WAUWATOSA, WIS. — Dollar Tree has signed a 10,500-square-foot retail lease at 12120 W. Burleigh St. in the Milwaukee suburb of Wauwatosa. Emily Smits and Mike Fitzgerald of Mid-America Real Estate represented the landlord, an entity doing business as CPG Wauwatosa LLC. The shopping center is named Burleigh Square.

MADISON, WIS. — CRG has topped out Chapter at Madison, a 534-bed student housing community rising 10 stories near the University of Wisconsin-Madison. The property is nearly two-thirds preleased ahead of its completion date, which is slated for September 2024. Located at 802 Regent St. within the historic Greenbush neighborhood, Chapter at Madison will feature 165 units in a mix of studio, one-, two-, three-, four- and five-bedroom floor plans ranging from 395 to 1,633 square feet. Monthly rental rates per bed will range from $999 to $1,859. Amenities will include a fitness center, yoga studio, rooftop terrace, underground parking garage and private study spaces. The development will also house 2,200 square feet of ground-floor commercial space. Lamar Johnson Collaborative is the architect, and Madison-based Findorff is the general contractor.
JANESVILLE, WIS. — Serta Simmons Bedding (SSB) has opened a 500,000-square-foot manufacturing plant in Janesville, a city in southern Wisconsin. The facility will produce mattresses and other bedding products under the Serta, Beautyrest and Simmons brands. The plant will be responsible for more than 300 jobs in the local economy, and SSB expects to create additional jobs at the plant over the next few years. Located at 200 Innovation Drive and developed by Zilber Property Group, the new facility consolidates two Rock County plants that were located in Beloit and Janesville. The plant is one of 18 manufacturing plants across the U.S. and Canada operated by SSB. An additional five Serta plants in the U.S. are operated by licensing partners.

BROOKFIELD, WIS. — Wingspan Development Group has opened The Ruby at Brookfield Square, a 231-unit luxury apartment complex in the Milwaukee suburb of Brookfield. The property is nearly 30 percent leased, and first move-ins began in early October. The community, which features two four-story buildings connected by a skybridge, is the first new Class A rental property in Brookfield since 2019, according to Wingspan. Located adjacent to Brookfield Square Mall, the complex features a mix of floor plans ranging from 381 to 1,407 square feet. Amenities include a resort-style pool, dog park, fitness center, yoga studio, pet spa, entertainment lounge, golf simulator, business center and package room. Monthly rents start at $1,595, according to the property’s website.
WHITEHALL, WIS. — Kraus-Anderson (KA) has completed construction of Gundersen Tri-County Hospital, a new hospital and renovated clinic for Gundersen Health System in Whitehall, a small town in western Wisconsin. The new facility replaces the current 60-year-old hospital serving Whitehall, Blair, Independence and surrounding communities. KA also renovated the 17,000-square-foot clinic. Designed by Groth Design Group, the two-story, 68,000-square-foot hospital features 31 private patient rooms, a trauma center and helipad landing zone. Additionally, the project features an ER, imaging, lab, pharmacy, surgical, dietary, rehabilitation and transitional care offerings. A new ambulance and maintenance building is also on the site.

The bar is located within the Middleton Market Food Hall, which is connected to Aviary at Middleton Market Apartments. The Social provides residents and visitors a space to enjoy crafted beverages. SUN PRAIRIE, WIS. — McShane Construction Co. has completed The Wildwood at Main in Sun Prairie, a northwest suburb of Madison. Roers Cos. was the developer. The 172-unit affordable housing community is comprised of two buildings at 150 Schneider Road. Units come in one, two- and three-bedroom layouts. Amenities include a clubroom, fitness center, yoga studio, outdoor patio, playground and storage lockers. A heated underground parking garage provides 209 spaces for residents. Korb + Associates provided architectural services. Income restrictions for residents were not disclosed.
MILWAUKEE AND BROOKFIELD, WIS. — MLG Capital has acquired three multifamily properties in metro Milwaukee. Trostel Square is a 99-unit property located at 1818 N. Commerce St. in Milwaukee. The mid-rise community features direct access to Milwaukee’s River Walk and is situated in the city’s Brewers Hill neighborhood. Norhardt Crossing and Norhardt Apartments are both located on Norhardt Drive in Brookfield. Together, the two properties total 211 units and share a full amenity set at Norhardt Crossing. The seller and sales price were not provided.
DENVER AND MILWAUKEE — Two healthcare REITs, Denver-based Healthpeak Properties (NYSE: PEAK) and Milwaukee-based Physicians Realty Trust (NYSE: DOC), have agreed to enter into an all-stock merger agreement that is valued at roughly $21 billion. Under the terms of the agreement, each share of Physicians Realty Trust common stock will be converted into 0.674 of a share of newly issued Healthpeak common stock. The combined entity will feature a portfolio of roughly 52 million square feet of healthcare assets. On a pro-forma basis, Healthpeak and Physicians Realty Trust shareholders will own approximately 77 percent and 23 percent of the combined company, respectively. The deal is expected to close during the first half of next year. Of the combined 52 million square feet, about 40 million would consist of outpatient healthcare facilities in major gateway markets like Nashville, Atlanta, Dallas, Houston, Phoenix and Denver. Healthpeak CEO Scott Brinker will lead the newly formed company in conjunction with a board of directors comprised of eight existing Healthpeak directors and five existing Physicians Realty Trust directors, including current CEO John Thomas.
