KANSAS CITY, MO. — Lenexa, Kan.-based Miller-Stauch Construction Co. has completed building Dean Machinery’s regional operations headquarters at 87th Street and Interstate 435 in Kansas City. The property houses two industrial facilities totaling more than 190,000 square feet in size. Because Dean Machinery is Kansas City’s official dealer of Caterpillar construction and mining equipment, only the most heavy-duty building materials were used during construction. The project required using 960 tons of structural and reinforcing steel, 9,300 cubic yards of 10-inch thick concrete slabs, and 39 bridge and jib cranes with a total capacity of 135 tons. Amenities at the facility include a parts warehouse, equipment repair shop, wash bay, paint booth, fueling station, fabrication and welding bay, and heavy equipment storage and test areas. Dean Machinery is scheduled to move into its new headquarters on October 10.

ST. LOUIS — The 1015 Locust Building, which is located on the corner of 11th and Locust in downtown St. Louis, is undergoing $3.5 million in renovations. Los Angeles-based ICO Development and New York-based Sovereign Partners purchased the 270,000-square-foot office building this year and have since rebranded the property. Renovations of the lobby and exterior changes began in August, with completion expected by December. Renovations to the lobby will include the addition of a restaurant and retail space, as well as a modernized appearance, which was designed by Eileen Hamburg of Quintin Design Resources. Work on the exterior will include a new color palette and new canopies, which will be added over the building’s ground floor. CB Richard Ellis handles leasing for the property.
SWANSEA, ILL. — Swansea-based Holland Construction Services is building the Cambridge House of Swansea, a 103-unit supportive living facility for seniors in Swansea. The three-story property includes 87,461 square feet of space in three wings that surround a core area. Amenities at the property include an exercise room, television and library area, convenience shop, and kitchen. The $8.1 million project is currently underway.
MINNEAPOLIS — Minneapolis-based Kraus-Anderson Construction Co. has broken ground on Now Boarding, a new pet boarding operation located adjacent to the Minneapolis-St. Paul International Airport at 6002 28th Ave. S. in Minneapolis. The dog daycare facility, which will be a program of the Animal Humane Society, will be open 24 hours a day, with parking and shuttle service to the airport terminals for kennel customers. The project includes refurbishing the existing 12,000-square-foot facility, adding a 10,800-square-foot component and building parking lots for 132 vehicles. Upon completion, which is expected in mid-November, Now Boarding will accommodate 141 animals. Pet services will also be available at the property, including dog day care, multiple outdoor play and exercise areas, indoor play areas, and a large spa and grooming area equipped with therapy pool and massage.
LISLE, ILL. — Rosemont, Ill.-based Opus North Corp. has broken ground on Arboretum Landmark, a 391-unit multifamily community located at 450 Warrenville Rd. in Lisle. The five-story community, which will include one-, two- and three-bedroom units, is slated for completion in late 2009. Amenities at the property will include a fitness center, club room with demonstration kitchen, internet café, and media screening room with stadium-style seating. Situated within the Corporetum Office Campus, Arboretum Landmark will be within walking distance of more than 3 million square feet of office space and will be surrounded by the Morton Arboretum, a 1,700-acre site dedicated to the planting and conservation of trees. In addition to the apartment community, Opus North may develop a 150,000-square-foot office complex on the site.
CHICAGO — Essex Realty Group has brokered the sale of a 22-unit walk-up property located at 5235 S. Drexel in Chicago. Situated within the Hyde Park neighborhood, the property consists of 13 one-bedroom and nine two-bedroom units. The sales price was approximately $1.18 million. David Gross and Jon Morgan of Essex represented both the buyer and seller; Doug Imber, also of Essex, represented the buyer in the transaction.
DOWNERS GROVE, ILL. — Chicago-based HSA Commercial Real Estate’s PrimeCare and Corporate Services Division has completed a 35,000-square-foot medical office building located at 6840 South Main St. in Downers Grove. The building, which is situated on a 2.15-acre site, will house Advocate Good Samaritan Hospital’s outpatient services center. Downers Grove Pediatrics has leased 3,841 square feet of space on the second floor of the facility. Roger Knigge of HSA represented both parties in the second-floor lease transaction. Additionally, HSA owns an existing medical office building at 6800 South Main St., which neighbors the new facility. The older building is expected to undergo extensive upgrades later this year. The entire complex is named Advocate Good Samaritan Outpatient Center.
ROGERS, MINN. — Fargo, N.D.-based Coldwell Banker Commercial First Realty-Encore has brokered the acquisition of a retail center located at 13625 North Dale Blvd. in Rogers. Tenants at the 13,800-square-foot development include Domino’s Pizza, Subway, Caribou Coffee, Snap Fitness, and Pick & Pack. New Millennium Property Group has acquired the center from 101 LLC for $2.5 million. Marc Johnson of Coldwell Banker Commercial First Realty-Encore represented the buyer; Cory Villaume of Marcus & Millichap represented the seller in the transaction.
FRANKLIN PARK AND BENSENVILLE, ILL. — Richard Daly of Darwin Realty & Development Corp. has brokered the sale of two Illinois industrial facilities. In Franklin Park, CenterPoint Realty Trust has acquired an industrial building located at 11533 Franklin Ave. The 62,000-square-foot manufacturing/warehouse facility includes a 7,285-square-foot office component and 21-foot ceiling heights. Daly represented both parties in the transaction. Additionally, Daly has represented the seller in the disposition of a 19,800-square-foot industrial facility located at 1133 Bryn Mawr in Bensenville. The building includes 1,634 square feet of office space and 16-foot ceilings. Designed Plastics has acquired the facility for the expansion of its manufacturing operation. MINNESOTA AND MICHIGAN — Farmington Hills, Mich.-based iCap Realty Advisors has secured an approximately $23 million loan for a seven-property manufactured home community portfolio located throughout Florida, Michigan, Minnesota and Nevada. The undisclosed borrower is an experienced owner of manufactured home communities. The non-recourse financing was based on a 25-year term, with a 25-year amortization schedule. The loan was placed with one of iCap’s correspondent life insurance company lenders.
