Hunt Midwest Builds Fifth Self-Storage Facility in Metro Kansas City

LENEXA, KAN. — Hunt Midwest has completed its fifth StorTropolis self-storage facility in the Kansas City area. The 110,670-square-foot facility is located in Lenexa and includes 760 climate-controlled units. Situated at 19585 W. 102nd St., the three-story property features drive-thru access to fully enclosed loading areas and elevators. The largest units can accommodate RV storage. Strickland Construction, a Kansas City-based construction company specializing in storage complexes, served as general contractor. Storage Asset Management, a privately owned, third-party management company specializing in self-storage, operates the facility. Hunt Midwest launched its StorTropolis brand in 2018.

Kraus-Anderson Completes $31.4M Renovation of St. Louis Park Middle School in Minnesota

ST. LOUIS PARK, MINN. — Kraus-Anderson has completed a $31.4 million renovation and expansion of St. Louis Park Middle School in the western Minneapolis suburb of St. Louis Park. The scope of the project, designed by Cuningham Group Architecture, features 46,243 square feet of additions and 44,732 square feet of renovations. The project includes a new auditorium with front offices for senior staff, a remodeled kitchen, new cafeteria, new classrooms, new gathering spaces, a second-floor hallway and a remodeled media center. St. Louis Park Middle School is one of the dozens of educational construction projects undertaken by Kraus-Anderson this summer.

Venture One Acquires 29,898 SF Industrial Building in St. Charles, Illinois, in Sale-Leaseback

ST. CHARLES, ILL. — In a sale-leaseback transaction, Venture One Real Estate has acquired a 29,898-square-foot industrial building in St. Charles, about 40 miles west of Chicago. Located on Stern Avenue and constructed in 1988, the property is divided into two units and features two docks, three drive-in doors and parking for 70 cars. John Hamilton of CBRE represented the seller, Enginuity Communications Corp., which will lease back roughly 15,428 square feet. The remaining 14,470 square feet is leased. Venture One acquired the facility through its acquisition fund VK Industrial V LP, which is a partnership between Venture One and Kovitz Investment Group.

Kiser Arranges $43M Sale of Chicago Multifamily Property

CHICAGO — Kiser Group has arranged the sale of a 188-unit multifamily property located at 5815 N. Sheridan Road in Chicago for $43 million. Lee Kiser of Kiser represented both the buyer, TLC Management, and the seller, Greenstone Property Group. The property last sold in 2018 for $27.2 million. Greenstone completed a condo deconversion at that time and renovated 70 percent of the units, which range in size from 515 to 780 square feet. TLC plans to continue updating units and add more amenities. The property fronts Lake Michigan and features private beach access.

JLL Brokers Sale of Two-Building Office Property in Suburban Chicago

NORTHBROOK, ILL. — JLL Capital Markets has brokered the sale of Edens Corporate Center, a two-building office property in the northern Chicago suburb of Northbrook. The sales price was undisclosed. Located on Dundee Road, Edens Corporate Center rises four stories and spans 188,040 rentable square feet. The two buildings were constructed in 1987 and 1988 and renovated from 2016 to 2019. Amenities include heated parking, an outdoor terrace, café, fitness center, yoga room and bike room. Patrick Shields, Sam DiFrancesca, Jaime Fink, Jeff Bramson and Bruce Miller of JLL represented the seller, KBS. Bradford Allen Investment Advisors was the buyer.

Dwight Capital Provides $23M Construction Loan for City View Apartments in Lansing, Michigan

LANSING, MICH. — Dwight Capital has provided a $23 million loan for the construction of City View Apartments in Lansing. Upon completion, the five-story building will include 117 apartment units and 3,500 square feet of ground-level retail space. Amenities will include a fitness center and parking garage. Adam Sasouness of Dwight originated the loan on behalf of the undisclosed borrower.

TWG Opens $11M Affordable Seniors Housing Project in Indianapolis

INDIANAPOLIS — TWG has opened Line Lofts Apartments, an $11 million affordable seniors housing project on the east side of Indianapolis. Located at 1145 E. Washington St., the property features 63 two-bedroom units. One-fifth of the units are designed and reserved for seniors with visual impairments, as part of a partnership between TWG and local nonprofit Visually Impaired Preschool Services (VIPS). The property includes specific features to aid visually impaired residents, including oversized elevator buttons, tactile markings, dedicated ride sharing pickup spots and a park area for service animals. Line Lofts will also serve as the new home for the VIPS Simon and Estelle Knoble Family Resource Center, a 6,000-square-foot center that will offer services for blind or visually impaired children such as early intervention, orientation and mobility, preschool transition assistance, advocacy training and parent events. Low-income housing tax credits from the Indiana Housing and Community Development Authority helped fund the project.

Davis Negotiates Sale of 19,124 SF Medical Office Building in Suburban Twin Cities

SHAKOPEE, MINN. — Davis has negotiated the sale of Dean Lakes Health Building in Shakopee, a southwest suburb of the Twin Cities. The sales price was undisclosed. The 19,124-square-foot medical office building rises one story and is located at 4201 Dean Lakes Blvd. Allina Health, Edina Eye Physicians & Surgeons PA and Caravel Autism fully occupy the property. Jill Rasmussen of Davis represented the undisclosed seller. A partnership between Chicago-based Harrison Street and Minneapolis-based MedCraft Healthcare Real Estate was the buyer.

EUCLID, OHIO — First National Realty Partners has acquired Shore Center Plaza in Euclid near Cleveland for an undisclosed price. The 111,152-square-foot shopping center is 94 percent occupied and anchored by a 47,348-square-foot Dave’s Supermarket. Other tenants include Dollar Tree, Citi Trends, Aaron’s, Little Caesar’s and Burger King. Seller and broker information was not provided.

Skender Builds 16-Unit Affordable Housing Project in Wilmette, Illinois

WILMETTE, ILL. — Skender has completed construction of Cleland Place, a three-story, 16-unit affordable housing project located at 1925 Wilmette Ave. in Wilmette, about 14 miles north of downtown Chicago. Housing Opportunity Development Corp. (HODC) will operate the property, which will house working families, seniors and veterans. The project is part of the Public Housing Voucher program, meaning residents pay 30 percent of their income and Housing Authority of Cook County subsidizes the rest. Cleland Place is named for Jean Cleland, a long-time Wilmette resident and founding member of HODC. The building includes one- and two-bedroom units. Amenities include a laundry room, covered parking and social activities for residents. Cordogan Clark & Associates served as architect.
