KENOSHA, WIS. — Brinkmann Constructors has completed two speculative industrial buildings totaling 1.2 million square feet at Flint 94 Commerce Center, a 128-acre industrial park in Kenosha. Flint Development is the developer. One of the buildings totals 735,000 square feet, while the other spans 510,000 square feet. Both facilities feature a shipping office build-out and amenities such as ample heavy trailer parking, ESFR sprinklers and LED lighting.

APPLETON, WIS. — Mid-America Real Estate Corp. has arranged the sale of Westhill Plaza in Appleton for an undisclosed price. The 114,221-square-foot shopping center is 93 percent leased to tenants such as Burlington, Boot Barn and Party City. Rick Drogosz, Emily Gadomski and Dan Rosenfeld of Mid-America represented the seller, CRG Investments. Brookwood Capital Advisors was the buyer.

MANITOWOC, MCFARLAND AND MADISON, WIS. — Marcus & Millichap has arranged the sale of a 158-unit multifamily portfolio in Wisconsin for an undisclosed price. The properties include Benley Manor, Central Park West, Woodland Commons and The Trafalgar Apartments. Benley Manorf and Central Park West, located in Manitowoc, were built between 1996 and 1998 and offer townhome-style units. Woodland Commons in McFarland was built between 2005 and 2006 and offers amenities such as a pool, spa, community room and fitness center. The Trafalgar Apartments in Madison was built in 2005 and features in-unit washers and dryers along with private balconies. Matthew Whiteside of Marcus & Millichap represented the seller, a private investor, and the buyer, a private investor.

MADISON, WIS. — Whole Foods Market will open a 50,000-square-foot store in Madison on Wednesday, Dec. 13. The new store at 4710 Madison Yards Way replaces an existing Whole Foods Market at 3313 University Ave. that had served the community since 1996. The new store anchors the 21-acre Madison Yards mixed-use development, which features retail, restaurant and entertainment space surrounding a central green plaza. The store will feature more than 800 local items from the Midwest.

WAUWATOSA, WIS. — Dollar Tree has signed a 10,500-square-foot retail lease at 12120 W. Burleigh St. in the Milwaukee suburb of Wauwatosa. Emily Smits and Mike Fitzgerald of Mid-America Real Estate represented the landlord, an entity doing business as CPG Wauwatosa LLC. The shopping center is named Burleigh Square.

MADISON, WIS. — CRG has topped out Chapter at Madison, a 534-bed student housing community rising 10 stories near the University of Wisconsin-Madison. The property is nearly two-thirds preleased ahead of its completion date, which is slated for September 2024. Located at 802 Regent St. within the historic Greenbush neighborhood, Chapter at Madison will feature 165 units in a mix of studio, one-, two-, three-, four- and five-bedroom floor plans ranging from 395 to 1,633 square feet. Monthly rental rates per bed will range from $999 to $1,859. Amenities will include a fitness center, yoga studio, rooftop terrace, underground parking garage and private study spaces. The development will also house 2,200 square feet of ground-floor commercial space. Lamar Johnson Collaborative is the architect, and Madison-based Findorff is the general contractor.

JANESVILLE, WIS. — Serta Simmons Bedding (SSB) has opened a 500,000-square-foot manufacturing plant in Janesville, a city in southern Wisconsin. The facility will produce mattresses and other bedding products under the Serta, Beautyrest and Simmons brands. The plant will be responsible for more than 300 jobs in the local economy, and SSB expects to create additional jobs at the plant over the next few years. Located at 200 Innovation Drive and developed by Zilber Property Group, the new facility consolidates two Rock County plants that were located in Beloit and Janesville. The plant is one of 18 manufacturing plants across the U.S. and Canada operated by SSB. An additional five Serta plants in the U.S. are operated by licensing partners.

Post-pandemic, companies took a fresh look at their workplace strategies to adjust to hybrid working environments, and many rightsized their overall square footage while adding significant amenities and attractions that provide a rewarding office experience for returning workers.  Despite a smaller footprint, tenants are seeking updated, highly amenitized spaces in Class A buildings. While amenities have always been a focus for landlords, the buildings that stand out today are the ones that focus on quality amenities over quantity. For example, today’s tenant will likely not be as interested in a building lounge unless it has comfortable seating, a café, strong Wi-Fi and more. To be relevant to tenants, amenities must be high end and culture focused.  We’ve seen companies like Milwaukee Tool, Fiserv, Komatsu Mining Corp. and Northwestern Mutual invest in their downtown office spaces and make commitments to bring more employees downtown, and we expect this trend to continue. BROOKFIELD, WIS. — Wingspan Development Group has opened The Ruby at Brookfield Square, a 231-unit luxury apartment complex in the Milwaukee suburb of Brookfield. The property is nearly 30 percent leased, and first move-ins began in early October. The community, which features two four-story buildings connected by a skybridge, is the first new Class A rental property in Brookfield since 2019, according to Wingspan. Located adjacent to Brookfield Square Mall, the complex features a mix of floor plans ranging from 381 to 1,407 square feet. Amenities include a resort-style pool, dog park, fitness center, yoga studio, pet spa, entertainment lounge, golf simulator, business center and package room. Monthly rents start at $1,595, according to the property’s website.

WHITEHALL, WIS. — Kraus-Anderson (KA) has completed construction of Gundersen Tri-County Hospital, a new hospital and renovated clinic for Gundersen Health System in Whitehall, a small town in western Wisconsin. The new facility replaces the current 60-year-old hospital serving Whitehall, Blair, Independence and surrounding communities. KA also renovated the 17,000-square-foot clinic. Designed by Groth Design Group, the two-story, 68,000-square-foot hospital features 31 private patient rooms, a trauma center and helipad landing zone. Additionally, the project features an ER, imaging, lab, pharmacy, surgical, dietary, rehabilitation and transitional care offerings. A new ambulance and maintenance building is also on the site.
