MADISON COUNTY, ILL. — Contegra Construction Co. has been selected to complete Proctor & Gamble’s $22 million expansion of its Westway III distribution center, which is located in the 2,300-acre Gateway Commerce Center in Madison County. The 580,000-square-foot building is being expanded to 1.2 million square feet, including 20,000 square feet of office space and 32-foot clear ceiling heights. Slated for completion in December, the new building will enable Proctor & Gamble to consolidate its Midwest distribution operations into one location.

ALTON, ILL. — Gundaker Commercial Group and the Illinois Housing Development Authority have completed Alton Point Apartments, a $12.4 million workforce housing project located in Alton. With exteriors resembling large homes, all of the buildings consist of two apartments and one townhome. The project includes 56 one, two, and three-bedroom apartments, as well as 28 townhomes. Amenities include a clubhouse with a community area, a computer room and an outdoor playground. The Madison County Housing Authority; design firm Rosemann & Associates; Stock & Associates; KPFF; and Tao & Associates were all part of the project team.

TINLEY PARK, ILL. — Len Caldeira and Conor Mullady of The Staubach Company’s Chicago Land Services Team have represented private landowners in the sale of 52 acres located in the southeastern sector of Interstate 80 and 80th Avenue in Tinley Park. The buyer, global wiring and communications applications manufacturer Panduit Corp., was represented by Longwood Real Estate Co. Panduit plans to build an office headquarters on the land, which is currently the site of the Windy City Campground. The acquisition price was undisclosed.

WESTMONT, ILL. — Chicago-based Redwood Capital Partners has acquired the Fountains of Stone Crest, a 400-unit apartment complex located at One Fountainhead Drive in Westmont. The 17.35-acre multifamily community consists of 20 two-story buildings. Individual units average 971 square feet in size. Amenities include a 5,300-square-foot clubhouse with a fitness center, a heated outdoor swimming pool, on-site laundry and carports. Redwood purchased the community from Avalon Bay for an undisclosed price, and will retain the acquisition as a rental property.

HIGHLAND PARK, ILL. — Chicago-based Reed Illinois Corp., as general contractor, has completed the 15,000-square-foot addition of medical office suites at the Highland Park Ambulatory Care Center located at 757 Park Ave. West. The addition features three medical office suites, multiple physician offices and examination rooms. Tom Schlueter of Reed Illinois oversaw the project, and Eckenhoff Saunders Architects provided the architectural services. The 67,000-square-foot Ambulatory Care Center is positioned on Highland Park Hospital’s main campus.

CHICAGO — Geoffrey Kasselman of Op2mize has represented the National Association of Realtors in the long-term lease of 14,713 square feet of retail space within The Realtor Building on the Magnificent Mile to Charles Schwab & Co. The National Association of Realtors owns the property, which is located at 430 North Michigan Ave., and has leased the space to Charles Schwab through the year 2019 for an undisclosed amount. Kasselman was assisted on the project by KB Real Estate; Charles Schwab was represented by David Burden at Cushman & Wakefield of Illinois. Charles Schwab’s new space features a 50-foot high street-level entry, a private 13,105-square-foot mezzanine and a two-story, wrap-around window line that fronts Michigan Avenue.

DIXON, ILL. — Finland-based manufacturing firm UPM Raflatac has opened a 225,000-square-foot label-stock factory located on a 60-acre parcel of land within the Lee County Business Park in Dixon. The $100 million facility has begun operation with approximately 115 workers who are involved in manufacturing, packaging, and distributing the company’s tags and custom labels. In addition to tax incentives from county and local governments, a $4.5 million grant was provided by the Illinois Department of Commerce and Economic Opportunity to facilitate the company’s entry into the area.

CINCINNATI — Debbie Corson of Apartment Realty Advisors’ Dayton, Ohio, office has brokered the $25.5 million sale of Windsor at Brookstone Village apartments on behalf of Boston-based General Investment & Development. The 276-unit luxury apartment community, which is located in Cincinnati’s east side, was acquired by Centerville, Ohio-based The Connor Group for $92,391 per unit. On-site amenities at the 13-building, two- and three-story residential community include a newly remodeled clubhouse, a resort-style swimming pool and a car care center.

WAUKEGAN, ILL — Krusinski Construction Co., as general contractor, has completed construction of a two-story office and warehouse facility located at 1951 Norman Dr. in Waukegan for developer Nicolson Porter & List. The 90,635-square-foot building has been leased to Diamond Marketing Services. Located on approximately 5 acres, the facility features eight exterior docks and one drive-in door, a two-story 8,556-square-foot office, and parking for 102 cars. Andrew Johnson served as project manager for Krusinski; Werner Brisske of Deerfield, Ill.-based Partners in Design was the architect.

CREVE COEUR AND FLORISSANT, MO. — Tom Gershman of NorthPoint Capital – Chicago, has arranged $7.5 million in financing for the owner of two St. Louis area retail centers. Westgate Centre is located at 12316-12392 Olive Blvd. in Creve Coeur, and Flower Valley Shopping Center is located at Lindbergh Boulevard and New Halls Ferry Road in Florissant. The 60,000-square-foot Westgate Centre includes two strip retail buildings occupied by 20 tenants and a freestanding T.G.I. Friday’s. Flower Valley is a 100,000-square-foot property with three strip retail buildings anchored by a freestanding Shop ’n Save. Southern Farm Bureau Life Insurance Co. has provided the 10-year fixed rate loans, which have a 25-year amortization schedule.
