OMAHA, NEB. — NorthMarq has arranged an $8 million loan for the refinancing of Maple Ridge Apartments, a 174-unit multifamily community in Omaha. Bill Mork of NorthMarq arranged the 15-year loan, which features a fixed interest rate of approximately 3 percent and a 30-year amortization schedule. A life insurance company provided the loan on behalf of the undisclosed borrower.

CHICAGO — Chicago-based Harrison Street has entered into a series of transactions under which the company agreed to purchase 24 seniors housing assets and sell 14 medical office properties for a total transaction volume of approximately $1.6 billion. The 24 Class A seniors housing properties comprise 2,195 assisted living and memory care units across California and Nevada. The purchase price was roughly $1.2 billion. Healthpeak Properties Inc. was the seller of 12 communities, while Gallaher Cos. was the seller of the other 12 properties. Oakmont Management Group operates all 24 assets, many of which have either been recently completed or are currently under construction. The Healthpeak portfolio maintained an average occupancy rate of 96 percent from 2016 to 2019, according to Harrison Street. The properties average four years in age. In 2020, Healthpeak established and began executing a plan to dispose of its seniors housing properties, except for its continuing care retirement communities. “The assets we are acquiring are managed by a leading operator and are located in attractive markets backed by solid demographics, high barriers to entry and historically high occupancy rates,” says Michael Gordon, global chief investment officer at Harrison Street. MINNEAPOLIS AND ST. CLOUD, MINN. — Centerspace (NYSE: CSR) has agreed to acquire a portfolio of 17 apartment communities in Minnesota for $323.8 million. The portfolio is comprised of 14 properties in Minneapolis and three assets in St. Cloud for a total of 2,696 units. Centerspace intends to refinance a portion of the properties as well as invest $40 million into repositioning the communities over the next 24 to 36 months. The transaction is expected to close in the third quarter. KMS Management Inc. was the seller. Upon closing of the transaction, Centerspace will increase its footprint to 4,901 units in Minneapolis and 1,524 units in St. Cloud.

CHESTERFIELD, MO. — Passco Cos. has acquired a 345-unit apartment complex in Chesterfield for $98 million. Watermark Residential was the seller. Passco will rebrand the community, previously named Watermark at Chesterfield Village, as The PARQ at Chesterfield. The property is located at 16300 Lydia Hill Drive in suburban St. Louis. Amenities include a pool, fitness center, Starbucks coffee bar, firepit area, dog wash and 24-hour package pickup. Units range in size from one-bedroom to three-bedroom floor plans. Caleb Marten of KeyBank Real Estate Capital’s Commercial Mortgage Group arranged acquisition financing on behalf of Passco. Andrea Kendrick, Ken Aston and Bobby Mills of Berkadia St. Louis brokered the sale on behalf of Watermark.

SOUTHFIELD, LIVONIA AND FARMINGTON HILLS, MICH. — Farbman Group has brokered the sale of a 480,000-square-foot office portfolio in Southeast Michigan for an undisclosed price. The portfolio includes Oak Hollow Gateway and Centrum Office Center in Southfield; Laurel Office Park in Livonia; and Drake Pointe Office Building in Farmington Hills. Bill Bubniak, Alis Manoogian and Mario Giglio III of Farbman represented the seller, Promanas. A New York-based real estate investment firm was the buyer.

NORTH VERNON, IND. AND GADSDEN, ALA. — MAG Capital Partners LLC has purchased a five-property industrial portfolio occupied by Decatur Plastic Products (DPP) in Indiana and Alabama. The purchase price for the sale-leaseback transaction was undisclosed. The 252,322-square-foot portfolio includes a recently constructed warehouse and manufacturing facility spanning 100,000 square feet in North Vernon, Ind. The sale also includes two nearby facilities in North Vernon as well as two properties in Gadsden, Ala. Bill Drinkall, Brook Steed and Dave Horacek of Bradley Co. represented both the buyer and the seller in the transaction. Fort Worth, Texas-based MAG Capital Partners is a real estate investment and development firm led by principals Dax T.S. Mitchell and Andrew Gi.

TROY, MICH. — Technomics Inc. has leased 3,600 square feet of office space at the Twenty 75 Office Center in Troy. The consulting firm specializes in cost estimating and cost analysis for defense, civilian and energy clients. Technomics joins other area businesses such as Magna International, Siemens, Quicken Loans and Tyler Technologies. Robert Gagniuk and Marc Hames of Friedman Real Estate represented the undisclosed landlord in the lease transaction.

NEW YORK CITY AND OVERLAND PARK, KAN. — Blackstone (NYSE: BX) has entered into a definitive acquisition agreement with QTS Realty Trust (NYSE: QTS), a data center real estate investment trust, in an all-cash transaction valued at $10 billion. Upon completion of the transaction, the parties expect that QTS will continue to be led by its senior management team and maintain its corporate headquarters in Overland Park. QTS has a diverse footprint spanning more than 7 million square feet of owned data centers across 28 markets in North America and Europe, including Atlanta, Chicago, Dallas-Fort Worth, Miami, the Netherlands, Northern Virginia, Overland Park, the Pacific Northwest, Phoenix and Southern California. The decision by Blackstone follows several high-profile acquisitions in other niche real estate property sectors. Since January 2020, the New York City-based firm’s dealings have included a joint venture with Starwood Capital to buy hotelier Extended Stay America for $6 billion; the $3.4 billion acquisition of a life sciences portfolio in metro Boston; a joint venture with Hudson Pacific to develop movie studios and creative offices in Hollywood, Calif.; and a $4.6 billion partnership with MGM Growth Properties to buy the MGM Grand and Mandalay Bay casinos in Las Vegas. …

WENTZVILLE, MO. — Associated Bank has provided a $25.5 million loan for the acquisition of Grand Central at the Junction in Wentzville, a northwestern suburb of St. Louis. The 180-unit apartment community, located at 6101 Grand Central Ave., features amenities such as a community lounge, fitness center, pool and grilling areas. Randy Stille of Associated Bank handled the loan closing on behalf of the borrower, Minneapolis-based Timberland Partners. The acquisition marks Timberland’s eighth multifamily property in the St. Louis market. The company owns and manages a portfolio of 83 communities in 15 states totaling more than 18,000 units.

SAULT STE. MARIE, MICH. — Woda Cooper Cos. Inc. has opened Osborn Commons, a $14 million mixed-income housing project located at 215 Governor Osborn Blvd. in downtown Sault Ste. Marie, a city in Michigan’s Upper Peninsula. Of the project’s 65 units, 63 are available for residents who earn 30 to 80 percent of the area median income. Two units are available at market rate and seven units are designated for those with disabilities. Amenities include a fitness center, management office and two community rooms. The development also includes a 2,000-square-foot retail store known as The Market on Osborn. Local entrepreneurs Steve and Kathy Twardy operate the store, which sells beverages, snacks, dairy products, fresh produce, packaged dry goods and a variety of breakfast and lunch options. The Michigan State Housing Development Authority provided affordable housing tax credits for the project. Affordable housing investor CREA LLC provided equity financing; lender Cedar Rapids Bank & Trust provided the first mortgage; and Merchants Capital provided a construction loan.
