MILWAUKEE — Senior Living Investment Brokerage (SLIB) has negotiated the sale of eight seniors housing properties in metro Milwaukee for an undisclosed price. The communities feature a total of 449 units. Occupancy averages 84 percent. Jason Punzel, Ryan Saul and Bradley Clousing of SLIB handled the transaction. The seller was a private owner that acquired the communities as value-add deals. The buyer was an experienced assisted living company with an existing portfolio in the Southeast that was looking to expand in the Midwest.

GREEN BAY, WIS. — NAI Greywolf has negotiated the sale of two seniors housing communities in Green Bay. Dawn Davis of NAI Greywolf represented the seller. The portfolio included Bishop’s Court Community, a 69-bed assisted living facility with memory care, and Allouez Sunrise Village, which is a 49-unit residential care apartment complex. The combined 125,711-square-foot portfolio is located on the same campus. The buyer and price were not disclosed.
BROOKFIELD, WIS. — Mid-America Real Estate Corp. has brokered the sale of Brookfield Marketplace in suburban Milwaukee for an undisclosed price. The 90,374-square-foot shopping center is home to Pick ’n Save, Panera Bread, First Midwest Bank, U.S. Cellular, Allstate and Sylvan Learning. Rick Drogosz and Dan Rosenfeld of Mid-America represented the sellers, General Capital Group and Thompson Cos. Jack Stead of Northstar REIS represented the buyer, Grocery Management Partners LLC.
KENOSHA, WIS. — Colliers has arranged the sale of a 270,290-square-foot distribution center in Kenosha for an undisclosed price. The newly constructed building is located at 10200 55th St. The property features a clear height of 32 feet, 28 exterior docks, two drive-in doors and parking for 249 cars. Jeff Devine and Steve Disse of Colliers represented the seller, Panattoni Development Co. Pritzker Realty Group was the buyer.
MENOMONEE FALLS, WIS. — The board of directors of Kohl’s Corp. (NYSE: KSS) has entered into exclusive negotiations with Franchise Group Inc. (FRG) for a period of three weeks in relation to FRG’s proposal to acquire Kohl’s for $60 per share. The purpose of the exclusive period is to enable FRG and its financing partners to finalize due diligence and financing arrangements and for the parties to complete the negotiation of binding documentation. The transaction remains subject to approvals of the board of directors of both companies. Menomonee Falls-based Kohl’s says it remains focused on selecting the path that maximizes value for all Kohl’s shareholders. Kohl’s operates more than 1,100 stores in 49 states. Its stock price closed at $42.12 per share Monday, June 6, down from $54.34 per share one year ago. FRG is a holding company of a collection of brands, including the Vitamin Shoppe.
MILWAUKEE — The Barry Co. has brokered the sale of a historic office building spanning 5,950 square feet in the Prospect Avenue Mansions Historic District of Milwaukee. Built in 1905, the property is located at 1429 N. Prospect Ave. Nick Zurich of Barry Co. represented the seller, LDG Investments LLC. James and Lauren Groh purchased the asset for an undisclosed price.
WAUWATOSA, WIS. — CA Health & Science Trust Inc. (CAHST) has acquired the Mayfair Health Professional Building in Wauwatosa near Milwaukee. The purchase price was undisclosed. The three-story medical office building, which is situated near Mayfair Mall, is more than 90 percent leased to medical practices offering orthopedic, physical therapy, diagnostic imaging and other services. Gino Lollio and Travis Ives of Cushman & Wakefield’s healthcare capital markets team, along with Mike Keane at Cushman & Wakefield’s alliance partner, The Boerke Co. Inc., represented the seller, ICA Real Estate Advisors. Citadel Property Advisors assisted with the transaction. CAHST is a private REIT focused on the acquisition and development of medical office and life sciences facilities across the U.S.
WAUNAKEE, WIS. — Lee & Associates has brokered the $2.5 million sale of a 24,000-square-foot industrial building in Waunakee, a northern suburb of Madison. The property is located at 904 Bethel Circle. Blake George of Lee & Associates represented the seller, Golden Properties LLC. Stimac Holdings LLC, a company that designs and manufactures video games, was the buyer.
Kohl’s Bets on Brick-and-Mortar with Plans to Open 100 Smaller-Format Stores, Revitalize Existing Locations

MENOMONEE FALLS, WIS. — Kohl’s (NYSE: KSS) has announced plans to increase its investment in brick-and-mortar with the addition of 100 new, smaller-format locations over the next four years in previously untapped markets. This expansion follows the pilot of 20 stores featuring the company’s smaller-format design, which averages around 35,000 square feet versus the traditional 80,000-square-foot iteration. In June, the Menomonee Falls-based company will be opening a smaller-format shop in Bonney Lake, Wash., and in the fall, stores are set to open in San Angelo, Texas; Morgantown, W.Va.; Tacoma, Wash.; and Lenox, Mass. Alongside the addition of these new locations, Kohl’s will be modernizing its existing 1,165-store portfolio by transforming the flow of its interiors to include dedicated discovery zones with products from diverse- and female-owned companies. The company will also be expanding its partnership with beauty retailer Sephora through the addition of 850 of its Sephora at Kohl’s shop-in-shops by 2023. Sephora at Kohl’s shops, which typically occupy 2,500 square feet toward the front of the store, offer an expanded collection of the San Francisco-based retailer’s make-up, skin- and hair-care, and fragrance offerings. SAINT FRANCIS, WIS. — JLL Capital Markets has brokered the $15.1 million sale of Whitnall Square in Saint Francis, just south of Milwaukee. Pick ’N Save anchors the 133,421-square-foot shopping center, which was constructed between 1989 and 1991. Other tenants include Petco, Planet Fitness, Harbor Freight Tools, Metro PCS, Dollar Tree, Subway, H&R Block, Bangkok House Restaurant, Hariport, Papa Murphy’s Pizza and P.T. Nails. The center is 96 percent leased. Amy Sands, Clinton Mitchell, Michael Nieder and Jaime Fink of JLL represented the seller, Newport Capital Partners, and procured the buyer, Savitar Realty Advisors.
