DEARBORN HEIGHTS, MICH. — Gerdom Realty & Investment has brokered the sale of a 12,000-square-foot commercial building in the western Detroit suburb of Dearborn Heights. The sales price was undisclosed. The property is located on Van Born Road just east of Telegraph Road. Jack Melton and Michael Murphy of Gerdom represented the undisclosed seller. Ali Elkhalil of Own It Realty represented the buyer, which plans to convert the building into use for a towing company.

DETROIT — Following a six-year renovation by Ford Motor Co. (NYSE: F), Michigan Central Station is scheduled to officially open on Thursday, June 6. Ford embarked on the preservation project after acquiring the abandoned train station in 2018 to serve as the centerpiece of Michigan Central, a 30-acre technology and cultural hub in Detroit’s Corktown neighborhood. According to multiple media outlets, the rehabilitation of Michigan Central Station totaled $950 million and included the restoration of the 18-story train station, which is now dubbed The Station. The rehabilitation also included an adjacent 270,000-square-foot former book depository building and other supporting facilities. CNBC reports the project’s funding includes $300 million in state, local and historic rehabilitation tax incentives. Christman-Brinker, a joint venture between Detroit-based firms The Christman Co. and L.S. Brinker, A Brinker Co., led the restoration work of The Station along with Ford. Key collaborators in Michigan Central include Ford, Google, the State of Michigan, the City of Detroit and Newlab, which operates the former book depository building. The Station will provide 640,000 square feet of cultural, technology, community and convening spaces designed for use by established companies such as Ford, as well as universities, growing startups, youth initiatives and students. …

WYOMING, MICH. — Thompson Thrift has completed The BLVD at Wilson Crossings, a 344-unit apartment community in the Grand Rapids suburb of Wyoming. The property, which is 45 percent leased, offers townhome-style units with up to four bedrooms. Amenities include a clubhouse, fitness center, pool, pickleball courts, turf game lawn and dog park. The project marks the third Michigan development for Indianapolis-based Thompson Thrift.

CHICAGO — Interra Realty has brokered the sale of a three-building, 114-unit multifamily portfolio on Chicago’s South Side for $9.3 million. Two buildings, 7131 S. Bennett Ave. and 1949 E. 73rd Ave., are located in the South Shore neighborhood, while the third property, 6600 S. Ingleside Ave., is in the Woodlawn neighborhood. Lucas Fryman of Interra represented the buyer and seller, both based in Brooklyn, N.Y. The purchaser assumed the asset’s existing mortgage, which carries a 3.29 percent interest rate that matures at the end of 2032. Built in the early 1920s, the properties were 95 percent occupied at the time of sale. All three buildings have undergone capital improvements in recent years to include upgraded exteriors, building systems and unit interiors. The new ownership plans to continue the modernization with new appliances, fixtures and paint.

CHICAGO — Reform Studios is scheduled to open a 4,000-square-foot Pilates studio on Saturday, June 22 in downtown Chicago. The studio will occupy ground-floor retail space of Optima Signature, a 57-story luxury apartment tower developed by Optima Inc. in 2017. Additional commercial tenants at the property include Guidepost Montessori School, Egg Harbor Café, Bedazzled and GoodVets Streeterville. Founded by local resident Jennifer Villamil, Reform Studios is the only studio in Chicagoland to offer Reform RX machines, the world’s first commercial-grade smart Pilates reformer. Equipped with high-definition touchscreen displays and a library of on-demand classes, the machines can precisely track users’ movements and present real-time data on calories burned, heart rate and power output as well as post-session workout summaries.

LAKE ZURICH, ILL. — Principle Construction has completed a bakery build-out for Apres Pastry & Bakery in downtown Lake Zurich, a northwest suburb of Chicago. The tenant occupies the last remaining space within the building that Principle constructed in 2023. Principle added a new common entrance and pedestrian access corridor from the rear parking lot. The project included various mechanical, electrical, fire protection and plumbing systems as well as the installation of a walk-in freezer. Muran Architects served as the project architect, while Siren Betty designed the interior.

DAKOTA DUNES, S.D. — Architecture, engineering, environmental and planning firm ISG has opened a new office in Dakota Dunes within southeast South Dakota. Months after establishing a presence in Pierre, ISG says the expansion enhances its ability to serve communities across the state and the broader Siouxland region encompassing Iowa and Nebraska. ISG is currently engaged in several projects and partnerships in Dakota Dunes while the local team enhances the firm’s expertise in refrigeration and industrial food. A ribbon cutting and open house for the new office will take place Thursday, Aug. 22. ISG maintains offices in Iowa, Minnesota, Wisconsin, South Dakota and Arkansas.

WOODBURY, MINN. — CBRE has negotiated the sale of The Barrington, a 282-unit multifamily property in the Minneapolis suburb of Woodbury. The sales price was undisclosed. The property is located at 7255 Guider Drive near I-494, Woodbury Village shopping center and Tamarack Nature Preserve, a 150-acre city park. Built from 1998-2001, the community features a range of one- and two-bedroom floor plans averaging 932 square feet. Amenities include two heated pools, two community rooms, a fitness center in each building, cybercafe and dog park. Keith Collins, Abe Appert, Ted Abramson and Danny Baker of CBRE represented the seller, Tilden Fundamental Barrington Apartments LLC. The buyer was Nuveen Global Investments LLC.

CHESTERFIELD, MO. — Tarlton has completed a $28 million renovation of the Fuhr Science Center and Logan Administration Building at Logan University in Chesterfield, a western suburb of St. Louis. The Fuhr Science Center features a new two-story, 8,000-square-foot addition to the existing 33,310-square-foot science and research building originally constructed in 1986. The center offers two state-of-the-art anatomy laboratories and associated lecture amphitheaters; a simulated imaging center; six chiropractic technique classrooms; two clinical methods classrooms; faculty offices; and student collaboration and study areas. The building is named for Logan University alumnus Arlan W. Fuhr and his wife Judi Fuhr, who bestowed a $1 million gift toward the project’s capital campaign. The $5.5 million renovation of the Logan Administration Building included the main lobby and library; a relocation of the campus bookstore; and the new construction of a testing center. Ittner Cordogan-Clark Group served as the project architect. Logan University specializes in chiropractic education.

STREAMWOOD, ILL. — Colliers has arranged the sale of a 152,304-square-foot logistics facility located just west of O’Hare International Airport in Streamwood. The sales price was undisclosed. Built on a speculative basis in 2020 by The Missner Group, the property at 800 Phoenix Lake Ave. features a clear height of 32 feet. The facility is fully leased to Pelton Sheperd Industries and ACME Furniture. Jeff Devine, Steve Disse and Tyler Ziebel of Colliers represented the seller, an institutional real estate advisor. The asset sold to an Atlanta-based institutional investor.
