KENOSHA, WIS. — Stream Realty Partners has purchased 90 acres at 10812 Burlington Road in Kenosha. The firm plans to build Somers Trade Center, a 934,505-square-foot speculative industrial development consisting of three buildings. The project site is less than a mile from the I-94 interchange and offers direct access to Chicagoland. Patrick Russo, Dale Todd and Drue Stoehr of Stream worked on the site selection and closing. Stream will partner with Cushman & Wakefield’s Eric Fischer, who will serve as the lead leasing broker. A timeline for completion was not provided.

BROOKFIELD, WIS. — Bellwether Enterprise Real Estate Capital (BWE) has arranged a $6.2 million loan for the acquisition of Shoppes of Brookfield Commons, a retail center in the Milwaukee suburb of Brookfield. The two-building property totals 42,356 square feet. At the time of loan closing, the asset was 54 percent leased. Ryan Morris of BWE arranged the loan on behalf of the borrower, CapRock Real Estate. Ameritas Investment Partners provided the three-year loan, which features a fixed interest rate along with $1 million of future funding for capital improvements and leasing efforts.

DE PERE, VERONA AND BROOKFIELD, WIS. — Starbucks has signed three new retail leases in Wisconsin. The retailer leased 2,200 square feet at 1347 S. Broadway in De Pere, just south of Green Bay. In the second deal, Starbucks inked a lease for 2,200 square feet at 233 Wild Cat Way in Verona, a southwest suburb of Madison. Additionally, the retailer leased 2,200 square feet at 21755 E. Moreland Blvd. in the Milwaukee suburb of Brookfield. Tony Colvin of Mid-America Real Estate represented Starbucks in each of the leases. The landlords in the respective deals were Heritage Holdings 1373 LLC, West Verona Capital LLC and Garni LLC.

IOWA, MONTANA, NORTH DAKOTA, NEBRASKA AND WISCONSIN — Marcus & Millichap has brokered the sale of a 22-property portfolio occupied by Arby’s in the Midwest for $35.1 million. The net-leased assets are located in Iowa, Montana, North Dakota, Nebraska and Wisconsin. Drew Isaac and Brian Bailey of Marcus & Millichap represented the seller, an Arby’s franchisee. As part of the sale, new leases were executed for the properties. The buyer was undisclosed.

BRISTOL, WIS. — Colliers has arranged the sale of a 396,508-square-foot distribution center in Bristol, a city in Southeast Wisconsin. Zebra Technologies, a digital solutions, hardware and software company, fully leases the Class A facility. Built in 2021, the property features a clear height of 36 feet and 74 trailer parking spots. Jeff Devine and Steve Disse of Colliers represented the seller, Janko Group. The buyer and sales price were undisclosed.

EAU CLAIRE, WIS. — Greywolf Partners Inc. has begun development of Station 955, a 258-unit apartment complex in Eau Claire, a city in western Wisconsin. The project at 955 W. Clairemont Ave. is situated near both the University of Wisconsin-Eau Claire and Chippewa Valley Technical College. Station 955 will offer studio, one-, two- and three-bedroom units. Amenities will include a lounge, game area, business center, fitness center, heated underground parking and an outdoor patio with courtyards. Completion is slated for fall 2024. Eau Claire-based Royal Construction is the general contractor, JSD Professional Services is providing civil and landscaping engineering services, and JLA Architects is the project architect.

WISCONSIN — Four Corner Property Trust (FCPT) has acquired a property leased to Midwest Orthopedic Network in Wisconsin for $4.3 million. The tenant has roughly four years remaining on its lease, which features annual rent increases of 2.5 percent. The sales price represents a cap rate of 8.1 percent. Midwest Orthopedic Network operates roughly 30 locations in Wisconsin.

LADYSMITH, WIS. — A $21 million renovation project to be completed by Kraus-Anderson is underway for the Ladysmith School District in Northwest Wisconsin. Designed by Bray Architects, the project encompasses both the middle school and high school and includes a 22,000-square-foot remodel of academic classrooms, 10,131-square-foot gym expansion, 2,764-square-foot media center addition, new roof and other building improvements. The city’s elementary school will also receive a new roof. Completion is slated for summer 2024.

KENOSHA, WIS. — Eagle Foods has signed a 287,000-square-foot industrial lease at 94 Logistics Park in Kenosha. The company will use the space as its Midwest distribution hub. Eagle Foods takes almost half of Building 7, a 599,308-square-foot warehouse featuring a clear height of 36 feet, 62 docks, 70 trailer stalls and parking for 186 cars. Ned Frank and Jim Herbst of Colliers represented the tenant. Frank, along with colleagues Fred Regnery and Steve Stewart, represented the owner, Logistics Property Co.
