MINNEAPOLIS — Kraus-Anderson has completed construction of Ironclad, a new $100 million mixed-use development located at Chicago and Washington avenues in the historic Mills District near U.S. Bank Stadium in downtown Minneapolis. Owned and developed by Kharbanda Management, the 418,864-square-foot project includes residential, hospitality and retail space within the East Town district and the Downtown East neighborhood. Designed by Minneapolis-based Collage Architects, the project features a 14-story, 172-unit apartment building and an eight-story Moxy-branded hotel. Managed by Graves Hospitality Corp., the 140-room Moxy hotel is part of a new hotel franchise by Marriott Hotels. Moxy is a boutique concept focused on millennials, combining both style and affordability. Ironclad is situated on the site of the former Union Grain Elevator, which was built in 1867 and was one of the earliest and largest wood grain elevators in Minneapolis. The Chicago, Milwaukee and St. Paul railways used the grain mill as a connection into the rail facilities in the Mill District. The Ironclad name stems from a fire in the historic building that damaged its original wooden elevator, which was rebuilt with an “iron clad” elevator to better protect the structure against future fires.

GRAND RAPIDS, MICH. — Pioneer Construction has completed construction of 601 Bond Apartments in downtown Grand Rapids. Ghafari Associates provided architecture and interior design services for the 16-story, 202-unit development. Time Equities is the developer and KMG Prestige is the property manager. The property includes covered parking and 4,000 square feet of retail space. Additional amenities include a rooftop deck, fitness center, lounge and pet grooming station. Monthly rental rates start at $1,399.

CHICAGO — Essex Realty Group has brokered the sale of a 41-unit multifamily building in Chicago’s Logan Square neighborhood for $5.3 million. The property is located at 1627 N. Humboldt Blvd., near the 606 Bloomingdale Trail. The 33 studios and eight one-bedroom units are fully renovated. Doug Imber, Kate Varde and Clay Maxfield represented the seller, a venture of 1627 N. Humboldt HHI LLC. The seller purchased the property for $2.8 million in 2015. Jim Darrow, Jordan Gottlieb and Jordan Multack represented the buyer, 1627 Humboldt LLC.

NEW BERLIN, WIS. — Founders 3 Real Estate Services has arranged a 28,930-square-foot flex industrial lease in New Berlin. Brett Deter and Scott Revolinski of Founders 3 represented the landlord, LCM Funds 50 Tennis LLC. The tenant, GWI Ventures LLC, is a company founded to expand opportunities for youth and adult sports in Southeast Wisconsin. It intends to develop an indoor sport court facility for operating leagues and providing training space.

DES PLAINES, ILL. — Cawley Chicago has negotiated three lease transactions totaling 17,432 square feet at 1111 E. Touhy Ave. in Des Plaines. Cawley represented the landlord, Siete7 LLC in each lease. Architectural and engineering firm Kellermeyer, Godfryt Hart signed a lease for 10,153 square feet. Andrew Kaplan of CBRE represented the tenant. RelaDyne, a distributor of packaged and bulk oils, lubricants and fuels, leased 6,346 square feet. Kevin Segerson and Dan Graham of CBRE represented the tenant. Ryan Freed, Tony Russo and Rawly Lantz of Cawley also arranged a nearly 1,000-square-foot lease with an undisclosed tenant. Siete7 plans to roll out new amenities and property enhancements at the five-story building this summer.

LOMBARD, ILL. — PCCP has provided a $33.1 million senior loan for the refinancing of Apex 41, a five-story, 181-unit apartment community in Lombard. The loan will pay off the existing construction loan and provide additional time for lease-up and stabilization of the property. Apex 41 is situated on a three-acre site at 2760 S. Highland Ave. Completed in March 2017, the property is atop a two-story parking garage. Amenities include a pool, clubhouse, golf simulator and dog run. GSP Development was the borrower.

GRETNA, NEB. — NorthMarq has arranged an $11.5 million loan for the refinancing of Avenue 204 at Royal View, a 120-unit apartment property in Gretna, about 20 miles southwest of Omaha. The property, located at 10816 S. 204th St., features one- and two-bedroom floor plans with in-unit washers and dryers. Amenities include a pool, fitness center, grilling area and clubhouse. Josh Larsen of NorthMarq arranged the 10-year loan, which features a 30-year amortization schedule. A life insurance company provided the loan.

KANSAS CITY, KAN. — Skyline LLC and ND Consulting have acquired Silver City Apartments in Kansas City for $8.9 million. Originally built in the 1970s, the 160-unit property underwent a tax credit renovation in the mid-1990s. Dan Piatkowski of Affordable Housing Investment Brokerage Inc. brokered the transaction. Commercial Group, a Topeka, Kan.-based owner and operator, sold the asset. The buyers were interested in the HAP contract in place at the property and plan to expedite renovations needed. A tax credit renovation is the renovation of an existing property in effort to provide quality affordable housing to low-income tenants, according to Piatkowski. In exchange for tax credits and other fees, which lessen a developer’s financial exposure, developers renovate properties that are often project-based Section 8, agreeing to specific rental restrictions for a certain period of time based on tenant’s income. All different types of debt service are used to finance these types of properties, including Freddie Mac, Fannie Mae, HUD and other loan programs.

ELKHART, IND. — Marcus & Millichap has negotiated the sale of Goshen Village Shoppes in Elkhart for $5 million. The 37,135-square-foot retail property is located at 4542 Elkhart Road. Built between 2004 and 2006, the property is 75.2 percent occupied by Little Caesars Pizza, AT&T, Panera Bread, Mattress Warehouse, Great Clips and Starbucks. Jordan Goodman, Jeff Rowlett and Matt Fitzgerald of Marcus & Millichap brokered the transaction. Buyer and seller information was not disclosed.

WHITE BEAR LAKE, MINN. — KW Commercial has brokered the sale of the Birch Lake Professional Building for $3.2 million. The two-story, 29,000-square-foot office building is located at 1310 Highway 96 in White Bear Lake, about 20 miles northeast of Minneapolis. The property is home to 28 tenants. David Lund and Andy Manthei of KW Commercial represented the buyer, Lenny Enterprises II LLP, in the 1031 tax-deferred exchange transaction. The seller was not disclosed.
