JOLIET, ILL. — Los Angeles-based developer O&S Holdings, in partnership with Hollywood, Fla.-based Strategic Retail Development, has acquired 130 acres of land in Joliet for the purpose of building Bridge Street Town Centre, a 3.5 million-square-foot mixed-use development. Located at the intersection of Interstate 55, Interstate 80 and Route 59, the remaining parcels for the project — 184 acres — will have staggered closings until the end of the year. The approximately $1 billion Bridge Street Town Centre will consist of approximately 1.7 million square feet of upscale shops, big-box retail stores, and a variety of restaurants; a 66,000-square-foot upscale movie theatre; 96,000 square feet of Class A office space; at least two hotels; and a variety of residential unit types. Groundbreaking for the development is projected for early 2009, with completion slated for 2010.

WASHINGTON, MO. — St. Louis-based Paric Corp., acting as design/build contractor, has broken ground on a $30.4 million expansion of Patients First Health Care located at 901 Patients First Dr. in Washington. Two, three-story wings totaling 109,000 square feet will be added onto the existing 85,000-square-foot physician-owned medical facility. When completed, the building will include an ambulatory surgery center, a cancer treatment center, additional physician offices, and expanded retail space and meeting rooms. A three-story parking structure and additional surface parking will complete the project.

INDIANAPOLIS — Oak Brook, Ill.-based Krusinski Construction Co. has completed a 52,000-square-foot technical operations facility for Comcast located at 5330 East 65th St. in Indianapolis. The new building, which includes 34,877 square feet of office space and a 16,323-square-foot warehouse, was built behind Comcast’s previous location. Krusinski has begun demolition of the former location, which will become a parking lot for approximately 500 cars. The parking lot is slated for completion in mid-August. Features of the pre-cast and steel structure, which is located on 10 acres, include one dock and two drive-in doors. Lori Ott of Dallas-based Gromatzky Dupree and Associates was the architect for the project.

FARMINGTON HILLS AND WESTLAND, MICH. — Pogoda Cos. has renovated and re-branded two former Fort Knox self-storage properties as National Storage Centers in Ann Arbor and Westland. The $600,000 renovations include newly paved parking areas, painting and office improvements. Located at 870 Jackson Rd., the 90,765-square-foot National Storage Center of Ann Arbor contains 85 units. The 66,725-square-foot National Storage Center of Westland, which is located at 39205 Ford Rd., contains 538 units. Farmington Hills, Mich.-based Pogoda was retained by Westland/A2 LLC, the owner of both properties.

CHICAGO — Summit Design + Build has been selected as design/build general contractor for Ambrosi’s 58,000-square-foot photo studio within Walnut Commerce Center located at 1918 W. Walnut St. in Chicago. Ambrosi’s new location will allow the advertising and marketing services agency to combine its Atlanta facility with its Chicago photo studio. The building will include 17 photo studios, three kitchens for photography, four make-up rooms and a 20-foot high merchandise inventory warehouse. Additionally, the studio will feature 24-foot clear-height ceilings, one interior dock, two drive-in positions and on-site parking. Robert Finigan of OKW Architects is providing architectural services for the facility.

JOLIET, ILL. — CG Schmidt has been selected to construct an approximately $18 million expansion for the Autobahn Country Club located at 3795 South Patterson Rd. in Joliet. The facility, which sits on 350 acres, is a traditional private club that has replaced golfing with car racing as its most popular amenity. The expansion project will include a new clubhouse, restaurant, hotel, speed pavilion and condos. The new pavilion houses 23 hotel rooms on the second floor and 13 condos on each of the third and fourth floors. Completion is slated for October 2009.

LOUDONVILLE, OHIO — Grubb & Ellis Co. has brokered the sale of One Merillat Court in Loudonville on behalf of Masco Corp. Beachwood, Ohio-based ITL Corp. has acquired the 447,774-square-foot industrial facility for $4.65 million. Features of the building, which sits on approximately 44 acres, include 20- to 40-foot ceiling heights, 20 docks with levelers and seven drive-in doors. The seller was represented by Terry Coyne of Grubb & Ellis’ Cleveland office.

AUBURN HILLS, MICH. — Lowes Home Improvement Warehouse has broken ground on a 175,000-square-foot store within Silverman Development Co.’s Great Lakes Corner development in Auburn Hills. Representing an $18.5 million investment, the new Lowes is located at the southwest corner of Joslyn Road and Interstate 75, adjacent to the Great Lakes Crossing Mall. The facility, which is slated for completion in late 2009, will bring approximately 175 jobs to the community.

BOLINGBROOK, ILL. — Chicago based-Equibase Capital Group, a real estate investment firm, has joined Denver-based Corum Real Estate Development, a real estate development firm, to build Crossroads Lake Distribution Center. Located at Crossroads and Veterans parkways, the facility will contain 270,000 square feet of warehouse space. Equibase will finance the investment through the firm’s discretionary real estate fund.
