WEST DUNDEE, ILL. — Noel Liston and Richard Daly of Darwin Realty & Development Corp. represented Opus North Corp. in the long-term lease of 50,000 square feet within Opus’ first speculative facility in Oakview Corporate Park. Plastival Inc. has leased the space within the 154,475-square-foot Oakview Building I, which is located in West Dundee. The property will be used as a distribution hub for Platival’s PVC railing and fencing systems. Oakview Corporate Park is a 75-acre master-planned business park being developed by Opus North Corp. Eric Tresslar and Adam Marshall represented the tenant, Plastival Inc., in negotiations.

JOLIET, ILL. — Los Angeles-based developer O&S Holdings and Hollywood, Fla.-based Strategic Retail Development have announced that Von Maur department store has signed a letter of intent to anchor the $1 billion Bridge Street Towne Centre in Joliet. The two-story, 150,000-square-foot facility will be Von Maur’s seventh location in Illinois. Located at the corner of Interstate 55 and Interstate 80, Bridge Street Towne Centre is expected to break ground in early 2009, with its opening slated for 2010. In addition to Von Maur, the 3 million-square-foot mixed-use lifestyle center will also be anchored by an 18-screen Regal Cinema.
YORKVILLE AND AURORA, ILL. — Leopardo Construction has completed the 58,000-square-foot Rush-Copley Healthcare Center located at 1100 W. Veterans Pkwy. in Yorkville. The medical office building, which is the first phase of a 45-acre multi-phase development, will provide non-ambulatory care, including radiology, MRI, CT scans, ultrasound, mammography and bone density scans. Leopardo served as the construction manager, with Anderson Mikos Architects providing architectural services for the project. Additionally, Leopardo Construction has begun a 12,400-square-foot addition and renovation of the Rush-Copley Medical Center located at 2000 Ogden Ave. in Aurora. The project includes an 8,400-square-foot intensive care unit (ICU) addition and a renovation of existing space that will create 7,100 square feet on new ICU space. The facility will also undergo a 1,300-square-foot renovation of existing space. The renovation includes the conversion of four existing ICU rooms, which have been recreated in another part of the hospital.
CHICAGO — Jones Lang LaSalle, in partnership with TR Advisors, has been selected to manage certain real estate holdings for the Chicago Transit Authority (CTA), which is the second largest transportation system in the United States. While serving as CTA’s real estate broker, Jones Lang LaSalle will be responsible for securing concessions at CTA stations and increasing efforts to establish transit-oriented development across the CTA system. This is the first time the CTA has outsourced management of its real estate portfolio. Kurt Little and Lorna Moritz are leading the Jones Land LaSalle team.
AURORA, ILL. — Reviva Logistics has expanded its space by 62,860 square feet within one of HSA Commercial Real Estate’s buildings in Distribution Center Phase II, which is located at 1203 Bilter Rd. in Aurora. Reviva Logistics, which originally signed a 5-year lease for 231,880 square feet of warehousing and distribution space within the facility, has taken over the remainder of the building. The building includes 30-foot clear ceilings, as well as multiple docks and drive-in doors. Mark Montana of CRESA Partners represented Reviva Logistics; Charles Canale and Carter Andrus of Colliers Bennett Kahnweiler represented HSA Commercial Real Estate in the transaction. Reviva is expected to expand into its new space in August.
BROWN DEER, WIS. — Siegel-Gallagher Inc. has brokered the sale of a 38,442-square-foot office facility located at 9275 N. 49th St. in Brown Deer. Crabel Real Estate Partners acquired the facility from Deerfield Service Center for an undisclosed amount. John Dulmes, Daniel Walsh and Jack Arnett of Siegel-Gallagher arranged the transaction.
BOLINGBROOK, ILL. — On behalf of Corum Real Estate, Woodridge, Ill.-based Morgan/Harbour Construction has been selected to build a 270,000-square-foot, multi-tenant distribution/warehouse facility within Crossroad Lakes in Bolingbrook. Crossroad Lakes Lot I is currently underway, with completion expected this winter. The new building, which is located at 775 Crossroads Pkwy., will feature 30-foot clear ceilings and 41 docks. Ben Warriner and Jay Mumm of Morgan/Harbour are overseeing construction of the project; Harris Architects is providing architectural services for the development. The estimated cost of completion was not disclosed.
MILWAUKEE — Milwaukee-based RFP Commercial has brokered the sale of 80,525 square feet of office space located at 433 E. Michigan St. in Milwaukee, as well as an adjacent parking lot located at 517 N. Jefferson St. Milwaukee Acquisition Partners LLC has acquired the approximately $3.14 million property from 433 E. Michigan LLC. Bob Flood and Jim Cavanaugh of RFP Commercial represented the seller in the transaction.
ANN ARBOR AND NOVI, MICH. — Wixom, Mich.-based Schonsheck Inc. has been selected to build two Michigan industrial facilities. Schonsheck has signed a contract with IMRA America Inc. to build a new 23,000-square-foot research and development facility in Ann Arbor. The project is slated for completion in February 2009. In Novi, Schonsheck is preparing to break ground on a 42,900-square-foot addition for Corrigan World Wide Moving Systems. Schonsheck constructed Corrigan’s original 106,000-square-foot facility in 1999. The addition is scheduled for completion in January 2009.
DOWNERS GROVE, ILL. — Oakbrook Terrace, Ill.-based Mid-America Asset Management has arranged a 35,000-square-foot lease for buybuy BABY within the Finley Square development in Downers Grove. Located on the northeast corner of Butterfield and Finley roads, additional tenants within the 310,943-square-foot retail center include Bed Bath & Beyond, PetSmart and OfficeMax. New York-based buybuy BABY — a wholly owned subsidiary of Bed Bath & Beyond — has locations nationwide, which range in size from 28,000 to 60,000 square feet. Richard Spinell and Mary Beth Menelli of Mid-America Asset Management brokered the lease directly with the retailer. Terms of the lease were not disclosed.
