CINCINNATI, KANSAS CITY, ST. LOUIS AND KENOSHA, WIS. — BGO Industrial Real Estate Income Trust Inc. (BGO IREIT) has acquired an indirect 34.2 percent ownership interest in a portfolio of Midwest industrial assets valued at approximately $948 million in exchange for 13 million units of its operating partnership. The purchase price of the portfolio was approximately $130 million. The portfolio consists of 29 industrial buildings totaling more than 9.4 million square feet in Cincinnati, Kansas City, St. Louis and Kenosha, Wis. Developed between 2012 and 2023, the portfolio is 90 percent leased to multiple tenants with a weighted average remaining lease term of approximately five years.

MENASHA, WIS. — An affiliate of Phoenix Investors has unveiled plans to convert its industrial property at 2225 American Drive in Menasha into a self-storage facility. Comprising 65,000 net rentable square feet, the property will feature up to 600 self-storage units. There will also be more than 100,000 square feet of RV and boat storage parking and several executive office suites. Formerly operated as a call center, the property is situated near I-41. The single-story building was constructed in 1981 and underwent significant renovations in 1999 and 2020. The self-storage units are slated to be available by early 2024. Store Here Self Storage will operate the facility, marking its third in Wisconsin.
PLEASANT PRAIRIE, WIS. — Dermody Properties has acquired the former We Energies power plant in Pleasant Prairie, a southern suburb of Milwaukee. The firm plans to redevelop the site into a 232-acre campus named LogistiCenter at Pleasant Prairie. Plans call for three logistics buildings totaling 2.4 million square feet that will accommodate built-to-suit opportunities. Mass grading is underway, with building pads ready for vertical construction by the fourth quarter. Given its historic operation supporting southeast Wisconsin’s power grid as a backup power plant, LogistiCenter at Pleasant Prairie has access to abundant power. The site also benefits from large quantities of freshwater service from Lake Michigan.
OAK CREEK, WIS. — Heyday has broken ground on Heyday Oak Creek, a 130-unit build-to-rent community in the Milwaukee suburb of Oak Creek. The project marks Heyday’s second build-to-rent community in Wisconsin. Floor plans come in one-, two- and three-bedroom layouts ranging from 832 to 1,701 square feet. Each residence features an attached two-car garage with personal electric vehicle charging outlets. Private patios or covered porches accompany each home. Residents have access to bike and walking paths as well as a dog parka and community garden. Leasing is slated to begin in early 2024.
MILWAUKEE — CBRE has brokered the $28.7 million sale of 100 East, a 435,000-square-foot office building in Milwaukee. An entity doing business as 100 East PropCo LLC purchased the property from Michael Polsky, the court-appointed receiver for Hertz Milwaukee 100 East Wisconsin LLC. Patrick Gallagher, Matson Holbrook, Bill Bonifas and Matt Cariello of CBRE represented the seller. The new ownership intends to convert 100 East into a multifamily property. The 35-story building is located at 100 E. Wisconsin Ave. and was originally built in 1989. It was 46.5 percent occupied at the time it was marketed for sale.
MILWAUKEE — Marcus & Millichap has brokered the sale of a 12,900-square-foot retail property occupied by CVS Pharmacy in Milwaukee for $3.1 million. The net-leased building was constructed in 2007. Jeff Rowlett of Marcus & Millichap’s The Rowlett Group represented the seller, a local investor group. The Rowlett Group also procured the buyer, a Delaware-based REIT. At the time of sale, there were just under 10 years remaining on the initial 25-year ground lease.
SHEBOYGAN, WIS. — Club Car Wash has purchased two acres at 4433 Vanguard Drive in Sheboygan, about 57 miles north of Milwaukee. The purchase price was undisclosed. Joe Kleiman and Adam Dreier of Mid-America Real Estate represented the buyer. The seller was an entity doing business as 4433 Vanguard Outlots LLC.
OCONOMOWOC, WIS. — McShane Construction Co. has completed construction of Hackney House Apartments, a 302-unit apartment community in Oconomowoc, a western suburb of Milwaukee. Mandel Group developed the 20-building property, which consists of 18 garden-style buildings and two townhome buildings. Amenities include a 4,000-square-foot clubhouse with a fitness center and gourmet kitchen, outdoor pool, outdoor kitchen, pet spa, event lawn, car wash and dog parks. The development was funded in part through HUD 221(d)(4) financing. BSB Design was the project architect.
WAUKESHA, WIS. — Tap-In Golf Bar has leased 6,776 square feet of retail space at Silvernail Plaza in the Milwaukee suburb of Waukesha. The property is located at 2100 Silvernail Road. Emily Smits and Scott Satula of Mid-America Real Estate represented the landlord, Waukesha Retail LLC.
WAUWATOSA, WIS. — M&R Development has opened 2929 on Mayfair, a 258-unit luxury apartment complex in the Milwaukee suburb of Wauwatosa. M&R co-developed the project with Campbell Capital Group. RMK Management is the property manager. Located at 2929 N. Mayfair Road, the property is just down the street from The Mayfair Collection, a 69-acre mixed-use development. Illinois-based M&R has now opened three apartment communities in Wisconsin in the last three years. Units at 2929 on Mayfair range from 453 to 1,282 square feet. Monthly rents range from $1,250 to $2,610. A three-story clubhouse is at the center of the community with an adjoining courtyard and outdoor pool. The shared spaces include an entertainment kitchen, coffee bar, lounge, fitness center, yoga room, business center with private conference rooms and workstations, a pet washing station and package room. There is also a three-level parking garage with car wash and electric vehicle charging stations.
