CLEVELAND — The K&D Group has acquired the approximately 10-acre former Ameritrust complex, located at East Ninth Street and Euclid Avenue in downtown Cleveland, for $35 million, and plans to redevelop the site into a $200 million mixed-use development. The Tower and Rotunda Building will be redeveloped with a 170-room luxury boutique hotel on the lower floors, and 200 residential suites on the upper floors. The Rotunda itself will be renovated as a grand entrance and lobby, with high-end retail and services to support the complex. Additionally, the H&P Building will be demolished and replaced with a 200,000 to 400,000-square-foot, Class A office building. The mall level of the building will contain 50,000 to 100,000 square feet of retail space. Finally, the 1010 Euclid Avenue Building is being studied for redevelopment, with options including Class B office space, residential space or an additional office tower.

ROMEOVILLE, ILL. — Rosemont, Ill.-based McShane Construction Corp. has been contracted by DBA LLC to provide construction services for Midwest Senior Living, a two-building, 348-unit senior living center located at Grand Haven Circle and Edward Drive in Romeoville. The development is situated on 20 acres, and consists of two separate residential facilities. The first is a three-story, 360,430-square-foot building that comprises 121 independent living and 150 assisted living units, as well as below-grade parking for 115 vehicles. The second is a 47,414-square-foot, 77-unit building that will contain the development’s memory care residences. The center will feature a salon, a parlor/game room, a therapy pool, and a fitness and wellness center. Eppstein Uhen Architects is providing design services for the center. Completion is scheduled for fall 2009.

BLOOMINGTON, MINN. — Minneapolis-based United Properties has received rezoning and preliminary plan approvals for a mixed-use development located at the intersection of Penn Avenue and American Boulevard in Bloomington. The company also closed on a parcel of land for the development located at 8051 S. Penn Ave. The land is the second parcel needed for the 8-acre redevelopment. Preliminary plans for the development consist of seven buildings with retail, office, and medical components, as well as 58 housing units. The redevelopment is expected to take two construction phases to complete, with the first phase beginning as early as this summer.

INDIANAPOLIS — An affiliate of Connecticut-based Greenfield Partners has sold its ownership interest in the joint venture that owns First Indiana Plaza, a 28-story, 425,000-square-foot office tower located at the corner of Ohio and Pennsylvania streets in Indianapolis. The interest was acquired by joint venture partner Crown Properties of New York City for an undisclosed price.

BELVIDERE, ILL. — Marengo, Ill.-based Interserve has entered into an agreement with LandMark Real Estate Group for the build-to-suit purchase of a 42,000-square-foot manufacturing and distribution facility located in LandMark Logistics Park in Belvidere. The new facility will consolidate the company’s current operations in Marengo and Belvidere. Ed Lowenbaum of LowenbaumRep represented Interserve in the transaction. Shane Van Sickle provided in-house representation for LandMark Real Estate Group. The acquisition price was undisclosed.
