BIRMINGHAM, MICH. — Developer CA Ventures and architect Harley Ellis Devereaux (HED) have completed The Sheridan at Birmingham, a 122-unit seniors housing project in Michigan. The 111,264-square-foot property includes 83 assisted living units and 39 memory care units. The assisted living portion is contained in a four-story building. The one-story memory support portion is tucked behind the assisted living units and opens into an enclosed garden. HED designed a series of landscaped gardens and courtyards on the 3.7-acre site.

WEST LAFAYETTE, IND. — Money360 has provided a $7 million bridge loan for the refinancing of a 446,222-square-foot office property in West Lafayette. The three-year, nonrecourse loan features a loan-to-value ratio of 66.8 percent and a floating rate. The borrower was not disclosed.
MERIDIAN TOWNSHIP, MICH. — Martin Commercial Properties has arranged the sale of a 7,400-square-foot retail property located at 3490 Okemos Road in Meridian Township near Lansing. The sales price was not disclosed. Shawn O’Brien of Martin represented the buyer, Tommy Hannawa of Affinity 8 Investments LLC, which also purchased a neighboring Tim Horton’s property. Property renovations are scheduled to begin in the next 90 days. The seller was not disclosed.
Recently, my national research colleagues released “The Top 10 Commercial Real Estate Trends for 2019,” a piece featuring predictions on subjects such as trade tensions, labor shortages and the evolution of “co-everything.” Of all the predictions, one stood out as being especially relevant for the Indianapolis industrial market as we inch further into 2019. Indianapolis has lacked industrial space for occupiers seeking to grow, particularly in smaller segments. The great news is that the market is well on its way to remedying this ailment. Demand causing shortage As we all know, the industrial sector is undergoing an e-commerce revolution. This has created a rush of demand by retailers and third-party logistics (3PL) providers for distribution and warehouse space, especially in cities like Indianapolis, which historically has been recognized for logistics strength. As a result, industrial market fundamentals have generally tightened across much of the United States. In the fourth quarter of 2018, the U.S. industrial vacancy rate fell to 4.8 percent, the lowest rate on record. Similarly, Midwestern markets currently sitting at 4.8 percent vacancy have experienced a 50-basis point decline in vacancy since the fourth quarter of 2017. CHICAGO — Akara Partners has completed the Home2 Suites by Hilton Chicago River North. The 17-story extended-stay hotel is located at 110 W. Huron St. The 206-suite property features complimentary Wi-Fi, sleeper sofas, full kitchens and dishwashers. On-site amenities include a business center, snack bar, outdoor fire pit and combined fitness and laundry facility. The development also includes 5,000 square feet of retail space on two levels. David Goldberg of GoldStreet Partners is marketing the retail space for lease. A grand opening celebration for the property will take place on Tuesday, March 19.
CHICAGO — NXT Capital has provided a $31 million loan for the refinancing of X Chicago, a 99-unit apartment community in Chicago. The project, completed in September 2018, is part of developer PMG’s national portfolio of X Social Communities. X Chicago is located within the University Village neighborhood and is near the Illinois Medical District and the University of Illinois at Chicago. Amenities include a bike room, coworking lab, fitness studio, communal kitchen and rooftop green space. Jimmy Conley of HFF arranged the loan, terms of which were undisclosed.
TOLEDO, OHIO — Thyssenkrupp Supply Chain Services NA Inc. has signed a 119,952-square-foot industrial lease in Toledo. The 1.1 million-square-foot building is situated on 46 acres at 315 Matzinger Road. Ron Jurgenson of Reichle Klein Group represented the landlord, I.B.C. Inc. Jerry Malek of Reichle Klein and Peter J. Kepic of Colliers International represented the tenant. The lease is for four years and five months.
ANN ARBOR, MICH. — An affiliate of Linchris Hotel Corp. has acquired the Holiday Inn Ann Abor near the University of Michigan for an undisclosed price. The 225-room, full-service hotel was developed in 1980 and renovated in 2012. The property features more than 6,800 square feet of meeting space, a full-service restaurant, fitness center, video arcade, business center, salon, pool and tennis and basketball courts. Greg LaBine, Jeff Bucaro, Nicole Aguiar and Matthew Schoenfeldt of HFF arranged a five-year, fixed-rate loan for the acquisition. Loan proceeds will also be used to execute a property improvement plan that will include modernizing the guestrooms, bathrooms and building envelope.
COLUMBUS, OHIO — True Food Kitchen is opening its first location in Ohio at Easton Town Center. Set to open in 2020, the 6,000-square-foot restaurant will feature both indoor and outdoor dining space as well as a bar. True Food Kitchen offers vegetarian, vegan and gluten-free dishes and operates 26 locations in 11 states. Easton Town Center is currently undergoing a $500 million, 16-acre expansion. L Brands, The Georgetown Company and Steiner + Associates make up the development team.
CLEVELAND — Glenmont Capital Management LLC has acquired the Radisson Hotel Cleveland-Gateway for an undisclosed price. The 143-room hotel features a business center, fitness center, 3,500 square feet of meeting space and the Gateway Bar and Grill. The property will undergo a $7 million renovation, including guest rooms, meeting space and public areas. Upon completion, the hotel will be rebranded as a Hotel Indigo, an upscale boutique hotel within the Intercontinental Hotel Group system. Pyramid Hotel Group will manage the hotel, which will stay open during the renovation.
