EVANSTON, ILL. — Marcus & Millichap has negotiated the sale of 820 Davis St., a 76,239-square-foot office building in Evanston, for $10.6 million. The five-story building is located four blocks south of Northwestern University. Stephen Lieberman of Marcus & Millichap marketed the property on behalf of the seller, a North Shore-based private family that had owned the property for nearly 20 years. Lieberman also procured the buyer, Free Market Ventures, a Chicago-based private investment group. The buyer plans to do an extensive renovation and modernization of the building.

JOHNSTOWN, OHIO — Cooper Commercial Investment Group has brokered the sale of Kyber Run in Johnstown near Columbus for $2.7 million. The 15,292-square-foot retail center is home to five tenants and is shadow anchored by Kroger. Bob Havasi and Dan Cooper of Cooper represented the seller, an East Coast-based private investment group. The sales price represents a cap rate of 7.95 percent.

NEW BERLIN, WIS. — Founders 3 Real Estate Services has arranged the sale of a 21,761-square-foot industrial building in New Berlin for $1.8 million. The property is located at 5462-5482 S. Westridge Drive. Brett Deter of Founders 3 represented the buyer, Olive Square Realty LLC. WLC Properties LLC was the seller.

BATTLE CREEK, MICH. — Kellogg Co. (NYSE: K) has agreed to sell select businesses in its cookie, snack and pastry lines to Italian candy giant Ferrero Group for $1.3 billion. The sale also includes six Kellogg-owned food manufacturing facilities across the United States, as well as a Kellogg-leased facility in Baltimore. The six food plants include two assets in Chicago; two in Florence and Louisville, Ky.; one in Allyn, Wash.; and another in Augusta, Ga. Ferrero and its affiliated companies will acquire Kellogg brands such as Keebler, Mother’s, Famous Amos, Murray’s and Murray’s Sugar Free, as well as cookies manufactured for Girl Scouts of the U.S.A. by Little Brownie Bakers. The sale also includes Kellogg’s fruit and fruit-flavored snacks, pie crusts and ice cream cones businesses. In 2018, these combined businesses recorded net sales of nearly $900 million and operating profit of approximately $75 million, according to Kellogg. The Battle Creek-based food manufacturer will retain the rest of its North American snacking businesses, including its crackers, salty snacks, healthy snacks and toaster pastries brands such as Pop-Tarts, Eggo, Cheez-It and Pringles. O’FALLON, MO. — Cosmos Corp., a pet care manufacturing company, has unveiled plans to expand its presence in Missouri with a $25.7 million new headquarters in O’Fallon, about 17 miles east of St. Louis. The 240,000-square-foot property will serve as the site for all administration, manufacturing and distribution operations. The new facility will create approximately 60 full-time jobs. Wentzville-based Cosmos provides a variety of pet grooming, dental and natural flea and tick products under its TropiClean and Naturel Promise brand lines. The company currently employs more than 100 people locally and has outgrown its existing facility. Its nonprofit organization, Gifts of Love, will be co-located at the new O’Fallon headquarters. Completion of the new facility is slated for early 2020.

YPSILANTI, MICH. — Greystone has provided an $11.2 million Fannie Mae loan for the refinancing of Ranches of Rosebrook in Ypsilanti. The 302-unit multifamily property features 650-square-foot two-bedroom units. Cary Belovicz of Greystone sourced the loan, while John Marr of Greystone originated the loan. Terms of financing were not disclosed.

CHICAGO — Marcus & Millichap has arranged the sale of the third and fourth floors of the Museum of Broadcast Communications (MBC) building in Chicago’s River North neighborhood for $6 million. The property, located at 360 N. State St., is a four-story, mixed-use condo building totaling approximately 54,000 square feet. Until the sale, the MBC utilized the upper three floors, but will now consolidate operations on the second floor. STK Chicago, a restaurant, occupies the ground floor. Kyle Stengle and Stephen Lieberman of Marcus & Millichap marketed the floors on behalf of the museum. Fern Hill Co., a privately held real estate development and investment firm in Chicago, was the buyer.

ELK GROVE VILLAGE, ILL. — ML Realty Partners has acquired a 218,000-square-foot industrial building located at 701 Devon Ave. in Elk Grove Village for an undisclosed price. The property features a clear height of 24 feet and 16 exterior docks. Steve Stone of Cushman & Wakefield represented ML Realty in the sale. The seller was not disclosed.

ROCHESTER, MINN. — Kraus-Anderson Construction has completed The Hilton Downtown Rochester. Avra Hospitality will manage the 264-room luxury hotel, which will welcome its first guests on April 16. The top floor features premier suites with concierge services. Amenities include a rooftop terrace, fitness center, pool, sauna, steam room and spa. Onsite dining options include Benedict’s and Pittsburgh Blue Steakhouse. Rochester-based Titan Development & Investments in partnership with Chicago-based Harbor Bay Real Estate Advisors developed the project. HGA Architects and Engineers designed the hotel. First National Bank of Omaha provided debt financing.

EAGAN, MINN. — JLL Capital Markets has arranged a $52.5 million loan for the acquisition of Grand Oak Business Park in Eagan. The 10-building business park is located on 83.5 acres of land. The Class A property comprises eight office buildings and two retail buildings for a total of 550,224 square feet. The buildings were constructed between 1999 and 2007. The property is 92 percent occupied. Adam Schwartz, Aaron Appel, Keith Kurland, Jonathan Schwartz, Matt Collins and Patrick Heitmann of JLL arranged the loan on behalf of the borrower, Group RMC. Morgan Stanley provided the loan.
