APPLETON, WIS. — Faris Lee Investments has arranged the sale of Eisenhower Crossing in Appleton for $4.8 million. The 28,125-square-foot retail strip center features two drive-thrus. Sola Salon Studios is the anchor tenant. Matt Brooks and Joe Chichester of Faris Lee represented the seller, Wisconsin-based Excel Properties LLC. The duo also procured the buyer, a California-based 1031 exchange investor. A local bank provided acquisition financing.

MADISON, WIS. — An affiliate of Next Realty LLC has acquired Essex Square, a 44,000-square-foot retail center in Madison. The purchase price and seller were undisclosed. The property is home to 15 tenants, including Concentra Health Services, Half Price Books, The Camera Store, Allstate, Great Clips and MOKA Coffee. Many of the tenants have operated at the property for more than 20 years. Built in 1987 and located along East Towne Boulevard, Essex Square is situated adjacent to the 790,000-square-foot East Towne Mall. Landmark Credit Union provided acquisition financing.
MADISON, WIS. — Marcus & Millichap has arranged the sale of Sauk Point Square in Madison for $5 million. The 26,350-square-foot retail center is located at 701 N. High Point Road and is home to a mix of local retailers. Marcus & Millichap’s Rowlett Group represented the seller, a group of local investors, as well as the buyer, an out-of-state limited liability company.
WEST ALLIS, WIS. — Colliers has arranged the $4.3 million sale of a 14,079-square-foot retail center in the Milwaukee suburb of West Allis. The recently built property sits at the corner of South 108th Street and West Oklahoma Avenue. Some of the tenants at the fully leased center include HuHot, Tropical Smoothie, Elements Massage and AT&T. Adam Connor, Josh Minkin and Heather Dorfler of the Colliers Wisconsin investment services team represented the seller, a Milwaukee-based private developer. The private buyer is also based in Wisconsin.
GERMANTOWN AND JANESVILLE, WIS. — Zilber Property Group has unveiled plans to build two speculative industrial projects totaling more than 500,000 square feet in Wisconsin. Plans call for a 230,000-square-foot building in Germantown to be named Zilber Industrial 5 at Germantown Gateway Corporate Park. Zilber Industrial 9 at Janesville will span roughly 300,000 square feet. Construction is expected to begin this spring once the developer receives the necessary municipal approvals. Completion is slated for this fall. Each building will feature a clear height of 32 feet and onsite trailer parking. The project team includes Pinnacle Engineering Group and Riley Construction. Stephen Perry Smith Architects is providing design services for the Germantown project, while Zimmerman Architectural Studios is designing the Janesville development. Michael Kleber of Zilber will oversee lease-up of both buildings.
PLEASANT PRAIRIE, WIS. — Venture One Real Estate, through its acquisition fund VK Industrial V LP, has acquired a 196,300-square-foot industrial building in Pleasant Prairie for an undisclosed price. Located at 10550 86th Ave. within LakeView Corporate Park, the property was partially leased to two tenants at the time of sale. The building features 20 exterior docks, three drive-in doors, parking for 160 cars and a clear height of 35 feet. Mike Tenteris, Adam Tyler and Keith Puritz of Cushman & Wakefield represented the undisclosed seller. Puritz, Eric Fischer and Marc Samuels of Cushman & Wakefield will market the remaining 47,932 square feet for lease. VK Industrial V LP is a partnership between Venture One and Kovitz Investment Group.
KENOSHA, WIS. — Physician Real Estate Capital Advisors (PRECAP) has brokered the sale of the Advocate Aurora Health Medical Building in Kenosha for $6.2 million. Aurora Medical Group Inc. (AMG) and MH Imaging fully occupy the 19,678-square-foot medical office building. Scott Niedergang of PRECAP and Nathan Glaisner of Verde Investments LLC represented both parties in the sale. The seller was a physician partnership that developed the facility for its private practice prior to its acquisition by AMG. A commercial real estate company focused on net lease retail, logistics and medical facilities was the buyer.
BRISTOL, WIS. — HSA Commercial Real Estate has unveiled plans to build a new speculative industrial development totaling 1.3 million square feet near its existing Bristol Highlands Commerce Center East in Bristol, about 40 miles south of Milwaukee. The three-building project will be named Bristol Highlands Commerce Center West. HSA plans to start construction on the first 550,000-square-foot building in April with completion slated for July 2023. The two additional buildings will span 417,000 and 357,000 square feet. The project team consists of Partners in Design Architects, Premier Design + Build Group LLC and Pinnacle Engineering Group. CBRE will serve as leasing agent.
WISCONSIN DELLS, WIS. — Quantum Real Estate Advisors Inc. has brokered the $4.4 million sale of an 11,982-square-foot retail strip center in the Wisconsin Dells, a city in central Wisconsin. Starbucks and Applebee’s anchor the property, which is located at 320 State Highway 13. Zack Hilgendorf of Quantum represented the seller, a Midwest-based investor. A California-based buyer purchased the asset.
WHITEHALL, WIS. — Kraus-Anderson will begin construction in March on Gundersen Tri-County Hospital, a new hospital for Gundersen Health System in Whitehall, a city in western Wisconsin. The new facility will replace the current 60-year-old hospital, which serves Whitehall, Blair, Independence and surrounding communities. Completion is slated for fall 2023. Designed by Groth Design Group, the two-story property will span 69,000 square feet and will feature private patient rooms, a trauma center and helipad landing zone. The hospital will offer an ER, imaging, lab, pharmacy, surgical, dietary, rehabilitation and transitional care. A new ambulance and maintenance building will also be constructed on the site.
