EVANSTON, ILL. — Holliday Fenoglio Fowler (HFF) has brokered the purchase of The Park Evanston, a 24-story multifamily tower located at 1630 Chicago Ave. in Evanston. The building comprises 283 units and 39,000 square feet of retail space, and was 97 percent occupied at the time of closing. Property amenities include covered parking, a rooftop swimming pool and sundeck, a fitness center, a business center and a community room. The retail portion of the building is occupied by Whole Foods, among other tenants. Matthew Lawton, Marty O’Connell, Sean Fogarty and Janice Sellis of HFF’s Chicago office represented the seller, The John Buck Company. The property was acquired by TIAA-CREF for an undisclosed amount.

PENDELTON, IND. — Coldwell Banker Commercial dba Realty Service has arranged the purchase of a 120,000-square-foot office property, located at 600 Corporate Dr. in Pendelton, $5.9 million. The building is situated on 20 acres, and features 10,000 square feet of warehouse storage space. Thomas Willey and Kurt Mathewson of Coldwell Banker Commercial’s Indianapolis office represented the buyer, Tower Pendelton LLC. Zane Brown of CB Richard Ellis represented the seller, Guide Corp.

QUINCY, ILL. — Blessing Physicians Services has broken ground for the construction of an $8 million medical office building located at 927 Broadway in Quincy. The three-story building, which totals 52,150 square feet, will be a mirror image of the adjacent Blessing Health Center. Both buildings will be connected on all three floors. The new building will also have access to Blessing Hospital, via a walkway that connects the hospital to Blessing Health Center. Project construction is being led by St. Louis-based S.M. Wilson & Co.

INDIANAPOLIS — Indianapolis-based Thomas English Retail Real Estate has completed Cherry Tree Crossing, a 32,000-square-foot shopping center located at 9950 E. Washington St. in Indianapolis. The property contains three buildings, and is occupied by tenants such as Qdoba, T-Mobile, AllCare Dental, McAlister’s Deli, Mattress Firm, Anytime Fitness and Eyeglass World. The project is a redevelopment of a former hotel property, which was razed prior to construction of Cherry Tree Crossing.

SARPY COUNTY, NEB. — Ford Storage & Moving Co. has selected Darling Construction to provide design/build services for a 120,000-square-foot, build-to-suit warehouse facility located in Hilltop Industrial Park in Sarpy County. The building is situated on 12 acres, and features 28-foot clear ceiling heights, ESFR sprinkler systems, outside storage for 70 trailers and two floors of office space totaling 16,000 square feet. Construction is set to begin this spring, with completion in September. Ford will be relocating its corporate offices to the building from its current location at 78th and L streets in Omaha, Neb.

SHAWNEE, KAN. — NorthMarq Capital has secured $13.6 million in first mortgage financing for The Retreat of Shawnee, a 342-unit multifamily community located in Shawnee. The loan was based on a 10-year plus-one term, with 5 years interest only and a 30-year amortization schedule. Greg Duvall of the Kansas City, Mo., office of NorthMarq arranged the loan on behalf of the borrower, KC Retreat Associates, through Freddie Mac.

ANN ARBOR, MICH. — Borders is holding the grand opening this week of its news concept store in the company’s hometown of Ann Arbor. The 28,900-square-foot store is located on Lohr Road, and will be the first of 14 Borders concept stores expected to open nationwide this year. The store will feature a Digital Center, where customers will be able to make their own custom CDs, download books and music, and publish their own books. Other new features include computer kiosks featuring recommendations and related video content; LCD screens in select store areas, a café with outdoor seating; and a stronger focus on categories such as travel, cooking and children’s books.

ST. LOUIS — St. Louis-based McGrath & Associates has begun the $2.8 million renovation to the recovery room at St. Louis University Hospital, located at 3634 Vista Ave. in St. Louis. The project will renovate and expand the 16,000-square-foot recovery room, as well as space used for locker rooms and offices. The capacity of the room will increase from 25 to 41 beds. Completion is scheduled for May. Ross & Baruzzini is serving as project architect, engineer and interior designer.

SOUTHFIELD, MICH. — L. Mason Capitani/TCN Worldwide (LMC) has arranged the sale of a two-building, 139,471-square-foot office complex located at 16000 W. Nine Mile Rd. and 23100 Providence Dr. in Southfield. The buyer, a local investor, plans to add a new medical wing on the first floor of the buildings to attract tenants affiliated with nearby Providence Hospital. Gary Grochowski and Garrett Middlekauff of LMC represented the undisclosed seller. The sale price was also undisclosed.
