BUFFALO GROVE, ILL. — Marcus & Millichap has brokered the sale of Creekside Commons in Buffalo Grove for $4.1 million. The 23,058-square-foot retail center is located at 1101 Weiland Road. Tenants include 7-Eleven, Re/Max, Creekside Dental, Tokyo Nails, Pizanoz Pizza and State Farm Insurance. Mitchell Kiven of Marcus & Millichap marketed the property on behalf of the seller, a Libertyville, Ill.-based partnership of real estate investors. Kiven also sourced the buyer, Shiner Buffalo Creek LLC, a retail developer and investor.

MILWAUKEE — J. Jeffers & Co. has broken ground on the Huron Building, an 11-story, Class A office development in Milwaukee. Located in the downtown’s Third Ward, the project will span 163,000 square feet. Law firm Husch Blackwell has pre-leased 48 percent of the property. Completion is slated for December 2020. J. Jeffers & Co. received a $39 million construction loan from Associated Bank and a $21 million equity investment, including $14 million raised on crowdfunding platform CrowdStreet. The developer will also own and operate the property. Madison, Wis.-based Stevens Construction is the general contractor.
URBANDALE, IOWA — Hy-Vee Inc. will open a “Fast & Fresh” store at Prairie Tower Business Park in Urbandale. The West Des Moines-based supermarket chain will also open an accompanying gas station and drive-up coffee shop. Prairie Tower Business Park is the latest of R&R Realty Group’s developments within the area. The 74-acre project will include retail and office buildings along Meredith Drive.
PLAINFIELD, ILL. — Wight & Co. has completed the Prairie Activity and Recreation Center (PARC) for the Plainfield Park District. The 37,000-square-foot building was designed to be both a Passive House U.S.-certified facility and a net-zero energy building. Passive House certification means that building systems, insulation and windows create an air-tight structure that keeps the indoor temperature consistent every day of the year. A net-zero building is one in which the amount of energy used by the building on an annual basis is roughly equal to the amount of renewable energy created onsite. PARC features 28,600 square feet of solar panels. The two-story building includes a 4,000-square-foot fitness center and studio with a full-size basketball court, walking track and a 1,600-square-foot multipurpose room for classes and special events. A preschool suite features four classrooms.
DETROIT — Greystone Bel has brokered the sale of Wayne Court Apartments in Detroit for $3.9 million. The 45-unit apartment building is located along Cass Avenue near Little Caesars Arena. The property, built in 1925, also includes two retail spaces. Buyer and seller information was not disclosed.
WAVERLY, IOWA — Marcus & Millichap Capital Corp. has arranged a $3.6 million non-recourse loan for the refinancing of Legacy Apartments in Waverly in northeastern Iowa. The 34-unit apartment property was newly constructed. The loan features a 15-year term, 30-year amortization schedule and a fixed rate of 4.52 percent. The borrower was a development group.
WAUWATOSA, WIS. — Hospitality Properties Trust has acquired the 198-room Crowne Plaza Milwaukee West in Wauwatosa for $30 million. The full-service hotel, built in 2008, includes 6,100 square feet of meeting space, a health and fitness center, indoor pool, restaurant and lounge. IHG operates the property. Atlanta-based Peachtree Hotel Group was the seller, according to local media.
LAWRENCE, KAN. — Cushman & Wakefield has negotiated the sale of The Connection at Lawrence, an 888-bed student housing community located near the University of Kansas campus in Lawrence. Travis Prince, Victoria Marks, Gib Kerr and Jeffrey Bentz of Cushman & Wakefield represented the unnamed seller in the transaction. University Partners acquired the property for an undisclosed price. The Connection at Lawrence was built in 2010 and features 14 three-story buildings offering one-, two-, three- and four-bedroom, fully furnished units. Shared amenities include a 24-hour fitness center, charcoal grills, lighted basketball and sand volleyball courts, a tanning bed, two resort-style swimming pools, a heated spa, game room, computer lounge, clubhouse, private study rooms, an outdoor fireplace and a private shuttle to campus.
HIAWATHA, IOWA — Marcus & Millichap Capital Corp. has arranged a $15 million loan for the acquisition of an 80,000-square-foot medical facility in Hiawatha. Mercy Medical Hospital has a 20-year lease at the property while Wolf Eye Clinic has a 14-year lease. The five-year loan features a 30-year amortization schedule, a 70 percent loan-to-value ratio and a fixed rate of 4.58 percent. Borrower information was not disclosed.
KENTWOOD, MICH. — Pathway to Living has completed a $2.1 million renovation of Azpira Place of Breton, an 81-unit assisted living and memory care community in Kentwood near Grand Rapids. Pathway acquired the property, formerly known as Elmcroft of Kentwood, in February 2018. Pathway’s improvements to the property included upgraded common areas with new paint, carpeting and furniture; a remodeled community room and the addition of a fireplace in the dining room. Pathway also added an exercise room. All units received new paint, carpet and remodeled kitchenettes. The memory care portion received new windows, artwork and furniture.
