GLEN ELLYN, ILL. — Hoffman Estates, Ill.-based Leopardo Cos., as general contractor, has completed DuPage Medical Group’s Glen Ellyn Clinic located in downtown Glen Ellyn. The 92,000-square-foot medical office building houses pediatrics, orthopedics and internal medicine departments, as well as state-of-the-art diagnostic facilities. Energy saving features of the facility include sun shades, solar green glass and high-efficiency rooftop units. Eckenhoff Saunders served as the architect for the $23.5 million project.

MANHATTAN, KAN. — Minneapolis-based Opus Northwest has been selected to design and construct a building for Kansas State University’s (KSU) School of Leadership Studies, which will be located on the college’s main campus in Manhattan. The $11 million project, which has been designed to achieve LEED Silver certification, is being privately funded under the auspices of the KSU Foundation. The two-story, 36,000-square-foot building will house the university’s School of Leadership Studies as well as the Cargill Center for Ethical Leadership. In addition to classrooms, seminar rooms and offices for faculty and student organizations, the facility will feature a 220-seat town hall auditorium, six open meeting spaces and an Info Café. Opus Architects & Engineers Inc. is providing architecture and engineering services. Treanor Architects served as the design and programming consultant for the project. Construction is slated for completion in December.

KANSAS CITY, MO. — Construction has been completed for the D.A. Holmes II Senior Apartments located at 3020 Benton Blvd., which is situated within Jackson County’s Santa Fe Place Historic District in Kansas City. On behalf of owner D.A. Holmes Senior Housing II LP, Rosemann & Associates completed architectural and interior design services for the facility. The 42-unit affordable senior housing community is 100 percent occupied. Amenities at the property include common areas, office space, a craft room, a fitness center, laundry facilities, a media library, a hair salon and a home theater. The $4.9 million project was funded by 9 percent Low Income Housing Tax Credits that were provided by the Missouri Housing Development Commission.

FORT WAYNE, IND. — Locally based CB Richard Ellis|Sturges has arranged the sale of a 73,865-square-foot retail building located at 2300 West Jefferson Blvd. in Fort Wayne. The building is situated on an approximately 23.4-acre site that formerly housed Dimension Ford. The City of Fort Wayne Redevelopment Commission has purchased the property from Bowlin Trust for the City of Fort Wayne Parks Department. Barry Sturges and Brad Sturges of CB Richard Ellis|Sturges represented both parties in the transaction. The acquisition price was not disclosed.

OMAHA, NEB. — Grubb & Ellis|Pacific Realty has brokered the sale of Eagle Run Square II retail center located at 3661-3677 North 129th St. in Omaha. Eagle Run Center 129 LLC has purchased the 15,000-square-foot center for approximately $1.43 million. Kyle Peterson and Bill Balak of Grubb & Ellis|Pacific Realty represented the undisclosed sellers in the transaction.

CHICAGO — This spring, McShane Construction will break ground on Casa Maravilla, a 70,000-square-foot affordable senior housing community located at 2021 S. Morgan St. in the Pilsen neighborhood of Chicago. The project, which will be completed in 2010, is being constructed on behalf of the not-for-profit developer, The Resurrection Project. The five-story multifamily building will house 73 studios, one- and two-bedroom units. Amenities at the property will include dining space, a community room, a therapy room, a library and a recreation room. The environmentally friendly building will include a green roof, a geothermal HVAC system, an eco-friendly elevator structure, ENERGY STAR appliances and permeable pavement. Weese Langley Weese is providing architectural services for the project. On behalf of The Resurrection Project, McShane Construction is also currently building Casa Morelos. The senior multifamily community, which is located at 2015 S. Morgan Street in Chicago, is slated for completion this summer.

ST. CLOUD, MINN. — Michael Padilla in the Minneapolis office of NorthMarq Capital has arranged $850,000 in supplemental mortgage financing for a 176-unit multifamily community located in St. Cloud. The loan for Park Place Estates was based on a 7-year term with a 30-year amortization schedule. Financing was arranged for the undisclosed borrower by NorthMarq through its seller-servicer relationship with Freddie Mac. The borrower also assumed the existing mortgage of approximately $7.27 million.

INDIANPOLIS — Nyhart Inc., the state’s largest pension actuarial firm, has signed a lease for approximately 20,000 square feet within Lake Pointe Center 5 on the northeast side of Indianapolis. Lake Pointe Center 5 is a newly completed six-story, 150,000-square-foot Class A office building located within the Allison Pointe office park. The building owner, Edgeworth Laskey Properties, was represented in-house in the transaction by John Edgeworth and Tom Laskey. Nyhart, which will move into the space in May, was represented by Drew Augustin and Bryan Augustin of NAI Olympia Partners. Additional terms of the lease were not disclosed.

GAGES LAKE, ILL. — Elgin, Ill.-based IHC Construction has been selected to complete a $22.5 million project for the Special Education District of Lake County (SEDOLC) in Gages Lake. The project includes the construction of a new $18.6 million Laremont-Ureche School at the Gages Lake campus. Additionally, the project calls for a $3.9 million renovation to the existing Gages Lake/Laremont School and the Sally Potter School at the Mundelein, Ill., campus. The 78,000-square-foot, single-story Laremont-Ureche School will house 20 classrooms, as well as a multi-purpose gym, physical therapy rooms, a sensory room, a library, a computer lab, a nurse station, a therapy pool and locker rooms. All classrooms will have a ceiling-mounted human lift system for wheelchair-bound students. Construction is scheduled to begin in March, with completion slated for August 2010. Barrington, Ill.-based RuckPate Architecture is providing design services for the project.
