MADISON, WIS. — CG Schmidt Inc. has been named construction manager of the new South Campus Union Center located within the University of Wisconsin’s main campus in Madison. The $82 million project, which is scheduled to begin in January 2009, is slated for completion in March 2011. Upgrades at the new facility include outdoor terraces, a conference center, a bowling alley, an entertainment venue featuring a pub and space for live performances, space for student organizations, and a climbing and bouldering wall. The facility is expected to achieve a minimum LEED Silver certification. Some green goals include integrating energy-efficient systems and daylighting into the facility.

LIBERTYVILLE, ILL. — On behalf of owners Frank and Sandy Sun, McHenry, Ill.-based Dixon Construction Group has broken ground on a 16,000-square-foot Hampton Inn located at 2061 Shell Dr. in Libertyville. The four-story hotel will feature 96 guestrooms, a pool, spa and meeting room. Additionally, a new restaurant will be built as an outlot on the hotel grounds. Construction of the $8 million project is scheduled for completion in March 2009.
PEWAUKEE AND BROOKFIELD, WIS. — Colliers Barry has arranged two office sales in Wisconsin. James Young of Colliers Barry has represented The Hearthstone Group in the sale of a 4,632-square-foot, 2-story office facility located at N9W24198 Bluemound Rd. in Pewaukee. The buyer, LAH Properties, was represented by Tim Dunne of Dunne Commercial properties. LAH Properties will use a portion of the property and lease out the remaining space. Additionally, Henax LLC has acquired a 15,000-square-foot office building located at 3490 N. 127th St. in Brookfield. Young represented Zelm Realty Co., the seller, in the transaction. After renovations, Henax will split the facility into multiple office and warehouse suites to be leased to various tenants.
BAINBRIDGE, OHIO — On behalf of a Bainbridge-based private investor, Marcus & Millichap has brokered the sale of a 9,100-square-foot Family Dollar in Bainbridge. The single-tenant retail facility was acquired by a New York-based investment group for $701,000 or $77 per square foot. Bill Settle, Stanton Falk and Joel Dumes of Marcus & Millichap’s Cincinnati office has represented the seller; the New York office of Marcus & Millichap has represented the buyer.
BENSENVILLE, ILL. — AMB Property Corp. has leased two distribution facilities in Bensenville within the Chicago O’Hare submarket. Located at 1010 Foster Ave., the 307,000-square-foot AMB Foster distribution facility was leased to Judge and Dolph Ltd., one of Illinois’ largest beverage distributors. The lease was brokered by Arnie Piechocki of Wirtz Realty Corp. and Harold Stahnke of Suburban Real Estate Services. Mark Baumhart of Arthur J. Rodgers was the listing broker for the transaction. Additionally, AMB has leased approximately 117,000 square feet of space at the approximately 469,000-square-foot AMB Golf Distribution property in Bensenville to Wholesale Interiors. Steve Ballagh of Kensington Properties was the procuring broker; Thomas Rodeno, Matthew Stauber and Joe Reiff of Colliers Bennett & Kahnweiler were the listing brokers.
ST. LOUIS — General contractor ARCO Construction is developing two new FlightSafety International Learning Centers in St. Louis and Lafayette, La. FlightSafety’s 80,000-square-foot St. Louis facility, located at 4649 Le-Bourget Dr. will include classrooms, full flight simulators and 25-foot-high simulator bays, which can house up to nine simulators. The new facility, which is adjacent to FlightSafety’s existing 40,000-square-foot center, is slated for completion in December. ARCO has selected Fenton, Mo.-based Kaiser Electric as the electrical contractor/engineer for the wiring of the buildings.
MAPLEWOOD, MO. — On behalf of BYZAS, Marcus & Millichap Real Estate Investment Services has arranged the sale of 2701 Limit Avenue Apartments in Maplewood. The 20-unit multifamily facility was acquired by Limited Avenue Apartments LLC for $940,000, which represents $47,000 per unit. The seller, BYZAS, was represented by Matt Fairbairn of Marcus & Millichap’s St. Louis office; Limited Avenue Apartments LLC was represented by David Voges of Prudential Advantage.
PEWAUKEE AND WALWORTH, WIS. — Colliers Barry has brokered the sale of two industrial facilities in Wisconsin. In Pewaukee, SBJ Resch Family Partnership has purchased a 26,000-square-foot industrial building located at 300 Sussex St. from Maxem I. The transaction was brokered by James Young of Colliers Barry. In Walworth, McMak Three has purchased a 66,000-sqaure-foot industrial building located at 840 Walworth St. within the Walworth Business Park. The property, which was sold by Park Bank, will be leased to U.S. Packaging. McMak Three was represented by David Buckley of Colliers Barry; Park Bank was represented by Vytau Barcas and John Henderson of NAI/MLG Commercial. The prices of acquisition for both properties were not disclosed.
CLAYTON, MO. — Steve Pearl of Hendricks & Partners’ St. Louis office has brokered the $1.7 million sale of Byron Place apartments on behalf of the seller, Byron Investments LLC of Chesterfield, Mo. The 19-unit apartment community is located at 7546-7550 Byron Place in Clayton. Byron Apartments LLC of St. Louis has acquired the site, and is planning various capital improvements to the units and common area.
GURNEE, ILL. — CenterPoint Properties and Premier Design + Build Group are constructing a 255,400-square-foot, multi-tenant speculative facility within the CenterPoint Business Center in Gurnee. The facility, located adjacent to Interstate 94, has been designed to achieve status as a LEED-certified building. Situated on 12.9 acres, the building will feature a 30-foot clear height, 20 loading docks and four drive-in-doors. Construction, which began in November 2007, is slated for completion in July.
