Jeff Janda and Mike Plumb of Lee & Associates represented tenant Atlas Wire in its lease of 54,690 square feet at 1601 Glenlake Ave. in Itasca. Building owner, Prologis, was self-represented. Janda also represented landlord DRA Advisors on a lease of 58,227 square feet at 951-953 Larch Ave. in Elmhurst. Kevin Segerson of CBRE represented the tenant, Closet Works.

CHICAGO — Interra Realty has brokered the $4.2 million sale of a 16-unit apartment building located at 5073 N. Wolcott Ave. in Chicago’s Ravenswood neighborhood. The boutique property features 13 two-bedroom units and three three-bedroom floor plans. All residences feature modernized kitchens and bathrooms, and the building has onsite laundry and storage lockers. Built in 1927, the vintage asset sold for full list price and was fully occupied at the time of sale. Joe Smazal of Interra represented the buyer, ICM Properties, a local real estate investor. Smazal also represented the seller, a private New York-based investor.
MAPLE GROVE, MINN. — Northmarq has arranged a $39.9 million Freddie Mac loan for the refinancing of Terra Residences in the Minneapolis suburb of Maple Grove. The 250-unit apartment complex was built in 2023. Amenities include an outdoor pool, golf simulator, fitness center and underground heated parking. Andy Finn and Dan Trebil of Northmarq arranged the 10-year, fixed-rate loan with seven years of interest-only payments followed by a 35-year amortization schedule. Roers Cos. was the borrower.
WEST CHESTER, OHIO — JLL Capital Markets has brokered the sale of a five-building industrial portfolio totaling 278,000 square feet in West Chester near Cincinnati. The sales price was undisclosed. The portfolio is 97.1 percent leased to 33 tenants. Each of the buildings is located on Windisch Road with immediate access to I-75. John Huguenard, Sean Devaney and Ross Bratcher of JLL represented the seller and procured the buyer, both of which requested anonymity. JLL’s Mark Volkman provided leasing expertise, while Ken Martin and Brian Walsh of JLL provided financing support.
YORKVILLE, ILL. — Slone Commercial LLC has negotiated the sales of three parcels of land totaling 329.6 acres in Yorkville, a far west suburb of Chicago. The transactions, totaling more than $10.1 million, included some of the last large parcels of land available for industrial development in the I-55 submarket. In the largest transaction, Joyce Slone of Slone Commercial represented NGH Farms LLC in its sale of 229 acres at Eldamain and Faxon roads to EPC Holdings 993 LLC. Cushman & Wakefield assisted Slone with the $6.4 million deal. Sam Durkin and Sean Reynolds of JLL represented the buyer. EPC Holdings also acquired 52 acres at Corneils and Eldamain roads form Five H LLC. Slone represented the seller in the $2 million transaction. Along with the Eldamain and Faxon parcel, this property will become part of the Lincoln Prairie industrial development, a 228-acre site that is BNSF-certified and will have direct access to the railway. Lastly, Slone represented Five H LLC in its sale of the 48.6-acre Lot 6 along Corneils Road to SOO Green for $1.7 million. Nick Krejci and Noel Liston of Core represented the buyer, Perla USA, which will utilize the building for its U.S. headquarters for production and distribution of its antipasti product line. Developed by Transwestern and completed in 2022, the facility features a clear height of 36 feet, 20 exterior loading docks and two drive-in doors. The seller was undisclosed.
KANSAS CITY, MO. — Kennedy Funding has provided a $2.7 million land loan for a 420-unit multifamily development in Kansas City. The borrower, LOF GP LLC, acquired the 31.5-acre property, called Kimpton Falls, in April 2023 for $4.5 million and secured the loan from Kennedy Funding for working capital and cash-out. Steven Wilson of Barefoot Mortgage arranged the loan.

It is anticipated that the game will have a $320 million economic impact to the city. Indianapolis was set to hold the 2021 NBA All-Star Game, but the COVID-19 shutdown forced a postponement until 2024. Similarly, the pandemic also stunted development efforts in the central business district. But like the return of the All-Star Game, downtown development projects have rebounded, with an estimated $9 billion in projects set to be completed over the next few years. In anticipation of hosting the All-Star Game, Pacers Sports & Entertainment finished an extensive $400 million remodel of Gainbridge Fieldhouse, including new seats, expanded social gathering areas, plus the new outdoor Bicentennial Unity Plaza — offering public basketball courts and an ice skating rink in the winter. Overlooking Bicentennial Plaza is Commission Row, a 30,000-square-foot mixed-use, multi-story development. Basketball isn’t the only sport driving downtown development. MARYSVILLE, OHIO — Contegra Construction Co. has completed a 1.3 million-square-foot distribution center for The Scotts Miracle-Gro Co. in Marysville, about 27 miles northwest of Columbus. Developed by Crawford Hoying, the facility is located about two miles from Scotts MiracleGro’s headquarters and primary manufacturing plant. The company has consolidated five central Ohio distribution operations into the new location, adding 40 jobs and enhancing its distribution capabilities ahead of the 2024 spring lawn and garden season. Located on an 84-acre site at 12575 Industrial Parkway, the building consists of 8,000 square feet of office space with the remaining space devoted to storage and distribution. The property features a clear height of 38 feet, 120 dock doors and four drive-in doors.
SHAWNEE, KAN. — Hunt Midwest will build a new 854,306-square-foot build-to-suit facility for Keystone Automotive Industries at Heartland Logistics Park in Shawnee. Keystone will lease 530,455 square feet within Heartland Logistics Park Building III. Keystone is an aftermarket auto parts supplier and a subsidiary of LKQ, a global supplier and manufacturer of aftermarket, recycled, refurbished and remanufactured automotive products. Construction on Building III is set to begin this month with completion slated for the first quarter of 2025. Leasing options are available for the remaining 323,851 square feet within the building. The property will feature a clear height of 36 feet, 190-foot-deep truck courts, 36 dock-high doors, four drive-in doors, 87 trailer parking spaces and 251 car parking spaces.
