Commonweal Development Corp. Completes Construction on 72,500 SF Office Building in Eau Claire, Wis.

EAU CLAIRE, WIS. — Commonweal Development Corp. has completed construction on a 72,500-square-foot office building for JAMF Software in Eau Claire. The new, Class A property is located in the Phoenix Park area of downtown Eau Claire. Ayres Associates was the architect for the project. Market & Johnson served as the general contractor. The high tech facility is a combination of open office and meeting rooms featuring a fourth floor deck with a view of the Chippewa and Eau Claire rivers. JAMF software specializes in products and support for the Apple platform. The city of Eau Claire is building a parking structure adjacent to the building to serve JAMF and the neighboring Royal Credit Union headquarters.

The Dickman Co. Brokers Sale of 2,000 SF Industrial Building in Lisbon, Wis.

LISBON, WIS. — The Dickman Co./CORFAC International has brokered the sale of a 2,000-square-foot industrial building in Lisbon, approximately 25 miles west of Milwaukee. The property, situated on six acres of land, is located at W230 N9515 Colgate Road. Space4U LLC purchased the building and land from GRR8 Development LLC. Nick Keys and Zach Noble of The Dickman Co. were the brokers involved in the transaction representing the buyer and the seller.

First Hospitality Group to Manage New Hotel in Kenosha, Wis.

KENOSHA, WIS. — Rosemont, Ill.-based First Hospitality Group Inc. will manage the brand new Fairfield Inn & Suites by Marriott in Kenosha/Pleasant Prairie. Construction on Fairfield Inn & Suites by Marriott Kenosha is scheduled for later this year, with plans to open in 2016. Located in the southeast quadrant of highway 165 and I-94, the Fairfield Inn & Suites by Marriott Kenosha will feature 108 guest rooms throughout four stories and convenient amenities including an indoor pool, exercise room and business center. Along with the hotel, the owner of the property, Varin/Kenosha Hotel Partners II, is also interested in developing two adjacent restaurants on site.

OAK BROOK, ILL. — CenterPoint Properties has sold a 10-building industrial portfolio in Wisconsin. The portfolio consists of 1.74 million square feet and 116 acres of land. Erik Foster, Mike Wilson and Christy Wold of Avison Young co-brokered with Chad Vande Zande, represented CenterPoint in the transaction. The building addresses of the properties include W142 N9251 Fountain Blvd. in Menomonee Falls; 5401 W. Donges Bay Road in Mequon; 7025 W. Parkland Court in Milwaukee; 7501 N. 81st St. in Milwaukee; 11925 W. Carmen Ave. in Milwaukee; 2450 S. 170th St. in New Berlin; 16405 W. Lincoln Ave. in New Berlin; 16800 W. Ryerson Road in New Berlin; 2900 S. 160th, St. in New Berlin; and 6736 W. Washington Dr. in West Allis. Paramount Court Association LLC sold the property to 1711 Paramount Court LLC. Bob Gintoft and David Tighe of Ogden & Co. represented the seller in the transaction.

Walker & Dunlop Originates $6.9M in Loans for Two Movie Theaters in Milwaukee

MILWAUKEE — Walker & Dunlop Inc. has originated two CMBS loans totaling $6.9 million for Fox Bay Cinema Grill and Oriental Theater in Milwaukee. The loans were structured with 10-year terms for New Land Enterprises. Both loans were secured by two mixed-use assets, in which the lead tenant at each property is an independent movie theater. Fox Bay Cinema Grill is a 48,391-square-foot independent movie theater that offers “dinner and a movie” by serving guests a meal while they view their selected film. The Oriental Theater, now part of the Landmark Theater group, has been operating continuously since 1927. The Landmark Theater group has grown to 48 theaters and 224 screens in 21 markets. Oriental Theater’s movies focus on independent films. Additionally, a bowling alley and a bar are tenants in the basement of this property. Rob Meister led the Walker & Dunlop team that secured the refinancing for both theaters. New Land Enterprises develops, owns and manages condominiums, apartments and commercial real estate.

Meridian Completes Spec Building in Mount Pleasant, Wis.

MOUNT PLEASANT, WIS. — Meridian Design Build has completed construction on a 132,002-square-foot speculative industrial facility in Mount Pleasant. The building, constructed for Land and Lakes Development, includes 10 loading docks, two drive-in doors and 153 parking spaces. The facility, located about one mile east of I-94, is the first to be built in Land and Lakes’ new 60-acre Mount Pleasant Business Park, which has the potential to accommodate up to 800,000 square feet of new construction. Harris Architects provided architectural services and Pinnacle Engineering Group provided civil engineering work for the project.

Ryan Cos. Completes New Clinic for Children’s Hospital of Wisconsin

DELAFIELD, WIS. — Ryan Cos. US Inc.’s Great Lakes Region has completed the development of the Children’s Hospital of Wisconsin Delafield Clinic, a new 30,000-square-foot clinic in Delafield. The two-story facility is located at 3195 Hillside Drive on a more than five-acre site. Ryan provided development, design-build construction and real estate management services. Ryan’s development/construction team also included division manager Hans Muecke, senior superintendent Les Fialco and senior project assistant Lisa Sefranek. Zimmerman Architectural Studios Inc. served as the project’s architect of record. Eppstein Uhen Architects provided Interior Design services. Associated Bank provided construction financing for the project.

Lee & Associates Arranges Land Sale for Taco Bell in Verona, Wis.

VERONA, WIS. — Lee & Associates has arranged a $625,000 land sale in Verona, approximately 11 miles southwest of Madison. The property is located at 671 Hometown Circle. Steve Doran and Todd Waller of Lee & Associates represented the buyer, Taco Bell of America LLC, in completing the transaction. Taco Bell plans to begin construction on a new restaurant at the location this spring and open this fall.
