QUIINCY, ILL. — Sullivan, Ill.-based Colcon Corp., acting as contractor, is constructing a 135,000-square-foot Sam’s Club store located on 54th Street in Quincy. The single-story building is situated on a 26-acre site. The approximately $4.5 million facility is scheduled to open October 22. Sam’s Club is owned by Bentonville, Ark.-based Wal-Mart Stores.

BUFFALO, MINN. — Minneapolis-based NorthMarq Capital has arranged $4.16 million in first-mortgage financing for Evergreen Square Apartments, which are located at 911 6th Ave. NE in Buffalo. Financing for the 78-unit property was based on a 7-year term, with a 30-year amortization schedule. The loan was arranged for the borrower through NorthMarq’s affiliate, AmeriSphere Multifamily Finance. Michael Padilla of NorthMarq’s Minneapolis office brokered the transaction.

CHILLICOTHE, OHIO — Marcus & Millichap has brokered the sale of Westernview on the Hill apartments, which are located at 1355 Western Ave. in Chillicothe. The 118-unit multifamily community contains one- and two-bedroom flats, as well as townhomes. An undisclosed buyer has acquired the property for $4.1 million. J. Rosenbusch and Matt Gockstetter of Marcus & Millichap’s Columbus, Ohio, office represented both parties in the transaction.

TOLEDO, OHIO — CB Richard Ellis|Reichle Klein has arranged the sale of an 18,426-square-foot retail building located at 6437 W. Central Ave. in Toledo. Wilford Central LLC of Toledo has acquired the facility from Capmoor Investments Co. for $1.25 million. The property is situated on a 1.56-acre site within the Sylvania Township submarket. Wilford Central LLC plans to convert the former Ken’s Flowers store into a Toni & Guy Hairdressing Academy salon training center. Peter Shawaker, Duke Wheeler and Kurt Pollex of CB Richard Ellis|Reichle Klein represented the seller in the transaction.

CAPE GIRARDEAU, MO. — Phoenix-based Hendricks & Partners has brokered the $15.8 million sale of Phase I, II, III and IV of Cape La Croix apartments, which is located at 430 South Spring St. in Cape Girardeau. The 341-unit apartment community consists of one-, two- and three-bedroom units in 29 two-story buildings. Amenities at the property, which is situated near Southeast Missouri State University, include a fitness center, outdoor swimming pool and laundry center. Cape La Croix Apartments LLC of St. Louis has acquired the property from Oak Brook, Ill.-based Cape I LLC, Cape II LLC, Cape III LLC and Cape IV LLC. The buyer will market the community to the senior and student populations in the area. Rick Vidrio and Rick Brace in the Detroit office of Hendricks & Partners represented the seller in the transaction.

LAKEVILLE, MINN. — First Industrial Realty Trust has held a groundbreaking ceremony in Lakeville for a 285,000-square-foot distribution center for Uponor North America. Located at County Road 70 and Dodd Boulevard, the new facility will be situated within First Park Lakeville, which is First Industrial’s 1.4 million-square-foot, master-planned industrial park. Uponor’s building, as well as a 282,000-square-foot speculative distribution facility within the development, are being constructed to achieve LEED certification. First Park Lakeville is being developed through First Industrial’s Development and Repositioning Joint Venture with the California State Teachers’ Retirement System. RJ Ryan Construction is acting as general contractor; Wayzata, Minn.-based Mohagen Hansen Architectural Group is acting as designer for the project.

ST. LOUIS — The final phase of DePaul Health Center’s Emergency Department renovation and expansion has been completed. The 11,750-square-foot facility, which is located at 12303 DePaul Dr. in St. Louis, was expanded by 5,500 square feet. Fenton, Mo.-based Kaiser Electric has completed electrical design and installation for the $7.2 million project. The project included new ambulance and entrance canopies, four new trauma rooms, 12 new treatment rooms, the remodeling of 15 existing treatment rooms, four new triage rooms, three new nursing stations, a new waiting and reception/check-in area, expanded quiet rooms for families, and a new security office. Additionally, a Chest Pain Center and a walkway from the Emergency Department to the parking garage were completed. The renovations/additions allow DePaul’s Emergency Department to handle 70,000 patients per year, which is twice its original capacity. St. Louis-based Alberici Constructors acted as general contractor for the project.

OAK LAWN, ILL. — On behalf of the borrower, Oak Lawn Associates LLC, RML Capital has secured $2.25 million in first-mortgage financing for a retail center located at 5000 West 95th St. in Oak Lawn. The property consists of a 44,900-square-foot site containing a 16,905-square-foot multi-tenant strip center. Financing was based on a 10-year term, with a 25-year amortization schedule. The loan was placed with an undisclosed Midwest life insurance company. Richard Lynn of RML Capital represented both parties in negotiations.

WOOD DALE, ILL. — Cushman & Wakefield has arranged the sale of a 110,000-square-foot building located at 300 Bauman Ct. in Wood Dale. Devry Inc. has acquired the facility from Quadrangle for an undisclosed amount. The additional space will supplement Devry’s existing operation in Naperville, Ill., and constitutes an expansion of the school’s online operation. Ned Franke of Cushman & Wakefield represented the buyer; Susan Rosen, also of Cushman & Wakefield, represented the seller in the transaction.

ELWOOD, ILL. — Morgan / Harbour Construction has broken ground on a 500,000-square-foot build-to-suit distribution facility within the CenterPoint Intermodal Center in Elwood. BISSELL Homecare Inc. will occupy the building, which will be located at the intersection of Route 53 and Walter Strawn Road. This will be the first building within the 300-acre expansion of the industrial park. The developer, CenterPoint Properties, has selected Morgan / Harbour to act as designer/builder for the project, which is slated for completion this winter.
