COLUMBUS, OHIO — The Pizzuti Cos. and Capital University have formed a joint venture to redevelop an existing surface parking lot located along South Grant Avenue near the university’s law school in Columbus. Plans call for a six-story building with 145 apartment units, 7,000 square feet of rooftop amenity space and 3,500 square feet of ground-floor restaurant space. The third phase of Library Park, the project will feature a wellness center, cycle studio, coworking spaces and an onsite restaurant and bar serving both residents and the public. The rooftop will feature an outdoor courtyard complete with a pool and clubhouse. Pizzuti recently broke ground on Phases I and II of Library Park. Lupton Rausch Architects Inc. designed Phase III and Corna Kokosing will serve as general contractor. Construction will begin immediately with completion slated for fall 2021. Phase I is currently in lease-up and Phase II is scheduled for completion in October.

OMAHA, NEB. — R&R Realty Group has added several “healthy” features in its newest office building currently under development in Omaha. Known as the Waterford Building, the property spans 180,000 square feet at the intersection of 192nd Street and West Dodge Road. R&R has configured the HVAC system to use medical-grade air filters. The Waterford Building will feature touch-free entrances along with motion sensors for lighting. R&R is also installing germ-resistant flooring, wall coverings and seating surfaces. Screens will help visitors find their way in an effort to reduce unnecessary foot traffic. The property management team will receive data regarding air quality, circulation and other building health metrics. Completion of the building is slated for spring 2021.
KANSAS CITY, MO. — Local real estate development firm NorthPoint Development has launched Beyond Brokerage, a commercial real estate advisory firm. The brokerage will service the office, retail, industrial, land and multifamily sectors with experience in leasing, sales, site selection, consulting and investment transactions. NorthPoint began as a developer specializing in industrial and multifamily. Since its inception in 2012, the firm has grown to a family of seven companies spanning several industries.
LOCKPORT, ILL. — Marcus & Millichap has arranged the $1.6 million sale of a two-tenant retail property in Lockport, about 30 miles southwest of Chicago. The 3,670-square-foot building is home to Arby’s and Bank of America. It is located at 16545 W. 159th St. and serves as an outlot to a Jewel-Osco grocery store. Austin Weisenbeck and Sean Sharko of Marcus & Millichap marketed the property on behalf of the seller, a limited liability company. The buyer was a limited liability company affiliated with one of the tenants.
URBANA-CHAMPAIGN, ILL. — Jackson Dearborn Partners (JDP) has broken ground on ICON, a 276-bed student housing development located near the University of Illinois in Urbana-Champaign. The project is being developed in partnership with Sub4 Development and Green Street Realty. Amenities will include a fitness center, lobby and lounge area and a third-floor deck with an outdoor grilling area. The developers raised equity through CrowdStreet, an online investment platform. Alpha Capital CRE arranged a $19.9 million construction loan with Associated Bank. Alec Bliss of Associated Bank managed the loan and closing. ICON is slated to open for the 2021-22 academic year.
LINCOLNSHIRE, ILL. — Premier Design + Build Group has completed a tenant buildout for Probat, a global manufacturer of industrial coffee processing equipment. Probat’s new space occupies approximately 118,000 square feet of a new industrial building located at 325 Marriott Drive in Lincolnshire. Premier’s team completed design and construction of the 186,616-square-foot building last year. The property features a clear height of 36 feet and 14 exterior truck docks. Harris Architects Inc. was the project architect. Jim Woldenberg owns the building.
KANSAS CITY, MO. — U.S. Bank’s Private Wealth Management Group has signed an 11,468-square-foot office lease at Plaza West in Kansas City. The tenant will relocate from Prairie Village in July. Stanton Road Capital owns the Class A office property, which is located at 4600 Madison Ave. The 16-story, 276,558-square-foot building is currently 84 percent occupied. Travis Helgeson and Miles McCune of Cushman & Wakefield are the property leasing agents. Michael Finley of Colliers International represented U.S. Bank in the lease.
CHICAGO — SVN Chicago Commercial has arranged the sale of the Chicago BrauHaus restaurant property for $3.1 million. The historic building is located at 4732 N. Lincoln Ave. within Chicago’s Lincoln Square. Tim Rasmussen and Marcus Sullivan of SVN represented the buyer, GW Properties. Matt Feo of Essex Realty Group represented the sellers, Harry and Guenter Kempf, who are longtime owners of the Chicago BrauHaus. The restaurant closed in late 2017 after 52 years.
NEW LONDON, WIS. — KW Commercial has brokered the sale of Wolf River Plaza in New London, about 40 miles west of Green Bay. Anchored by Family Dollar, the 52,280-square-foot retail center is home to a mix of regional and national tenants. Matthew Klein and Anthony Passanante of KW represented the buyer, Sunnyside Retail Partners LLC. The seller and sales price were undisclosed.
The southeastern Wisconsin industrial real estate market had a banner year in 2019 and remains strong. According to Catalyst, the industrial market in southeastern Wisconsin had a vacancy rate of approximately 4 percent at the end of 2019 and that rate has moved down slightly to 3.9 percent during the first quarter of 2020. This rate is well below the historical vacancy rate in southeastern Wisconsin, which averages between 7 and 9 percent. Several submarkets are significantly lower than the southeastern Wisconsin average: Racine, where the massive Foxconn project is underway, has a 3.8 percent vacancy rate; the large Waukesha submarket, which has nearly 83 million square feet of inventory, has a vacancy rate of 1.9 percent; and the Sheboygan submarket, which has about 27 million square feet of industrial space, has an astonishing 0.1 percent vacancy rate. These extraordinarily low vacancy rates suggest that demand for industrial space in southeastern Wisconsin remains very robust and that, particularly in certain submarkets, supply has not been able to keep up with demand.
