BARTLETT, ILL. — Meridian Design Build has been selected to serve as design build general contractor for the construction of a 103,585-square-foot build-to-suit project for Auto Truck Group. The new facility will be situated on a 16.26-acre site within Brewster Creek Business Park in Bartlett, and will provide the company with office, showroom and manufacturing space. It will include 12,600 square feet of office space, as well as a 5,700-square-foot vehicle showroom. Meridian will also coordinate improvements within the shop space to accommodate welding stations, interior overhead cranes and paint booths. Auto Truck Group will relocate from its existing facility located on Ellis Avenue in Bensenville, Ill. Construction is scheduled to begin in late spring, with completion in the fourth quarter. Ware Malcomb is serving as the project architect.

WINFIELD, ILL. — Chicago-based RTKL Associates has been selected to design a $235 million patient building at Central DuPage Hospital in Winfield. The five-story, 276,000-square-foot facility will contain 202 private patient rooms. Each room will include a separate family area with a sleeper sofa, recliner, television and work station with Internet access. In addition, patient rooms will contain a bedside computer for staff that will be able to connect to the room’s television to share materials with the patient. The new building is expected to achieve LEED-Silver certification, and will serve as the new front entrance to the hospital. The main lobby of the building will connect the existing conference center and auditorium to the hospital by means of a two-story curving concourse facing a landscaped courtyard. Another two-story lobby will connect the new patient building to the ambulatory care pavilion and an existing parking garage. Construction is scheduled to begin in spring 2009, with completion expected in fall 2011. The new building is part of a hospital master plan also designed by RTKl that was completed in 2006. MANSFIELD, OHIO — Cleveland-based NAI Daus has brokered the sale of Willowood Shopping Center, an 18,000-square-foot retail center located at 2016 W. Fourth St. in Mansfield, for approximately $3 million, at an 8.21 percent cap rate. The property is fully occupied by a tenant roster that includes Buffalo Wild Wings, Sprint PCS, U.S. Armed Forces, H&R Block and CheckSmart. Dan Cooper and Bob Havasi of NAI Daus represented the seller, Brookside Centers; the property was acquired by an undisclosed Wisconsin-based buyer.

EAGAN AND BLOOMINGTON, MINN. — Centerline Capital Group has restructured the bond credit enhancement for two affordable housing communities located in Minnesota. In addition to restructuring $36 million in tax-exempt and taxable bond debt, Centerline provided an additional $8.14 million in supplemental loan financing. Both loans were funded through Centerline’s Fannie Mae DUS platform. Thomas Lake Pointe Apartments, located in Eagan, received a $4.11 million supplemental loan, and Bristol Village Apartments, located in Bloomington, received a $4.03 million supplemental loan. The borrowers in both transactions are affiliates of Dominium Group, which established separate limited partnerships for each transaction. Robert Walsh of Centerline led the team that arranged the restructurings and supplemental loans.

COMSTOCK TOWNSHIP, MICH. — Signature Associates has arranged a 110,000-square-foot lease within Midlink Business Park, a 340-acre industrial park located in Comstock Township. Polymer Solutions will occupy a building located at 5262 E. Cork St. The company will join a tenant roster that includes ICS, Erickson’s Flooring Supply Co., Kenco, Esco, W. Soule & Co. and Tourney Consulting Group. Signature represented Midlink Business Park in the transaction.

ST. CHARLES, ILL. — Chicago-based JCF Real Estate has plans to develop The Corporate Reserve of St. Charles, a 50-acre business park located in the western Chicago suburb of St. Charles. At full build-out, the $100 million development will include approximately 600,000 square feet of Class A office space. The first phase of construction, which is set to begin immediately, will include two single-story, 15,000-square-foot speculative office buildings and a three-story, 45,000-square-foot spec office building. In addition, the park will be able to accommodate build-to-suit projects ranging in size from 2 to 19 acres. Long-term plans also include the potential for restaurant users in some of the build-to-suit and outlot parcels, as well as a full-service hotel. The initial phase of construction has an expected completion date of the second quarter of 2009. Amenities at the business park will include outdoor parking, heated sidewalks to eliminate icing in the winter, 24-hour secured access to the buildings, native landscaping, ponds, and a series of walking paths and picnic areas.

ROCKTON, ILL. — Chemtool has announced plans to relocate its corporate headquarters to a new facility in Rockton. Groundbreaking is expected to occur this summer for a three-story, 75,000-square-foot office building located along Illinois Route 2. The company will also eventually renovate an adjacent 330,000-square-foot industrial building on the site. Both facilities are located on a 178-acre site that Chemtool acquired earlier this year from Beloit Corp., which closed its plant at the site in the late 1990s. Chemtool will relocate from its current headquarters in Crystal Lake, Ill.

WILLOUGHBY, OHIO — Washington, D.C.-based Molinaro Koger has brokered the sale of the 129-room Fairfield Inn Cleveland-Willoughby. Located along Interstate 90 in the Cleveland suburb of Willoughby, the recently renovated property was purchased by Accor North America for an undisclosed amount. The hotel will be converted into a Motel 6. Molinaro Koger represented the undisclosed seller in the transaction. The Willoughby sale was part of a larger transaction that also included the sale of the 130-room Fairfield Inn Buffalo-Williamsville located in New York to Accor. The hotel will also be converted into a Motel 6.
