DEERFIELD, ILL. — The corporate services division of MB Real Estate has represented Deerfield-based Astellas US LLC in completing a 49,067-square-foot expansion of their North American headquarters, which is located within Parkway North in Deerfield. The expansion, which will take place during the third quarter of this year, will accommodate the pharmaceutical company’s growth. Andrew Davidson, David Burkards and Kyle Robbins of MB Real Estate represented Astellas US; Jack Reardon of CB Richard Ellis represented building ownership in the transaction. OLATHE, KAN. — Marcus & Millichap has brokered the sale of Olathe Pointe, a 289,455-square-foot retail center located at the southeast corner of 119th Street and Blackbob Road in Olathe. The shopping center, which consists of two multi-tenant buildings situated on approximately 25 acres, was acquired by Phoenix-based Arciterra. Maefield Development Corp. of Indianapolis sold the property for $29.39 million. Tenants in the center include Marshalls, HomeGoods, Michaels, Off Broadway Shoe Warehouse, Ulta Beauty, dressbarn, and Five Guys Famous Burgers and Fries. John Riser of Marcus & Millichap’s National Retail Group in Indianapolis represented both parties in the transaction.
GRAND RAPIDS, MICH. — Grubb & Ellis|Paramount Commerce has arranged the sale of a 160,000-square-foot office facility located at 4420 44th St. SE in Grand Rapids. Grand Rapids 4420 LLC acquired the fully leased building as an investment for an undisclosed amount. The building, which was occupied by Spectrum Health and DTE Energy, contains an industrial shell with a fully built-out, Class B administrative office space finish. Approximately 20,000 square feet of the facility is file, storage or dock area. Matthew Roybal of RE/MAX Marquee Partners represented the buyer in the transaction. Patrick Shannon of Grubb & Ellis Detroit referred the seller, Southwest MI Ind Investors LLC, to Grubb & Ellis|Paramount Commerce. Colin Kraay and Chad Barton of Grubb & Ellis|Paramount Commerce represented the seller in the transaction.
O’FALLON, ILL. — St. Louis based Vertegy — a design, procurement and construction consulting service for green and sustainable facilities — has helped guide the sustainable design of the recently completed Frieze Harley-Davidson dealership located in O’Fallon. The 33,000-square-foot, LEED Gold-certified building, which houses a showroom and maintenance shop, is the first LEED-certified Harley-Davidson dealership in the United States. Partially powered by wind turbine, the facility was constructed with insulated concrete forms, creating an energy-efficient structural wall system that provides an insulation R-value of 40. Additional sustainable elements of the facility include rapidly renewable bamboo wood flooring, an innovative lighting system and a radiant floor system in the maintenance shop, which is heated from burnt waste oil. Trumpet Builders acted as the general contractor for the project, and Karasek Architects designed the new facility. The cost of completion was not disclosed.
INDIANAPOLIS AND AVON, IND. — Janice Paine and Jason Speckman of NAI Olympia Partners have closed two investment transactions in Indiana. Paine and Speckman have brokered the sale of a 6,840-square-foot retail building located at 11120 E. Washington St. in Indianapolis. The facility was acquired by an out-of-state buyer for an undisclosed amount. Additionally, the pair has brokered the sale of a 7,370-square-foot retail building located at 7474 E. US Highway 36 in Avon. A&E Leasing purchased the facility for an undisclosed amount. Both newly constructed buildings are leased to AutoZone Inc.
OAK PARK, MICH. — The Beale Group has brokered the sale of a 22,000-square-foot office facility located at 14650 8 Mile Rd. in Oak Park. The buyer, Noyz & Toyz, has plans to use part of the building to open a school for personalizing cars, and will lease the remainder of the facility. Automated Insurance Services sold the facility for an undisclosed amount. Ferris Hamama of The Beale Group represented both parties in the transaction.
CLEVELAND — Wells Real Estate Investment Trust II has signed Squire, Sanders & Dempsey law firm to an early 10-year lease extension for its offices within Key Tower in Cleveland. Squire, Sanders & Dempsey occupies more than 150,000 square feet of office space in the 57-story building. The firm’s 10-year extension takes its lease to the year 2022. Chris Livingston and Rob Roe of The Staubach Company, which has merged with Jones Lang LaSalle, represented Squire, Sanders & Dempsey; Douglas Miller and John Klayman of The Richard E. Jacobs Group represented Wells Real Estate Investment Trust II in the transaction. Terms of the lease were not disclosed.
CINCINNATI AND DAYTON, OHIO — Colliers Turley Martin Tucker has arranged two office sales in Ohio. Scott Abernethy, Mike Hartmann, Donald Murphy, Robert Ryan and Peter Snow of Colliers Turley Martin Tucker — Cincinnati, brokered the sale of 27,000 square feet of office space located at 8119 Cornell in Cincinnati. NorthPointe Development LLC sold the property, which was valued at $3.8 million, to Reconstruction Ortho LLC. In Beavercreek, Tony Witt in the Dayton office of Colliers Turley Martin Tucker represented Research Park Associates in the sale of a 15,960-square-foot office building located at 3975 Research Blvd. The single tenant facility, which was valued at $1.9 million, was acquired by KRM Partners.
BOLINGBROOK, ILL. — Atlanta-based IDI has become the first industrial real estate developer in the Chicago market to achieve the U.S. Green Building Council’s LEED certification for its speculative warehouse/distribution facility in Bolingbrook. The 102,936-square-foot Building IV at Bolingbrook Corporate Center has received silver-level LEED certification. Additionally, IDI has submitted two nearly complete speculative buildings — the 453,090-square-foot Bolingbrook Corporate Center West Building II and the 339,741-square-foot Rock Run Business Park Building IX — for LEED certification. This summer, the company also plans to submit its 470,000-square-foot facility at Antioch Corporate Center for LEED Certification. Sustainable features of the facilities include reduced water usage for irrigation, highly efficient make-up air units that improve indoor air quality and naturalized stormwater management systems.
BRANSON, MO. — Effective Aug. 1, General Growth Properties will assume management, marketing and leasing responsibilities for Branson Landing, an upscale mixed-use development located in Branson. Branson Landing, which is owned by HCW Development Co., includes more than 420,000 square feet of retail, luxury condominiums, the Hilton Promenade, the Hilton Branson and the city’s convention center. The development, which is anchored by Bass Pro Shops and Belk department store, includes a variety of specialty retailers and restaurants. Additionally, Branson Landing contains waterfront entertainment venues including Gage’s Branson Landing Marina & Shoppes, the Branson Landing Cruises and Ride the Ducks.
