MILWAUKEE AND GREENFIELD, WIS. — Siegel-Gallagher has arranged two office leases in Wisconsin in separate transactions. In the first transaction, Penrod Software leased 7,151 square feet at the Phoenix Building located at 219-239 N. Milwaukee St. in Milwaukee. Phoenix 219 Investments LLC is the landlord. Shaun Dempsey and Dan Walsh of Siegel-Gallagher brokered the transaction. In the second deal, 2YS & 1K LLC leased 1,838 square feet to Thrivent Financial at Forest Green Executive Center I. The office building is located at 8555 W. Forest Home Ave. in Greenfield. Shaun Dempsey brokered the deal.

RACINE, WIS. — The Dickman Company Inc./CORFAC International has arranged a 2,400-square-foot industrial lease for Elwood Corp. in Racine, approximately 25 miles south of Milwaukee. Vail Rentals owns the 14,400-square-foot, multi-tenant building, located at 2723 Carlisle Ave. Cale Berg and Anthony Huenerbien of The Dickman Co. were the sole brokers in the transaction.

MILWAUKEE, WIS. — Ogden & Co. Inc. has arranged the sale of four student housing buildings in Milwaukee that serve students of Marquette University. The assets sold for $6.8 million. Wiegand Investments sold the assets to Charles Tunkieicz Farms Inc. Ogden & Co. will manage the property. Michael Seramur and David Tighe of Ogden & Co. represented the seller, Wiegand Investments, in the transaction. Brett Garceau and Timothy Janusz of MLG Commercial represented Charles Tunkieicz Farms.

MILWAUKEE AND OCONOMOWOC, WIS. — Siegel-Gallagher has completed the sale of two properties in separate transactions in Wisconsin. In the first transaction, Worthington Properties LLP purchased a 52,250-square-foot industrial property from Brandt/Quirk Realty Co. for an undisclosed price. The property is located at 1880 Executive Drive in Oconomowoc, approximately 35 miles west of Milwaukee. In the second deal, Andover Portland Avenue Associates LLC acquired the Riverfront Plaza, a 108,718-square-foot office building. RFP Office LLC sold the property located at 1110 N. Old World Third St. for an undisclosed price. Patrick Gallagher, Matson Holbrook and Max Schultz of Siegel-Gallagher brokered both transactions.

OAK CREEK, WIS. — The Dickman Company Inc./CORFAC International has arranged a 19,646-square-foot industrial lease for LTL Service of Wisconsin Inc. in Oak Creek, about 12 miles south of Milwaukee. LTL offers nationwide shipping of climate sensitive freight. The property is located at 330 E. Mahn Court. Maggster LLC is the landlord. Samuel M. Dickman Jr., Samuel D. Dickman and Cale Berg of Dickman were the sole brokers in the transaction.

HUSTISFORD, WIS. — The Dickman Company Inc./CORFAC International has arranged the sale of a 17,020-square-foot industrial building in Hustisford, approximately 53 miles northwest of Milwaukee The facility is located at 424-434 E. Rubicon St. Del Oak Holdings LLC purchased the building from Lonann Investments LLC for an undisclosed price. Nick Keys and Anthony Huenerbein of The Dickman Co. represented the seller, and Christine Huber of Belman Homes LLC represented the buyer.

WESTERN WISCONSIN — Winthrop & Weinstine PA served as legal counsel in the sale of eight stores owned by Stop-a-Sec Inc. and Seck Enterprises Inc. TravelCenters of America LLC purchased the eight fuel and convenience stores. All of the buildings are located in western Wisconsin and serve the communities of Balsam Lake, Cushing, Grantsburg, Luck, Osceola, Minong, Webster and Woodville. The stores have operated as Holiday franchised stores. Mark Johnson, Tammera Diehm and Noreen Johnson Sedgeman of Winthrop & Weinstine provided legal services to the sellers. Spencer Cavalier, John Underwood and Andrew LoPresti of Matrix brokered the transactions.

EAU CLAIRE, WIS. — Dougherty Funding LLC has closed a $15.3 million construction loan for Hotel Lismore, a DoubleTree Hotel by Hilton. Dougherty provided the financing to ECHL LLC. The construction involves redeveloping an existing hotel property located in downtown Eau Claire. The new full-service hotel will feature 112 rooms and a 14,406-square-foot convention center. The property will also include a fine dining restaurant, coffee shop, bar/lounge, fitness center and a business center. The convention center renovation is complete and the space is available for use. The entire project is slated for completion by April 2016. Dougherty Funding was the lead lender in the transaction and will also service the loan.

WAUWATOSA, WIS. — The Dickman Company Inc./CORFAC International has arranged a 36,523-square-foot industrial lease in Wauwatosa, a western Milwaukee suburb. U.S. Aluminum Inc. will occupy the space located at 4600 N. 124th St. OTR Wheel Engineering is the landlord. Anthony Huenerbein of Dickman represented OTR Wheel Engineering in the transaction. Kurt Van Dyke of The Barry Co. represented U.S. Aluminum.

MOUNT PLEASANT, WIS. — The Opus Group will break ground on a new 155,844-square-foot industrial project later this month. The speculative building located in Mount Pleasant, a southern Milwaukee suburb, will be the first building in the Mount Pleasant Business Park. The facility will feature 32-foot clear heights, 16 dock doors, three drive-in doors and parking stalls for 151 vehicles. The development will be able to accommodate single or multi-tenant occupancy, and completion is slated for summer of 2016. The building will be owned by a joint venture partnership between Opus Development Co. LLC and Founders Properties LLC. Opus Development will be the developer. Opus Design Build LLC will be the designer and builder, and Opus AE Group LLC will be the architect and structural engineer. Barry Chavin and Curt Pitzen of NAI MLG Commercial will market the property for lease.
