HAYWARD, WIS. — Greiner Construction has broken ground on The Lumber Exchange, a 10,000-square-foot coworking and gathering space at the corner of Main Street and Highway 63 in Hayward, a city in northwest Wisconsin. Designed to support local workers, entrepreneurs, creatives, nonprofits and community leaders in the area, the project replaces a commercial space that had been vacant for 15 years. The project site once hosted some of Hayward’s earliest landmarks, including the Pion Hotel, Giblin Hotel, Walker Hotel and the Hayward Building. The Lumber Exchange is expected to open in summer 2026. The Chequamegon Area Mountain Bike Association and the Sawyer County/Lac Courte Oreilles Economic Development Corp. have committed to long-term leases of office space within the building. The project will include flexible work areas, private offices, phone booths, conference rooms, event space, a coffee bar and second-level deck overlooking Main Street. The building will also host community programming, workshops and gatherings. The Lumber Exchange is the first commercial development for Carson Kipfer, whose background includes building companies in the technology arena for both the sports and insurance industries. Additional project team members include Cuningham and Spider Lake Trading.

MINNEAPOLIS — Landmark Properties has opened The Standard at Dinkytown, a 17-story student housing project comprising 1,021 beds in Minneapolis. The 17-story community marks the first student housing development in Minnesota for Athens, Ga.-based Landmark. BKV Group served as the architect, and Landmark Construction was the general contractor. The property’s 323 units range from studios to five bedrooms. Each apartment is fully furnished and wired for high-speed internet and cable. Amenities include an outdoor pool area with a jumbotron, sun deck, cabanas, grilling stations and rooftop hot tub. Students also have access to an interior courtyard area, fitness center, clubhouse with computer lab, gaming lounge, study lounge with café and Amazon package lockers.

CHICAGO — Clayco and its development subsidiary CRG, along with The Prime Group Inc., have inked 75,633 square feet of new leasing activity at the historic 35 E. Wacker Drive, known as The Jewelers Building in Chicago. Madison Rose has led the leasing efforts. The latest activity includes a 25,445-square-foot headquarters relocation by Sheridan Capital Partners, a 21,664-square-foot expansion by Clayco/CRG and a 21,666-square-foot renewal by architecture firm SmithGroup. JLL’s Pat Schenk and Bill Rogers represented Sheridan Capital Partners, a private equity firm focused on healthcare investments that is relocating from the Wrigley Building. Clayco expanded its footprint to 91,785 square feet and extended its lease term to 2035. The Jewelers Building has served as Clayco’s Chicago headquarters for more than 15 years. SmithGroup renewed its lease in a multi-year deal. Other recent renewals that bring the total to 75,633 square feet include Aprio and Selective Search. The Jewelers Building was constructed in 1926. Recent renovations to the building include new high-efficiency building systems and sustainability features. Amenities include a conference center, fitness facility and private parking garage.

MINNEAPOLIS — CBRE has arranged the sale and acquisition financing for a 220,244-square-foot, four-property industrial portfolio in metro Twin Cities. An undisclosed buyer purchased the portfolio from Big River Real Estate for $25.2 million. CBRE’s Bentley Smith, Judd Welliver, Zach Graham, Ryan Bain, Joe Horrigan and Michael Caprile represented the seller. Billy Mork and Mike Vannelli of CBRE arranged a $15 million loan on behalf of the buyer that features a five-year term, fixed interest rate and full-term interest-only payments. The properties include 1971 Seneca Road in Eagan, 1420-1464 Cliff Road in Burnsville, 3830 Cheatham Ave. in Minneapolis and 1441 First Ave. NW in New Brighton. All of the assets were at least 94 percent leased at the time of sale.

INDIANA — Marcus & Millichap has brokered the $7.4 million sale of a portfolio with 76 apartment units and three retail spaces in Hartford City, Spiceland, Knightstown and Rushville. The four properties were built between 2017 and 2021. Jack Friskney, Aaron Kuroiwa and Austin Meeker of Marcus & Millichap represented the seller, KDC Investments, and procured the buyer, PRE/3.

HILLIARD, OHIO — Industrial Realty Group LLC, Provider Real Estate Partners and DW Real Estate Partners LLC have acquired Hilliard Commerce Center in Hilliard, just northwest of Columbus. The 177,680-square-foot industrial property sits on 18.6 acres. The partnership plans to improve the facility with exterior upgrades, repairs to the existing structure and demolition of inefficient space. Nick Tomasone of CBRE is handling leasing.

JOLIET, ILL. — PREMIER Design + Build Group has broken ground on The View at Rock Run Collection, a 573-unit multifamily project in Joliet. Cullinan Properties is the developer. The View is part of the larger 310-acre Rock Run Collection mixed-use development. The View will feature 14 three-story, garden-style buildings across 30 acres. Amenities will include an outdoor pool, entertainment area, volleyball court, yoga platform, bocce ball court, cabana building and gym. Phase I of The View will include three residential buildings totaling 264 units along with a freestanding clubhouse building, three parking garages, retention ponds and additional infrastructure work. Humphreys & Partners Architects LP is the project architect.

PLYMOUTH, MINN. — Kraus-Anderson has completed Phase 2 of a $41.8 million expansion of Trillium Woods, an independent living retirement community located at 5855 Cheshire Parkway in the Minneapolis suburb of Plymouth. Designed by Pope Design Group, the 160,321-square-foot, five-story expansion consists of 18 assisted living units, 16 assisted living memory care units, 52 independent living units and 67 underground parking spaces. Trillium Woods is a Life Plan Community that provides wellness services and levels of senior care, including memory care, skilled nursing and rehabilitation. The prairie-style community is surrounded by 46 acres of walking and hiking trails and features an indoor pool, salon, day spa, fitness center, pub, café, pickleball court, library, auditorium, art studio, guest suites and fine dining. Construction began in April 2024.

GRAND RAPIDS, MINN. — Oppidan Investment Co. has broken ground on Mill + Mass, a new workforce housing project in Grand Rapids, a city in northern Minnesota. The 121,000-square-foot, 132-unit development is the result of a public-private partnership. Located near the Mississippi River and inspired by the region’s paper mill history, Mill + Mass will include one-, two- and three-bedroom units with a fitness center, game room, coffee bar, outdoor patio and walking paths. Mill + Mass was made possible through the support of the City of Grand Rapids, Grand Rapids Economic Development Authority, Iron Range Resources & Rehabilitation Board and the Minnesota Housing Finance Agency through the State’s Workforce Development Program. Completion is slated for March 2027.

HUTCHINSON, KAN. — Marcus & Millichap has brokered the $3.4 million sale of a four-suite retail strip center in Hutchinson within central Kansas. The sale of the property at 401 E. 4th Ave. also included a Dillon’s Fuel Station ground lease. Built in 1968, the 50,420-square-foot asset is leased to Planet Fitness, Dollar Tree and Dillon’s. Mark Ruble, Chris Lind, Zack House and Colby Haugness of Marcus & Millichap represented the seller, a Kansas-based limited liability company.
