CINCINNATI — Northmarq has arranged two loans totaling $6.7 million for the refinancing of three multifamily properties in Cincinnati. Madison & Riddle Apartments is a two-property portfolio totaling 72 units. The loan is fully amortized over 25 years. Sutton Place Apartments consists of 59 units and is fully occupied. The seven-year loan features two years of interest-only payments and a 30-year amortization schedule. Noah Juran of Northmarq arranged the loans through a life insurance company.

ARCOLA, ILL. — Blue West Capital has brokered the $2.4 million sale of a 75,000-square-foot warehouse occupied by MasterBrand Cabinets in Arcola, a city in central Illinois. The tenant, which recently exercised an early lease extension option, stores raw materials at the property prior to them being assembled at a manufacturing plant 12 miles west in Arthur. Zach Wright and Robert Edwards of Blue West Capital represented the seller, a Midwest-based private equity real estate company. A local 1031 exchange investor was the buyer.

LOCKPORT, ILL. — Marcus & Millichap has negotiated the sale of a 56,326-square-foot industrial building in the Chicago suburb of Lockport for an undisclosed price. The building sits on a little over seven acres at 900 N. State St. Originally constructed in 1970, the property has received multiple expansions and is currently 83 percent leased to eight tenants. Brent Holder and Peter Doughty of Marcus & Millichap represented the seller, a local private investor who had owned the building for more than 20 years. A Mexico-based private investment group was the buyer.

CHICAGO — Chicago-based Puttshack, an indoor mini golf venue operator, has completed a growth capital round of $150 million from funds managed by BlackRock and continued support from Promethean Investments. The new funding will support Puttshack’s rapid growth strategy across the United States. New venues in Boston and Miami are scheduled to open this fall, followed by one in St. Louis this winter. Additional locations in Dallas, Denver, Houston, Nashville, Philadelphia, Pittsburgh and Scottsdale, plus a second location in Atlanta, are all slated to open in 2023. Additional U.S. locations will be announced soon, according to the company. Puttshack says the latest round of funding enables the team to continue securing unique and desirable real estate opportunities as it expands into more top markets. The company first introduced its tech-driven mini golf game in 2018 with the opening of the first location in London. Currently, Puttshack operates two locations in the United States and four in the United Kingdom. Puttshack’s patented Trackaball technology is integrated throughout the entire game, including automated scoring, bonus points opportunities and interactive games at each hole. CHICAGO — Skender has completed construction of a new 200,000-square-foot office and retail building located at 345 N. Morgan St. in Chicago’s Fulton Market neighborhood. Sterling Bay was the developer. The building is 85 percent leased with tenants expected to start taking occupancy in March. The development features private outdoor terraces on each floor, a 5,000-square-foot roof deck, a bar and lounge, fitness center, coworking library and several conference spaces. Eckenhoff Saunders Architects was the project architect.

WYOMING, MICH. — Thompson Thrift has acquired 29 acres in the Grand Rapids suburb of Wyoming with plans to build a 344-unit luxury apartment complex. Completion is slated for late 2023. Located near the intersection of Wilson Avenue and 64th Street, the property will be named The BLVD at Wilson Crossings. Amenities will include a clubhouse, pool, fitness center, dog park, pickleball courts, green space and grilling stations. The project marks Thompson Thrift’s second Grand Rapids-area community following The Grove, which opened in fall 2021.

AUBURN HILLS, MICH. — L. Mason Capitani/CORFAC International has brokered the sale of two office buildings totaling 275,000 square feet in Auburn Hills for an undisclosed price. The properties, Cambridge Court I and II, are situated near I-75 and University Drive. Mason L. Capitani of the brokerage represented the buyer, LREH Michigan LLC. L. Mason Capitani/CORFAC will oversee leasing at the properties and its property management arm, Liberty Property & Asset Management, will take over all management responsibilities. The new ownership plans to immediately make renovations.

MINNEAPOLIS — JLL Capital Markets has arranged a $9.4 million loan for the acquisition of a six-building industrial portfolio totaling 191,986 square feet in Minneapolis. The properties are home to a variety of tenants such as StreetFactory Media, Children’s Theatre, CenturyLink, Brownstone Distributing and Guthrie Theater. The buildings are situated at the intersection of East Hennepin Avenue and Harrison Street. Trent Niederberger and Britta Lund of JLL arranged the five-year, fixed-rate loan through Justin Adducci of North American Banking Co. Buligo Capital Partners was the borrower.

LAKEMOOR, ILL. — Greenstone Partners has brokered the $2.3 million sale of a newly constructed retail property occupied by Starbucks in Lakemoor, which is located in Northeast Illinois. The net-leased property sold at a cap rate of 4.55 percent and $1,029 per square foot, marking the lowest cap rate ever for a Starbucks property in Illinois, according to CoStar. The building is situated within the larger Lakemoor Commons, which is home to tenants such as Heartland Dental, Chipotle, Buona Beef and a multi-tenant retail center. Brewster Hague and Jason St. John of Greenstone represented the seller, a Chicago-area developer. The duo also procured the buyer, a private entity based in California completing a 1031 exchange.

With transaction volume for market-rate housing beginning to ebb, affordable housing investment is poised to play a more central role in the months ahead. Several factors have broadened the allure of affordable housing as an investment vehicle in recent years. When the pandemic began taking a toll on market-rate housing performance, investors saw federal, state and even local governments enact measures to help residents at affordable communities maintain their rent payments and help ensure housing remained available for people struggling financially. We saw the interest level in Section 8 properties, for example, increase significantly during the pandemic, due chiefly to federal guarantees backing those rent streams. From a financing perspective, the strong commitment shown by Fannie Mae, Freddie Mac and the Federal Housing Administration to preserve liquidity for affordable housing has bolstered development and investment in the space. Due to the required hold periods, affordable housing investments are less affected by market cycles, so liquidity should remain strong. Now, changing economic forces promise to drive new equity to the affordable sphere and fuel further investment.
