CHICAGO — Interra Realty has brokered the sale of a 13-unit apartment building in Chicago’s Lawndale neighborhood for $1.3 million. Built in 1923, the property at 1858 S. Springfield Ave. was completely renovated in 2022 with new roofing, porches and windows. There are nine two-bedroom units and four three-bedroom residences, which were also upgraded but had not yet been leased. An empty side lot will be used for onsite parking. Lucas Fryman of Interra represented the buyer, a local owner who has a portfolio of multifamily properties in the immediate area. Ted Stratman of Interra represented the seller, Brilliant Future LLC. The asset sold for 96 percent of the list price.

ORLAND PARK, ILL. — Mid-America Real Estate Corp. has brokered the sale of Orland Park Place, a 649,668-square-foot shopping center in the Chicago suburb of Orland Park. The sales price was undisclosed. The open-air property was 87 percent occupied at the time of sale by tenants such as Nordstrom Rack, Dick’s Sporting Goods, Marshalls, Ross Dress for Less, Hobby Lobby, Old Navy, Barnes & Noble, DSW, Ashley Furniture and Steinhafels. Ben Wineman, Rick Drogosz and Joe Girardi of Mid-America represented the seller, IRC Retail Centers/DRA Advisors. PMAT Real Estate Investments was the buyer. Pine Tree served as the property manager.
ILLINOIS AND WISCONSIN — Walker & Dunlop Inc. has arranged $65.7 million in 232/223(f) and 241(a) HUD loans for seven skilled nursing facilities in Illinois and Wisconsin over the course of four months. Joshua Rosen, Brad Annis and Johnny Rice of Walker & Dunlop arranged the construction loans and refinancings on behalf of five clients. The properties, which total 376 units, include Elevate Care Waukegan, Asbury of Kankakee, Allure of Galesburg, Allure of Moline, Crossroads Care Center of Sun Prairie, Aperion Care St. Elmo and Crossroads Care Center of Fond Du Lac.
ZANESVILLE, OHIO — Woda Cooper Cos. Inc. has broken ground on Munson Crossing, a 43-unit affordable housing community in Zanesville, about 50 miles east of Columbus. The co-developer for the $13.8 million project is Housing Services Alliance. Munson Crossing is located in the West Main Street Community Reinvestment Area (CRA) on the site of the former Munson Elementary School building, which was demolished last year. Munson Crossing will provide 14 one-bedroom units that offer 663 square feet, 23 two-bedroom apartments with 858 square feet and six three-bedroom units totaling 1,105 square feet each. Projected rental rates will range from $330 to $1,025 per month, depending on unit size and the resident’s income. All units are reserved for tenants whose income is 30 to 80 percent of the area median income. Amenities will include a multipurpose room with kitchenette, package room, laundry room and dedicated supportive service space. The project received housing tax credits allocated by the Ohio Housing Finance Agency, which also provided an equity bridge loan and will provide a second permanent mortgage. CHICAGO — ShainRealty Capital has sold Madison Terrace, a 96-unit apartment building in Chicago, for $11 million. The transaction marks the company’s last holding in the Chicago multifamily market. ShainRealty purchased the asset for $8.2 million shortly after the pandemic began. The disposition marks a 34 percent increase in value. Additionally, ShainRealty had acquired the asset in a low interest rate environment with a 2.83 percent, fixed-rate Fannie Mae loan with a term of seven years. ShainRealty says that the loan assumption enticed the buyer, David Pezzola of Icarus Investments. The property, built in 1986, consists of two-, three- and four-bedroom units averaging 1,275 square feet in size. ST. CLOUD, MINN. — Marcus & Millichap has arranged the sale of The Highlands, a 100-unit apartment complex in the Minneapolis suburb of St. Cloud. The sales price was undisclosed. Located at 2015 27th St., the property was constructed in 2003 and is part of the Low-Income Housing Tax Credit Section 42 program. Amenities include an outdoor pool, playground, community room and underground parking. Kohl’s to Roll Out 200 Babies R Us, 140 Sephora Stores at Its Retail Locations This Year

MENOMONEE FALLS, WIS. — Kohl’s (NYSE: KSS) has announced plans to roll out 200 Babies R Us shops this fall at existing Kohl’s locations. The first Babies R Us shop will debut at an undisclosed Kohl’s store in August. Additionally, the company plans to open 140 more Sephora shops at Kohl’s this summer. The Menomonee-based retail giant is partnering with WHP Global, the owner of the Babies R Us brand, in the rollout. WHP Global purchased the Babies R Us and Toys R Us brands in 2021, four years after the brands’ parent company filed for Chapter 11 bankruptcy. WHP Global is undertaking a similar rollout of Toys R Us locations at cruises and airports, along with new flagship stores. Kohl’s has more than 850 Sephora shops within Kohl’s stores, with each Sephora occupying roughly 2,500 square feet. Currently there are Sephora shops within Kohl’s stores across 48 states. “Not only are we well on our way to having a Sephora presence in every Kohl’s store across America, but we’re also seeing strong sales momentum from our current stores, and the experience is bringing new customers to Kohl’s,” says Nick Jones, Kohl’s chief merchandising and digital officer. Agency Initiatives Entice Traditional Multifamily Owners, Investors to Workforce Housing
A trio of social-impact lending programs is enticing enough to convince market-rate multifamily owners and investors to dip their toes into the affordable housing sector. These recently launched initiatives all promote the creation and preservation of workforce housing. Unlike low-income housing tax credits, Section 8 rent vouchers and other longstanding programs centered on helping families with low and very-low incomes to afford housing, the newest offerings primarily aim to assist missing middle renters — or those with modest-to-low incomes. That’s according to Ian Monk, deputy chief production officer for conventional multifamily at Lument — which is educating its borrowers about the competitive pricing, generous proceeds and potential for lengthy amortization periods available from Fannie Mae and Freddie Mac. “By charter, the government-sponsored enterprises (GSEs) have a duty to help provide housing that is affordable to all people, including families with only moderately low incomes,” Monk says. “In the multifamily arena, they may serve those families in fully dedicated affordable communities, but they can also serve them in conventional, market-rate properties that adopt some affordability initiatives using one of these social-impact loan structures.” The GSEs are making a strong push in 2024 to expand participation in the three social-impact loan products, …
ST. CHARLES AND WEST CHICAGO, ILL. — Lee & Associates has negotiated the sales of three industrial buildings in the Fox Valley submarket of suburban Chicago. In the first transaction, the brokerage firm’s Andrew Block and Michael Plumb represented HFI Manufacturing in its $7.3 million purchase of a 60,196-square-foot property located at 3925 Stern Ave. in St. Charles. The duo also represented HFI in the sale of its 48,130-square-foot building at 1100 Carolina Drive in West Chicago. HFI is expanding and needed a larger facility for its stainless-steel manufacturing operations. The buyer of 1100 Carolina Drive was Paclantic Naturals LLC. In the third transaction, Andrew Block and Nick Eboli of Lee & Associates represented Eaglestone in the sale of a 19,888-square-foot property located at 3705 Swenson Ave. in St. Charles. A private buyer purchased the facility for $2.1 million. Eaglestone, a manufacturer of conveyor systems for the food processing and packaging industries, has expanded its operations into a larger 85,000-square-foot building at 1560 Frontenac Road in nearby Naperville. WOODBURY, MINN. — Marcus & Millichap has arranged the sale of the La Quinta Inn & Suites St. Paul-Woodbury for an undisclosed price. The 108-room, newly built hotel is located at 700 Bielenberg Drive in the Twin Cities suburb of Woodbury. Jon Ruzicka, Jared Plamann, Jake Erickson and Joseph Ferguson of Marcus & Millichap represented the buyer and seller, both of which requested anonymity.
