BOLINGBROOK, ILL. — Ulta Beauty has expanded its corporate headquarters in Bolingbrook by 70,720 square feet. The company now leases nearly 379,000 square feet at Tallgrass Corporate Center, which is a 533,365-square-foot Class A office building. Middleton Partners, the landlord, is adding a new tenant lounge in the building. Existing amenities include a fitness center, conference center, cafeteria and outdoor walking path. Ulta Beauty has maintained its headquarters at Tallgrass Corporate Center since 2008. Francis Prock, Dave Florent and Brent Jacob of Colliers International represented Middleton Partners in the lease expansion.

MILWAUKEE — MLG Capital has acquired Frederick Lofts in Milwaukee for $16 million. The 100-unit multifamily complex is located in The Brewery neighborhood. Amenities include a resident clubhouse, fitness center, yoga room, media room, underground parking and rooftop deck. MLG Capital plans to upgrade the unit interiors in order to maintain the property’s Class A status.
DETROIT — Union Joints will anchor the new Little Caesars world headquarters campus expansion at the corner of Woodward Avenue and Columbia Street in Detroit. The 14,000-square-foot restaurant will feature a second-floor patio that faces Comerica Park, home of the Detroit Tigers. Level One Bank has secured construction financing and completion is slated for the end of the year. Union Joints is an independent restaurant group that owns and operates nine locations, including The Clarkston Union, Union General Store, Union Woodshop, Vinsetta Garage, Fenton Fire Hall, Pumphouse Custard, Honcho, Gran Castor and Bunkhouse Burgers. The company is based in Clarkston, Mich. and is known for its mac and cheese.
MILLARD, NEB. — Darland Construction Co. has broken ground on the new CHI Health Clinic Millard, a 38,844-square-foot facility near Omaha. The clinic will feature 59 exam rooms and focus on primary care with specialties of radiology, ultrasound, behavioral health, nutrition and physical therapy. The property will be located south of an existing clinic near 153rd and Q streets. A partnership between CHI Health and Denver-based NexCore Group is developing the project. Completion is slated for spring 2020.
CHICAGO — Hines and McCaffery Interests have opened The Apartments at Lincoln Common, a 538-unit apartment property on Lincoln Avenue in Chicago. Skidmore, Owings and Merrill and Antunovich Associates designed the two-tower property, which features one-, two- and three-bedroom units as well as penthouses. Amenities include a coworking lounge, game room, clubroom, fitness center, yoga studio, 20th-floor rooftop lounges and concierge services. Monthly rents start at $1,814 for studios.
GRIMES, IOWA — R&R Realty Group has completed a 300,000-square-foot speculative warehouse in Grimes, 16 miles northwest of Des Moines. Known as Prairie III, the building is the most recent addition to Prairie Business Park, an 800,000-square-foot development located near the intersection of Highway 141 and I-80. Two other warehouses have been completed and a fourth is planned. Each building has a clear height of 32 feet and an ESFR system.
EVANSTON, ILL. — Marcus & Millichap has negotiated the sale of 820 Davis St., a 76,239-square-foot office building in Evanston, for $10.6 million. The five-story building is located four blocks south of Northwestern University. Stephen Lieberman of Marcus & Millichap marketed the property on behalf of the seller, a North Shore-based private family that had owned the property for nearly 20 years. Lieberman also procured the buyer, Free Market Ventures, a Chicago-based private investment group. The buyer plans to do an extensive renovation and modernization of the building.
JOHNSTOWN, OHIO — Cooper Commercial Investment Group has brokered the sale of Kyber Run in Johnstown near Columbus for $2.7 million. The 15,292-square-foot retail center is home to five tenants and is shadow anchored by Kroger. Bob Havasi and Dan Cooper of Cooper represented the seller, an East Coast-based private investment group. The sales price represents a cap rate of 7.95 percent.
NEW BERLIN, WIS. — Founders 3 Real Estate Services has arranged the sale of a 21,761-square-foot industrial building in New Berlin for $1.8 million. The property is located at 5462-5482 S. Westridge Drive. Brett Deter of Founders 3 represented the buyer, Olive Square Realty LLC. WLC Properties LLC was the seller.
Kellogg to Sell Cookie and Snack Businesses for $1.3B, Including Seven Food Manufacturing Facilities

BATTLE CREEK, MICH. — Kellogg Co. (NYSE: K) has agreed to sell select businesses in its cookie, snack and pastry lines to Italian candy giant Ferrero Group for $1.3 billion. The sale also includes six Kellogg-owned food manufacturing facilities across the United States, as well as a Kellogg-leased facility in Baltimore. The six food plants include two assets in Chicago; two in Florence and Louisville, Ky.; one in Allyn, Wash.; and another in Augusta, Ga. Ferrero and its affiliated companies will acquire Kellogg brands such as Keebler, Mother’s, Famous Amos, Murray’s and Murray’s Sugar Free, as well as cookies manufactured for Girl Scouts of the U.S.A. by Little Brownie Bakers. The sale also includes Kellogg’s fruit and fruit-flavored snacks, pie crusts and ice cream cones businesses. In 2018, these combined businesses recorded net sales of nearly $900 million and operating profit of approximately $75 million, according to Kellogg. The Battle Creek-based food manufacturer will retain the rest of its North American snacking businesses, including its crackers, salty snacks, healthy snacks and toaster pastries brands such as Pop-Tarts, Eggo, Cheez-It and Pringles.
