O’FALLON, MO. — First National Realty Partners has acquired River City Marketplace in O’Fallon, about 37 miles northwest of St. Louis, for $22.5 million. A 31,000-square-foot Fresh Thyme Market anchors the 157,779-square-foot shopping center, which was built in 2004 and is currently 93 percent leased. Fresh Thyme has operated at the property since 2015. Additional tenants include Total Wine & More, Ross Dress for Less, Five Below, Kirkland’s and Kay Jewelers. There is 10,000 square feet of available space for lease. Evan Halkias, David Matheis and Link Dierks of Cushman & Wakefield represented the seller, PEBB Enterprises, which acquired the center in 2015 when it was 55 percent occupied.

KANSAS CITY, MO. — Community Builders of Kansas City (CBKC) has completed The Rochester, a $12.6 million apartment project on the city’s East Side. The 81,400-square-foot property is home to 64 units and is named after the late Rochester Charles Gatson, former CBKC president. The Rochester rounds out CBKC’s mixed-use development on Dr. Martin Luther King Jr. Boulevard, including KC Sun Fresh on the Boulevard, a grocery store now owned and operated by CBKC. Amenities at The Rochester include a fitness center, rooftop terrace and yard with grilling areas. Monthly rents start at $1,050. Straub Construction Inc. served as general contractor, and Hufft Projects was the architect. CBKC’s subsidiary, EastPointe Realty LLC, will manage the property.
WEST FARGO, N.D. — Northmarq has arranged a $5.8 million loan for the refinancing of The Lights-South in West Fargo. Constructed in 2020, the apartment building rises six stories with 36 units. The property at 3100 Sheyenne St. is part of a larger mixed-use development known as The Lights. Bill Mork of Northmarq arranged the 35-year loan through Northmarq’s in-house FHA/HUD team. EPIC Cos. was the borrower.
NAPERVILLE, ILL. — Newcastle Properties is set to begin construction on a new 8,300-square-foot, multi-tenant outlot building and a new 3,260-square-foot endcap space at the 270,327-square-foot Eastgate Crossing in Naperville. The development will include Kura Revolving Sushi Bar and NaanSense, an Indian fast-casual chain. Adam Cody of JLL represented Kura, while Phil Golding of CBRE represented NaanSense. Midwest Construction Partners will serve as general contractor, and Sean Devine of Newcastle Properties is the project manager. Eastgate Crossing is currently home to tenants such as HMart, Dollar Tree, CVS, Panera Bread and Citibank.
CHICAGO — Greenstone Partners has brokered the sale of a 6,600-square-foot apartment building at 2049 W. Division St. in Chicago’s Wicker Park neighborhood for $2 million. The property features four recently renovated units as well as retail space. Brewster Hague and Danny Spitz of Greenstone represented the seller, a Chicago-based partnership, and procured the buyer, a California-based hospitality group.
KANSAS CITY, MO. — Colliers has brokered the sale of Twin Creeks Shopping Center in Kansas City for $32 million. The 257,450-square-foot property is located along North Madison Avenue. The center is 99 percent leased to 14 tenants, including Kohl’s, Ross Dress for Less, Ulta, Petco, Five Below, Famous Footwear, Bath & Body Works, Spectrum and AT&T. A Target store at the property was not included in the sale. El Warner, Charley Simpson, Caitlin Zirpolo and Drew Quinn of Colliers represented the seller, an entity doing business as AREP III BT LLC. Buyer information was not provided.
WEST LAFAYETTE, IND. — Brinkmann Constructors and Subtext have broken ground on VERVE, a seven-story student housing property located two blocks from the Purdue University campus in West Lafayette. Completion is slated for fall 2024. Located at 102 W. Wood St., the community will feature 751 beds across 235 units along with 265 parking spaces and 5,516 square feet of retail space. The units are fully furnished. Designed by WDG, the property features amenities such as a coffee bar, private study pods, group study rooms, a market, fitness center, lounge and two courtyards. The pool courtyard is equipped with an outdoor pool, hot tub, outdoor kitchen, multi-purpose turf lawn, grill stations and firepits. The Zen courtyard features a dog park and hammocks. This fall, total enrollment at Purdue reached a record high of 50,884 students.
O’FALLON, ILL. — Poettker Construction has completed Revela at O’Fallon, a 92-unit senior living community in O’Fallon, about 20 miles east of St. Louis. A grand opening event is scheduled for Tuesday, Oct. 18. The 89,000-square-foot property offers independent living, assisted living and memory support. St. Louis Design Alliance was the project architect, and Premier Senior Living is the property manager.
Marcus & Millichap Arranges $6.2M Sale of Rasmussen University-Occupied Property in Suburban Chicago
ROMEOVILLE, ILL. — Marcus & Millichap has arranged the sale of a 25,000-square-foot property occupied by Rasmussen University in the Chicago suburb of Romeoville for $6.2 million. The net-leased asset at 1400 W. Normantown Road was constructed as a build-to-suit for the university in 2009. Peter Doughty and Brent Holder of Marcus & Millichap represented the seller, a California-based private investor that had purchased the property through a 1031 exchange. The duo also represented the buyer, a New York-based private investor. American Public Education acquired Rasmussen University in 2021.
CHICAGO — Tradewater has signed a 3,565-square-foot office lease at the historic Auxiliary Building in Chicago’s West Fulton Market. The 90,000-square-foot building is located at 1550 W. Carroll Ave. Formerly an industrial building that served as the main factory for H.C. Evans & Co., the 100-year-old property was recently converted into office space. H.C. Evans & Co. was a manufacturer of casino equipment, pinball machines and jukeboxes. Tradewater works to prevent the emission of greenhouse gases. Zach Pruitt and Nicholas Schaefer of Cawley Chicago represented the private landlord. Dan Arends of Colliers represented the tenant.
