INDIANAPOLIS — Patrick Lindley and Bob Dugger of Colliers Turley Martin Tucker-Indianapolis’ construction services group are representing Monarch Beverage Co. in a build-to-suit project located at 9347 Pendleton Pike in Indianapolis. The 534,469-square-foot facility will be Monarch’s corporate headquarters, as well as a state-of-the-art distribution center for the company. Lindley also represented Monarch in the acquisition of the 93-acre development site. The estimated cost of completion was not disclosed.

ST. PAUL, MINN. — Ryan Cos. US Inc. has completed $71 million in renovations and alterations for the Warren E. Burger Federal Building and U.S. Courthouse located at 316 North Robert St. in downtown St. Paul. In 2004, the U.S. General Services Administration selected Ryan Cos. to serve as contractor/construction manager of the 160,000-square-foot renovation project, which was expanded to include the entire 400,000-square-foot building. The project included demolition, hazardous waste removal, new plumbing, fire protection, the implementation of mechanical and electrical systems for the new and renovated components, expanded building security systems, as well as accessibility changes to make the property compliant with the Americans with Disabilities Act. Additionally, the project achieved LEED-Silver certification. Upon completion of the 36-month project, 400,000 square feet of high-end courtrooms, judges’ chambers, detention facilities and office space were constructed. The Chicago and St. Paul-based Government Services Administration, Region 5, acted as building owner and property manager; Chicago-based Teng & Associates provided architectural services for the project. CHICAGO — Chicago-based Summit Design + Build has completed construction of the Vue Condominiums located at 3505 N. Ashland Ave. within the Lakeview neighborhood of Chicago. The 45,000-square-foot development, which houses 22 units, includes penthouse roof decks, heated parking, an elevator and 4,500 square feet of first-floor retail space. Mark Heffron and Jeff Harwood of Summit Design + Build were responsible for the on-site construction. Hartshorne Plunkard Architecture served as the architect for the project; David Wolf of @properties is the exclusive marketing agent for Vue Condominiums.

ANKENY, IOWA — North Liberty, Iowa-based Kinseth Hospitality Cos. has completed its new Courtyard by Marriott located within the Metro North Business Park in Southeast Ankeny. The hotel features 119 guest rooms and suites, as well as more than 6,000 square feet of flexible meeting and banquet space, which includes a state-of-the-art audiovisual system. Amenities at the property include an indoor swimming pool, a fitness center and a business library. The cost of completion was not disclosed. A grand opening ceremony was held at the hotel on October 2.

CHICAGO — Essex Realty Group has arranged the sale of a walk-up property located at 4659 N. Manor within Chicago’s Ravenswood Manor neighborhood. The 20-unit multifamily community houses one studio and 19 one-bedroom units. Doug Imber and Doug Fisher of Essex were the sales brokers in the transaction. The sales price was approximately $1.38 million.

ARLINGTON HEIGHTS, ILL. — Chicago-based NAI Hiffman has brokered the sale of a flex building located at 545 Algonquin in Arlington Heights. The 111,355-square-foot facility was 80 percent leased at the time of closing, which reflected a recent expansion by anchor tenant Intertek. A private Chicago/Minneapolis-based investor has acquired the industrial property from ACG Management for an undisclosed amount. Art Burrows and John Bullen of NAI Hiffman’s Investment Services Group represented the seller in the transaction. The buyer negotiated the acquisition in-house.

WAUKEGAN, ILL. — Bannockburn, Ill.-based Principle Construction Corp., as design/builder, has completed a 40,000-square-foot retail and office building located at the former site of the Academy Theatre in Waukegan. Revolution Academy Square was developed by LaGrange, Ill.-based Revolution Investment Partners, and was financed by Harris Bank. The two-story facility, which is situated on Genesee and Clayton streets, houses a restaurant, a real estate brokerage office, an interior design company and a deli. Harris Architects provided architectural services; Frank Buchberger acted as project manager for Principle Construction Corp. at the site.

SWANSEA, ILL. — St. Louis-based Holland Construction Services has completed a 10,000-square-foot addition to the Memorial & St. Elizabeth’s Cancer Treatment Center, which is located at 4000 Illinois St. in Swansea. The $2 million project also included 5,500 square feet of renovations to the original structure, as well as additional parking. The new extension will house Illinois Oncology Ltd. The Cancer Treatment Center is the only facility accredited by the American College of Radiology to provide radiation therapy in the state of Illinois. Glen Carbon, Ill.-based Hurford Architects provided architectural services for the project.

ST. JOHN, IND. — Edgemark Commercial Real Estate Services has arranged the sale of a 2.29-acre outlot within St. John Square, which is located on the southeast corner of 101st and Wicker avenues in St. John. Aldi grocery store has acquired the property in order to expand its business into the area. Additional tenants at the 10-acre St. John Square shopping center include People’s Bank, Tractor Supply Co., Wine Styles, Starbucks Coffee, Jimmy John’s and Verizon. Edgemark’s Tyson Fraser represented the seller, Paul Hemmer Cos.; Rick Johnson of Rick Johnson Associates represented Aldi in the transaction. The acquisition price was not disclosed.

PARMA, OHIO — Grubb & Ellis Healthcare REIT has acquired Medical Portfolio 4, a five-property medical office portfolio with buildings in Ohio, Arizona and Texas. In Parma, Ohio, the company has acquired a three-story medical office building located at 6789 Ridge Rd. The building, which consists of approximately 30,000 square feet of gross leaseable area, houses 26 tenant units and offers 125 parking spaces. The office is situated 1 block from the Parma General Community Hospital. Grubb & Ellis Healthcare REIT acquired Medical Portfolio 4 from affiliated entities of The Cirrus Group LLC. The Cirrus Group LLC was represented by James Moloney and Joe Dominguez of Cain Brothers RE LLC. Financing for this acquisition was primarily provided by Bank of America N.A.
