BRISTOL, WIS. — HSA Commercial Real Estate has unveiled plans to build a new speculative industrial development totaling 1.3 million square feet near its existing Bristol Highlands Commerce Center East in Bristol, about 40 miles south of Milwaukee. The three-building project will be named Bristol Highlands Commerce Center West. HSA plans to start construction on the first 550,000-square-foot building in April with completion slated for July 2023. The two additional buildings will span 417,000 and 357,000 square feet. The project team consists of Partners in Design Architects, Premier Design + Build Group LLC and Pinnacle Engineering Group. CBRE will serve as leasing agent.

WISCONSIN DELLS, WIS. — Quantum Real Estate Advisors Inc. has brokered the $4.4 million sale of an 11,982-square-foot retail strip center in the Wisconsin Dells, a city in central Wisconsin. Starbucks and Applebee’s anchor the property, which is located at 320 State Highway 13. Zack Hilgendorf of Quantum represented the seller, a Midwest-based investor. A California-based buyer purchased the asset.

WHITEHALL, WIS. — Kraus-Anderson will begin construction in March on Gundersen Tri-County Hospital, a new hospital for Gundersen Health System in Whitehall, a city in western Wisconsin. The new facility will replace the current 60-year-old hospital, which serves Whitehall, Blair, Independence and surrounding communities. Completion is slated for fall 2023. Designed by Groth Design Group, the two-story property will span 69,000 square feet and will feature private patient rooms, a trauma center and helipad landing zone. The hospital will offer an ER, imaging, lab, pharmacy, surgical, dietary, rehabilitation and transitional care. A new ambulance and maintenance building will also be constructed on the site.

MOUNT PLEASANT, WIS. — In April, Ashley Capital is scheduled to break ground on Buildings V and VI at Enterprise Business Park in Mount Pleasant. Both speculative industrial buildings will span 390,000 square feet each and are scheduled for completion in the fourth quarter. The developer has already completed three buildings totaling more than 1.2 million square feet at the business park, which is situated near I-94 and about 30 miles south of Milwaukee. Terry McMahon and Cody Ziegler of Cushman & Wakefield/Boerke and John Sharpe and Tom Boyle of Lee & Associates are the leasing agents for Enterprise Business Park.

GRAFTON, WIS. — NAI Greywolf has brokered the sale of a 36,154-square-foot industrial building in Grafton, about 20 miles north of Milwaukee. The sales price was undisclosed. The property, which features both manufacturing and office space, is located at 1000 Hickory St. and features a clear height of 14 feet. David Hodge of NAI Greywolf represented the buyer, World Emblem, which plans to hire about 75 employees to work out of the facility.

ILLINOIS, INDIANA AND WISCONSIN — Ryan Cos. US Inc. has completed three new healthcare facilities in the Midwest. The properties include Edward-Elmhurst Health Center in Woodridge, Ill.; U.S. Department of Veterans Affairs community-based outpatient clinic in Brownsburg, Ind.; and Froedtert & the Medical College of Wisconsin Community Hospital in Mequon, Wis. The Woodridge facility rises two stories and spans 36,100 square feet at the southwest corner of Route 53 and 75th Street. The property includes offices for primary care physicians and specialists. Additional services include a walk-in clinic, behavioral health, physical therapy, laboratory and diagnostic imaging. The Brownsburg facility is located just west of Indianapolis. The clinic provides primary care and specialty services such as mental health, orthopedics, podiatry, neurology, cardiopulmonary, women’s health, blood draw, optometry, audiology, radiology, prosthetics and physical therapy to veterans. The building also houses a pharmacy, meeting spaces for 175 staff members, food services, a chem lab, training classroom, locker rooms and police services. Lantz-Boggio Architects served as architect. The 17,000-square-foot hospital in Mequon is located across the street from the 89,300-square-foot Froedtert Mequon Health Center that Ryan developed in 2017. WAUSAU, WIS. — Marcus & Millichap has arranged the $17.5 million sale of a 500,000-square-foot industrial property in the central Wisconsin city of Wausau. Located at 500 N. 72nd Ave., the building has served as a Midwest distribution center for Footlocker since its construction in 2001. Christian Hlavinka and Jon Rauh of Marcus & Millichap represented the seller, a partnership. The duo also secured the buyer, a private investor.

NEW BERLIN AND MENOMONEE FALLS, WIS. — Stan Johnson Co. has brokered the sale of two childcare centers net leased to The Learning Experience in suburban Milwaukee for $9.8 million. Both locations were built in 2020 and are situated in New Berlin and Menomonee Falls. Brandon Duff and Matt Spangenberg of Stan Johnson represented the sellers, two private entities based in Atlanta and Chicago. Milo Spector of Stan Johnson represented the San Francisco-based buyer, which completed a 1031 exchange.

MADISON, WIS. — Ready Capital has closed an $8.2 million loan for the acquisition, renovation and stabilization of a 56-unit apartment complex in Madison. The undisclosed borrower plans to renovate unit interiors. The nonrecourse loan features a three-year term, floating rate and interest-only payments.

MONONA, WIS. — Berkadia has negotiated the $10.3 million sale of Fairway Glen in Monona near Madison. The 56-unit, garden-style apartment community was built in 2014. Amenities include a community room, fitness room and underground parking. Ralph DePasquale, Pete Evans, Jack Maloney and Richard Evans of Berkadia represented the seller, Madison-based developer 5001 Monona Drive LLC. Wisconsin-based Spaulding Group was the buyer. The property was 97 percent occupied at the time of sale.
