Kraus-Anderson Breaks Ground on $81.3M City Hall, Police Department Expansion in Burnsville, Minnesota

BURNSVILLE, MINN. — Kraus-Anderson has broken ground on an $81.3 million expansion of the Burnsville City Hall and police department. The property is located at 100 Civic Center Parkway in Burnsville, about six miles south of downtown Minneapolis. The facility will remain occupied and operational throughout construction, which is slated for completion in spring 2028. The 35-year-old complex will receive 110,000 square feet of additional space to better serve the city hall and police department. Designed by CNH Architects, the two-story, 212,000-square-foot project will feature state-of-the-art technology throughout; a 120,483-square-foot addition with an expanded city hall, police department, squad garage and gun range; and a 91,550-square-foot renovation of existing spaces. The complex occupies 8 acres of land that will undergo civil construction and infrastructure enhancements. Construction will be completed in three phases: the city hall addition, police department addition and city hall remodel and sitework.

MyMichigan Health Opens 111,000 SF Cancer Center in Midland

MIDLAND, MICH. — MyMichigan Health has opened a new cancer center in Midland, a city in central Michigan. Hord Coplan Macht (HCM) designed the 111,000-square-foot facility, which is situated on a 225-acre wooded campus. HCM helped convert two aging medical office buildings into a modern care center through complete gut renovations, saving $12 million. The center consolidates services that were previously spread out across four buildings, including oncology, infusion, women’s health and support services. The project incorporates nature-infused architecture throughout its design.

McHugh Construction Completes $7M Parking Garage in East Dundee, Illinois

EAST DUNDEE, ILL. — McHugh Construction has completed a new public parking garage at 304 Hill St. in East Dundee, a far northwest suburb of Chicago. The $7 million design-build project, completed in partnership with Desmond Design, is the village’s largest infrastructure investment in years, according to McHugh. The two-level concrete structure adds 163 parking spaces to the downtown area, including a connected surface lot behind River Street Tavern and improved street parking along River Street. The garage also features 6,000 square feet of ground-level retail space. Premier Commercial Realty is currently marketing the retail space for sale on behalf of the village for $500,000. The garage features arched elevator tower windows and locally sourced blonde and red brick — a nod to the historic Hagar Brick Co. that operated for decades nearby.

Wolverine Worldwide Unveils Renovated Office Headquarters in West Michigan

ROCKFORD, MICH. — Footwear company Wolverine Worldwide Inc. has unveiled a major renovation of its global headquarters in Rockford within western Michigan. The centerpiece of the project is a renovation of 40,000 square feet of space to house the company’s two biggest brands, Merrell and Saucony, the latter of which Wolverine recently relocated to Rockford from Boston. Originally constructed in 1963, the space served as a footwear factory for several decades before being transitioned into office space in the 1990s. Now known as The Factory, the space features exposed structures and concrete floors, floor-to-ceiling windows, 224 individual workstations, dedicated product and marketing rooms for each brand, 31 collaboration and meeting rooms, a café and technology for product design, marketing and collaboration. The project is supported by a $1 million Michigan Business Development Program grant in collaboration with the Michigan Economic Development Center and The Right Place Inc. In all, Wolverine’s headquarters totals 300,000 square feet. Amenities include subsidized daycare and an early education center for children, fitness center, four miles of on-campus hiking and nature trails, an onsite, subsidized cafeteria and dog daycare.

Skender Breaks Ground on $19M Ardalan Plaza Building in Carmel, Indiana

CARMEL, IND. — Skender Construction has broken ground on Ardalan Plaza, a $19 million development that will serve as a gateway to the City of Carmel’s Arts & Design District. Located at 311-331 W. Main St., the property will encompass 8,000 square feet of retail and gallery space on the first floor, five luxury condominiums on the second floor and a private residence with a rooftop terrace spanning the third floor. The project, which was designed to evoke the elegance of an Italian villa, is a collaboration between the Carmel Redevelopment Commission and the Ardalan family. The project team includes Studio M Architecture and Planning and KBSO Consulting Engineers. Completion is slated for 2026.

MAG Capital Partners Acquires 102,284 SF Manufacturing Facility in Grand Rapids

GRAND RAPIDS, MICH. — In a sale-leaseback transaction, MAG Capital Partners has acquired a 102,284-square-foot manufacturing facility in Grand Rapids for an undisclosed price. The seller was an end-of-line automotive testing equipment company that was founded in 1953. The 5.3-acre site houses the largest business within a broader private equity-backed automated industrial test and measurement platform. Phil DiGennaro, Adam English and Jonathan Wolfe of STREAM Capital Partners represented the seller.

DarwinPW Realty/CORFAC International Arranges Sale of 48,005 SF Industrial Building in Metro Chicago

MUNDELEIN, ILL. — DarwinPW Realty/CORFAC International has arranged the sale of a 48,005-square-foot industrial building at 933 Tower Road in the northern Chicago suburb of Mundelein. The sales price was undisclosed. Principle Construction built the property in 2004 for the seller, a printing company that is discontinuing its business. The asset features a clear height of 24 feet, two drive-in bays, three exterior dock doors and 72 parking spaces. It houses primarily warehouse space that is suitable for manufacturing or distribution uses along with 4,800 square feet of office space. George Cibula and Dan Prendergast of DarwinPW represented the buyer, Portokali Investments LLC. Collin Tyrrell and Dan Brown of Brown Commercial Group represented the seller.

Marcus & Millichap Brokers $2.2M Sale of Chipotle-Occupied Restaurant Property in Toledo

TOLEDO, OHIO — Marcus & Millichap has brokered the $2.2 million sale of a 2,325-square-foot restaurant property net leased to Chipotle in Toledo. Built in 2025, the building at 3360 Glendale Ave. features a “Chipotlane” drive-thru. Scott Woodard and Derrick Dougherty of Marcus & Millichap procured the buyer, a private net-lease owner based in New York. The undisclosed seller developed the site, which is located adjacent to Southland shopping center and the University of Toledo Medical Center.

Glenstar Secures 100,000 SF in Office Leases at Presidents Plaza in Chicago

CHICAGO — Glenstar has executed three office leases totaling 100,000 square feet at Presidents Plaza, a two-tower, 831,442-square-foot office complex situated near the Chicago O’Hare International Airport. A joint venture between Glenstar and a private investor purchased the property in October 2024. FM, a global commercial property insurance and loss prevention company, will relocate its regional office from Park Ridge, Ill., to a 40,000-square-foot space at Presidents Plaza. Formerly known as FM Global, the company has a network of offices in the U.S. and internationally. Glenstar also executed a 40,000-square-foot lease with Do It Best, a Fort Wayne, Ind.-based home improvement retailer that acquired True Value last year. In the third lease, current tenant Meitheal Pharmaceuticals signed a 20,000-square-foot expansion that doubles its footprint to 40,000 square feet. Presidents Plaza ownership is investing $16 million in improvements across the two buildings. A golf simulator is slated to open this summer. Spec suites are also being constructed. These improvements add to the property’s $34 million in renovations completed in 2022 that included the redevelopment of a three-story atrium lobby, three-level health club, fully renovated lounge, café with seating and conference center.

Hope Network Opens $40M Affordable Housing Development in Grand Rapids

GRAND RAPIDS, MICH. — Hope Network has opened Eastpointe Commons, a $40 million affordable housing development in Grand Rapids. Formerly the Fulton Manor property, the 118-unit community was completely renovated and is now fully leased. The 182,018-square-foot complex features 79 one-bedroom units, 34 two-bedroom units and five three-bedroom apartments. The property is home to a mix of residents, including veterans, seniors and people with disabilities. Hope Network offers social services and case management onsite. Amenities include a children’s room, exercise room, multipurpose room, courtyard and grilling area. The project team included DeStigter Architecture and Pioneer Construction. The building has earned GREEN Energy certification from the Enterprise Green Communities. Financing for the project came from UnitedHealth Group, Cinnaire Corp., Fifth Third Bank, CPC Financial, HUD CPF Community Grant and the City of Grand Rapids MEDC Grant.
