CLINTON TOWNSHIP, MICH. — Andiamo Pasta & Chops will open at The Mall at Partridge Creek in Clinton Township, a northern suburb of Detroit. The restaurant comes from Michigan-based Joe Vicari Restaurant Group. The concept will be something new for Michigan restaurants, but the idea will be mirrored off Joe Vicari’s Andiamo Italian Steakhouse in Las Vegas. Andiamo Pasta & Chops is slated to open this summer in the 7,670-square-foot space formerly home to Brio Italian Grille at 17430 Hall Road. Renovation plans call for the space to be completely redesigned and reconfigured around a central bar, which will become the centerpiece of the new restaurant. There will also be a lounge area, two dining rooms and a separate banquet area. The Mall at Partridge Creek is a 640,000-square-foot, open-air shopping center that is home to more than 80 stores, restaurants and entertainment sites. The mall is leased and managed by Spinoso Real Estate Group.

RIVER GROVE, ILL. — Interra Realty has arranged the sales of three apartment buildings in River Grove, a western suburb of Chicago. A two-property, 12-unit portfolio sold for $1.7 million, while an eight-unit building traded hands for $1.1 million. The properties in the portfolio were built in 1969, while the standalone building was completed in 1980. Patrick Kennelly, Paul Waterloo and Nathan Zito of Interra represented the seller of the portfolio, while Ralph Szypcio of Coldwell Banker represented the buyer. The same Interra brokerage team represented the buyer and seller of the standalone building. Both buyers are local operators who plan to self-manage the properties and improve them over a long-term ownership horizon. All of the buildings were fully occupied at the time of sale.

SHAWNEE, KAN. — Five Guys will open a 2,300-square-foot restaurant at 10 Quivira Plaza in Shawnee, approximately 10 miles southwest of Kansas City. The location, slated to open in June, marks the 13th restaurant for Five Guys in the Kansas City area. Erin Johnston of Copaken Brooks represented ownership on an internal basis. Five Guys joins other retailers Westlake Hardware, Big Biscuit, Vintage Stock and Price Chopper at the shopping center, which is located on the northwest corner of Shawnee Mission Parkway and Quivira Road.

NILES, OHIO — Friedman Real Estate has brokered the $11.5 million sale of Timber Creek Apartments in Niles, about 65 miles southeast of Cleveland. The 305-unit multifamily property is located at 1223 North Road. Peter Jankowski, Rich Deptula and Chrris Weir of Friedman represented the buyer, CREG Property VIII LLC, and the seller, Orem Timber Creek II LLC.

ST. PAUL, MINN. — Helios has arranged a $7.5 million loan and revolving line of credit on behalf of a Minnesota-based provider of specialty memory care services. Helios arranged the 18-month financing for the borrower’s acquisition of a specialty memory care community in suburban St. Paul. The community was stabilized at the time of acquisition and was originally developed by the borrower in partnership with a Chicago-based private equity firm. Prior to the financing, the borrower leased the community from the seller. A Minnesota-based community bank provided the financing.

KANSAS CITY, MO. — Omaha, Neb.-based Ronco Construction is expanding its construction services in the Kansas City market to include limited-scale commercial and residential projects with a new special projects division. The division brings the expertise, resources and skills of a major construction company to small-scale projects. The team will focus on projects with budgets under $1 million and will specialize in restoration, rehab, remodel or repair construction. Ronco established its Kansas City office in 2020.

ELGIN, ILL. — Marcus & Millichap has negotiated the sale of a 23-unit apartment building in Elgin for an undisclosed price. Originally built in 1976, the property is located at 450 S. Belmont Ave. near Elgin Community College, the Highlands of Elgin Golf Club and Marcus Elgin Cinema. Ryan Engle and Andrean Angelov of Marcus & Millichap represented the buyer and seller, both of which were private investors.

CHICAGO — Mid-America Real Estate Corp. has arranged the sale of North & Clybourn, a 68,121-square-foot retail center in Chicago’s Lincoln Park neighborhood, for an undisclosed price. North & Clybourn is anchored by Crate & Barrel and The Container Store, which have occupied the property for 25 years. Additional tenants include Potbelly, LensCrafters and Sweetgreen. Joe Girardi and Stan Nitzberg of Mid-America brokered the sale on behalf of the private seller. Hines U.S. Property Partners was the buyer.

PLAINFIELD, IND. — Continental, a contract dining and refreshment provider, has signed a 49,977-square-foot industrial lease at Gateway Industrial II within HSA Commercial’s Gateway Business Park in the Indianapolis suburb of Plainfield. The deal returns Gateway Industrial II to full occupancy after a previous tenant expanded elsewhere within the business park. Based in Troy, Mich., Continental specializes in workplace food and beverage programs. The company plans to establish a distribution center and office space at Gateway Industrial II. HSA will oversee the build-out of the office portion, while Continental will retrofit the warehouse space. Occupancy is slated for June 1. Built in 2004, Gateway Industrial II features a clear height of 28 feet. In addition to Continental, the 104,400-square-foot building is leased to Sky Zone Trampoline Park, In Touch Pharmaceuticals and CertiFit Auto Body Parts. To date, HSA has completed seven buildings totaling approximately 1.2 million square feet at Gateway Business Park. The development is situated one mile from Indianapolis International Airport. Tom Ferguson of Premier Commercial and John Boyd of Signature Associates represented Continental in the lease. Terry Busch and Jared Scaringe of CBRE represented ownership.
