in Troy. Locally based JLC Maple LLC has purchased the facility, and has plans to reconfigure the property for multi-tenant use. The asking price for the building was $1.4 million. Gary Grochowski and Mason Capitani of L. Mason Capitani represented the buyer; Grochowski and Garry Rogers, also of L. Mason Capitani, represented the seller in the transaction.

DETROIT — Marcus & Millichap has brokered the sale of a CVS/pharmacy located at 13600 East 7 Mile Rd. in Detroit. An East Coast-based 1031 exchange partnership has purchased the 10,880-square-foot building from an undisclosed seller for $1.6 million. Simon Jonna and Brandon Hanna of Marcus & Millichap represented the seller in the transaction. The transaction marks the third CVS/pharmacy that Jonna and Hanna have sold in the past 30 days.

MINNEAPOLIS — Colliers Turley Martin Tucker has arranged the sale of 48,025 square feet of industrial space located at 101000 Crosstown Circle in Minneapolis. Edina Couriers Inc. has acquired the space from Stone Fabrics Inc. for an undisclosed amount. Ronald Scholder in the Minneapolis office of Colliers Turley Martin Tucker represented the seller in the transaction.

CLAYTON, MO. — The initial phase of construction is set to begin for St. Louis-based Centene Corp.’s $186 million headquarters campus, which will be located at South Hanley Road and Forsyth Boulevard in Clayton. The development agreement between the city of Clayton and CMC Real Estate LLC, a subsidiary of Centene Corp., was originally passed in July 2008. On February 10th, the Clayton Board of Alderman approved a new development plan for the mixed-use project, which was scaled-back from $215 million. Revised plans for the project call for an office tower measuring between 469,155 square feet to 576,883 square feet, with a ground-floor 28,125-square-foot retail component. An 882- to 1,208-space parking structure is also planned for the development. Changes in the project have reduced the net value of the tax abatement from $22 million to approximately $18.9 million. U.S. Equities is developing the project in conjunction with Clayco Realty Group. St. Louis-based based Koman Group is investing an undisclosed amount for the development.

CHICAGO — Oakbrook, Ill.-based NAI Hiffman has been hired by Mirvac Industrial Trust to manage and lease the Sydney, Australia-based REIT’s Chicago area portfolio. The 68-building portfolio comprises 14.2 million square feet of warehouse and flex office space located in and around the O’Hare market, the Interstate 55 Corridor, the Northern Cook market, the DuPage market and the Kane County market. Additional properties in the portfolio are located in Milwaukee; Grand Rapids, Mich.; and Northwest Indiana. NAI Hiffman assumed responsibility of the assignment on February 10th. The portfolio houses more than 100 tenants, including True Value Co., APL Logistics, Nexus and Prairie Packaging. With the addition of the Mirvac Industrial Trust properties, NAI Hiffman manages 41.2 million square feet of third-part owned assets.

FISHERS, IND. — Buffalo Wild Wings has acquired a 1-acre out lot within Thompson Thrift Development’s Geist Landing of Fishers, which is located at the corner of 116th Street and Olio Road in Fishers. Situated on an approximately 8.9-acre site, the mixed-use development will include two central buildings and four out lots. The first building at the site will house 15,615 square feet of ground-floor retail, with a 14,391-square-foot office component on the second level. The single-story second building, which is currently underway and slated for completion in May, will house 14,040 square feet of retail space. In addition to Buffalo Wild Wings, The National Bank of Indianapolis has secured an out lot at the development. Jason Challand of Echelon Realty Advisors represented the buyer; Thompson Thrift was represented in-house in the transaction. The acquisition price for the out lot was not disclosed.

REYNOLDS COUNTY, MO. — St. Louis-based Kwame Building Group is serving as construction manager for the redevelopment of Johnson’s Shut-In’s State Park located in Reynolds County. The park, which has been closed since it was damaged by the breach of the Taum Sauk Reservoir in December 2005, is scheduled to reopen to the public this year. Buildings being constructed at the park include an orientation center, a retail store, a residence for the assistant superintendent, seasonal staff residence quarters, shower house and laundry facilities, restrooms, camper cabins and picnic shelters. Atlanta-based MACTEC is acting as designer and builder for the project. The redevelopment is being completed on behalf of the Missouri Department of Natural Resources.

CHICAGO — Summit Design + Build has completed construction of a Teen Living Programs facility located adjacent to the organization’s existing Belfort House in the Bronzeville neighborhood of Chicago. The three-story, 12,000-square-foot building includes 26 private rooms for local homeless youths. Additionally, the first floor of the facility houses 13 private offices, as well as a multi-purpose room with a private kitchen. The existing house is being demolished this spring to make room for a fully landscaped front yard. Mark Heffron and Erik Hauser of Summit Design + Build served as project manager and superintendent, respectively. Hartshorne Plunkard Architecture was the designer for the project.
