If you’re not at the place and time that clients need, it doesn’t matter how theoretically fine the setting or how impressive the facilities are. “Transportation is roughly 12 times the cost of industrial real estate,” says Adam Roth, executive vice president at NAI Hiffman. Finished products, goods and materials are sent into and out of facilities over and over again. Shipping and trucking are a stiffly recurring expense and a much higher spend than real estate. “If I can impact your transportation spend, the real estate is a much smaller factor in the supply chain. If you can address the current concern of transportation, real estate rates almost doesn’t matter, due to a location’s supply chain advantages. CINCINNATI — City Club Apartments (CCA) has topped off construction of its Union Central development in downtown Cincinnati. The project will combine both the Union Central building and the Annex building, currently CCA CBD Cincinnati, to become City Club Apartments Union Central, an apartment and penthouse community. There will be a total of more than 575 units. First move-ins are slated for November. Residents will have access to amenities located across the two buildings and connected by a sky bridge. Union Central will have a 19th-floor sky park with a pool overlooking the Ohio River, outdoor kitchen, sky club, lobby lounge library and penthouse clubroom. The Annex will have an indoor-outdoor pool, sky park, sky club and lobby lounge library that is directly connected to the Shires Café. Union Central will also have a restaurant, salon, health club, dry cleaner and pet store. The Annex will feature a rooftop restaurant named the Views at Shires Garden, along with a daycare, market and pet spa. CCA coworking amenities include conference rooms, two business centers, communal tables and high-speed WiFi throughout the common areas.
BIG RAPIDS, MICH. — Marcus & Millichap has arranged the sale of a 50-unit manufactured home community in Big Rapids, about 55 miles north of Grand Rapids. The sales price was undisclosed. Known as Circle Drive Mobile Home Park, the 30-acre property is located at 12380 185th Ave. Ryan Engle, Andrean Angelov and Brad Kreppel of Marcus & Millichap represented the buyer and seller, both of which were private investors.
CHICAGO — Belay Diagnostics has signed a 4,000-square-foot lease within the science-ready lab suites at Fulton Labs in Chicago. The company, which uses a proprietary molecular testing platform licensed from Johns Hopkins to revolutionize how brain and spinal cord cancers are detected, will move into the fifth-floor space beginning in September. MIAMISBURG, OHIO — Friedman Real Estate has brokered the sale of Prestige Plaza in Miamisburg, a southern suburb of Dayton. The sales price was undisclosed. The retail center, which totals 22,661 square feet, is home to tenants such as Leslie’s Pool Supplies. Rich Deptula of Friedman represented the undisclosed buyer and seller. HOFFMAN ESTATES, ILL. — New tenants have signed leases totaling more than 80,000 square feet at Bell Works Chicagoland, the redevelopment of the former AT&T campus in Hoffman Estates undertaken by Inspired by Somerset Development. Nine new office and retail tenants have signed leases in recent weeks, bringing the campus to a total of 250,000 square feet leased to date. Cambium Networks, a global provider of networking solutions, is relocating its headquarters to Bell Works Chicagoland and will occupy 35,000 square feet. The company will maintain development and engineering labs on the first floor of the building, and its corporate offices and conference rooms on the fourth floor. Cambium Networks expects to take occupancy in March 2024. Digital advertising agency JumpFly will move its 60 employees to an 11,000-square-foot space in December. VIPAR Heavy Duty Inc., an independent aftermarket truck parts distributor and service provider, signed a long-term lease for 11,000 square feet. The company will relocate its global headquarters and 35 employees to the campus. The build-out of the company’s space is slated for completion this month. WILMETTE, ILL. — The Boulder Group, based in Wilmette, has released its second-quarter net lease research report. Cap rates in the single-tenant net lease sector increased for the fifth consecutive quarter to 6.4 percent, a 13 basis point increase compared with the prior quarter, according to the firm. When broken down by sector, single-tenant cap rates increased to 6.17 percent (12-basis-point increase) for retail, 7.27 percent (27-basis-point increase) for office and 6.8 percent (3-basis-point increase) for industrial. “The rise in interest rates, combined with available investment returns in other fixed income investment opportunities, continue to be the primary drivers for the upward pressure on cap rates,” says Randy Blankstein, president of The Boulder Group. “Accordingly, transaction volume for the first half of 2023 significantly lagged the pace of prior years.” Additionally, Boulder Group says that certain segments within the net lease market such as dollar stores, drug stores and coffee users experienced an oversaturation of certain tenants. This resulted in a more significant rise in cap rates for the respective tenants.
INDIANAPOLIS — Locally based Birge & Held has begun pre-leasing for its newest community, West Village of Avondale Meadows in Indianapolis. Located at 4115 Meadows Drive, the affordable housing community features 216 units across six buildings. Units are reserved for residents earning annual incomes between $40,620 and $67,320. Amenities include a clubhouse with a community room, exercise room, TVs and billiards. Birge & Held received Low Income Housing Tax Credit funding from HUD through the Indiana Housing and Community Development Authority. Strategic Capital Partners also served as a key partner in the development.

Let’s Roar, which sells activewear and gold-plated jewelry, occupies 650 square feet and opened Aug. 1. The company sources its jewelry from Cebu, an island in the Philippines where the store’s owner was born and raised before moving to Minnesota. Influenced by the owner’s seven years of military service in both the U.S. Army and Air Force, Let’s Roar donates 10 percent of sales to Protect Our Defenders, a charitable organization that supports and advocates on behalf of military sexual assault survivors.
