CHAMPAIGN, ILL. — Berkadia has arranged the sale of the Mattis portfolio, a four-property multifamily portfolio in Champaign, for $9.1 million. The properties are located within a few blocks of each other along Mattis Avenue and total 194 units. Developed in the late 1960s and mid-1970s, the assets offer a variety of floor plans. Properties include Stonleigh Court, Colonial South, Colonial Village and Continental Plaza. Parker Stewart, Ralph DePasquale and Alex Blagojevich of Berkadia marketed the properties on behalf of the seller, Royse & Brinkmeyer. New York-based Everest Equities was the buyer.

CHESTERFIELD, MO. — Mid-America Real Estate Corp. and Pace Properties have negotiated the sale of Chesterfield Valley Square in Chesterfield, about 20 miles west of St. Louis, for an undisclosed price. The 53,928-square-foot retail center is fully occupied. Tenants include Sherwin Williams, U.S. Bank, Bar Louie, Athletico and Oishi Sushi & Steakhouse. Ben Wineman of Mid-America and Scott Seyfried of Pace represented the seller, a St. Louis-based private investor. The Staenberg Group purchased the asset.

OXFORD, MICH. — Dominion Real Estate Advisors (DRA) has brokered the sale of a 20,000-square-foot industrial building in Oxford, about 40 miles north of Detroit. The sales price was not disclosed. The property is located at 675 S. Glaspie St. Barry Landau of DRA represented the seller, Village Building Rental LLC. North Oakland Transportation Authority Inc. purchased the building. The company is a transportation service for senior, disabled and low-income residents of Northern Oakland.

WESTMONT, ILL. — JLL has signed a long-term lease to anchor Oakmont Point, a redevelopment project underway by Ryan Cos. in Westmont. The commercial real estate services firm will consolidate its existing operations in Westmont and Lombard to occupy the new 67,000-square-foot office this fall. Oakmont Point is an 18-acre office complex. Upon redevelopment, the property will feature three buildings that can accommodate users from 25,000 to 275,000 square feet. Amenities will include a conference center, Wi-Fi lounge, fitness center, deli and outdoor spaces.

DAYTON, OHIO — Hunt Real Estate Capital has provided a $33.2 million Freddie Mac loan for the refinancing of Water Street Residential in Dayton. The newly constructed apartment complex is located at 427 Water St. and consists of 269 units housed within seven buildings. There are 21 different floor plans and the unit mix includes 161 one-bedroom units, 93 two-bedroom units and 15 three-bedroom units. Amenities at the property, built in two phases in 2015 and 2018, include a clubhouse, movie theater room, business center and pool. Chad Kiner and A.J. Mangan of MSF Real Estate Capital Inc. arranged the 15-year, permanent loan, which replaced a short-term bridge loan that the borrower put in place in October. Water Street Residential I LLC was the borrower.

NORMAL, ILL. — Marcus & Millichap has brokered the sale of Lincoln Park Townhomes in Normal for $6.8 million. The 39-unit student housing property is located at 609 S. Fell Ave. near Illinois State University. Each unit features four bedrooms and four bathrooms. Eric Bell and Mitchell Kiven of Marcus & Millichap marketed the property on behalf of the undisclosed seller.

CHICAGO — Merchants Capital has opened a production office located at 131 S. Dearborn St. in Chicago. This is the company’s fourth office nationwide. Lee Oller has been hired as executive vice president to lead the Chicago team. Joining Oller are three senior vice presidents: Susan Schnoll, Alan Cravitz and Brian Black. Merchants Capital is a multifamily, affordable housing and healthcare lender.

DUNDEE, MICH. — Greystone Bel Real Estate Advisors has arranged the $1.1 million sale of Highland Terrace in Dundee, about 50 miles southwest of Detroit. Built in 1984, the 24-unit apartment property is located at 625 Rawson St. The property traded at a cap rate of 8.6 percent. Buyer and seller information was not disclosed.

CHICAGO — Home Chef has unveiled plans to move its headquarters into the redeveloped Old Post Office in Chicago this year. Home Chef, which merged with The Kroger Co. in 2018, will use the new space to accelerate growth, develop new products and expand its offerings. The company, which produces meal kits, will occupy 74,000 square feet. Home Chef currently has more than 750 employees in the Chicago area at its corporate offices in the Wrigley Building, satellite offices and distribution center in Bedford Park. The renovation of the Old Post Office Building is an $800 million project currently underway by owner 601W Cos. to transform the property into office space. Other tenants who have recently signed leases include Walgreens, Ferrara Candy Co. and AbelsonTaylor.

FORT WAYNE, IND. — Vermillion Development, a Chicago-based real estate firm, has opened Silver Birch Fort Wayne, an affordable seniors housing community in Fort Wayne. Design and engineering firm HED partnered on the project. The 97,000-square-foot community sits on 4.2 acres and features 119 units. The assisted living facility offers studio and one-bedroom units for older adults in need of supportive housing. Silver Birch Fort Wayne is the eighth facility opened by Silver Birch Living, which is the operational arm of Vermillion. The property is adjacent to a golf course, which was recently acquired by a nearby university to be repurposed as a fitness center.
