FOND DU LAC, WIS. — Caliber Collision has leased 9,071 square feet at 356 N. Peters Ave. in Fond du Lac, about 68 miles northwest of Milwaukee. The auto repair shop will occupy space at the former Forest Mall, which closed in January and is undergoing demolition. David Baker of Mid-America Real Estate-Wisconsin LLC represented the landlord, ATR Corinth Forest LLC. Tenant representation was undisclosed.

JANESVILLE, WIS. — Coldwell Banker Commercial has brokered the $7.9 million sale of a 305,000-square-foot manufacturing facility in Janesville, approximately 40 miles southeast of Madison. The building is located at 2101 Kennedy Road within the Kennedy Road Industrial Park. Constructed in the 1960s, the facility features a clear height of 24 feet, six exterior docks, three drive-in doors and 65,000 square feet of office space. The building is leased to Hufcor, which designs and manufactures operable partitions. Borden Family Trust sold the building to Badger Property Investors. Bill Mears of Coldwell Banker Commercial McGuire Mears brokered the sale on behalf of both parties.

PLEASANT PRAIRIE, WIS. — Principle Construction Corp. has completed construction of a new 205,732-square-foot warehouse at 8500 116th St. in Pleasant Prairie, about 37 miles south of Milwaukee. Originally developed as a speculative project, the building received a tenant late last autumn. Principle accommodated the needs of the new tenant, which will use the space for large coil storage. The project features 23 dock doors, two drive-in doors and a clear height of 32 feet. The building sits on a 12.8-acre site. Partners in Design served as project architect.

MILWAUKEE — MPI Corporate Holdings Inc. has renewed its office lease on the second floor of 1123 N. Water St. in Milwaukee. Additionally, the firm has expanded its space from 6,500 to 7,635 square feet to allow for proper social distancing while employees are in the office. Founded in 1996 in Grafton, MPI opened its Milwaukee office in 2017. The downtown office is home to MPI’s sales and marketing division, which provides integrated sales strategies to a variety of business-to-business clients. Ben Anderson and Matt Fahey of Colliers International represented MPI in the lease renewal and expansion. Mike Wanezek and Spencer Bluett of Colliers represented the landlord, Harris Bay.

RACINE, WIS. — CG Schmidt has broken ground on an adaptive reuse project at the site of the historic Horlick Malted Milk Co. plant in Racine, about 25 miles south of Milwaukee. The project will transform the industrial complex into 136 market-rate and affordable apartment units. The first $40 million phase will revamp buildings located at 2100 and 2200 Northwestern Ave., which date back to 1875. State and federal historic tax credits will help developer J. Jeffers finance Phase I. AG Architecture is the project architect. The Horlick plant shut down in 1975.

DELAFIELD, WIS. — Prescient Capital Management, a boutique private equity firm, has moved its office to a new location in Delafield, about 27 miles west of Milwaukee. The street-level, 3,000-square-foot space better accommodates a growing team, according to Prescient. The office is located at 524 Milwaukee St. Prescient, which specializes in bridge loans ranging from $2 million to $15 million, formerly occupied space at 440 Wells St. in Delafield.

OHIO, WISCONSIN, INDIANA AND MISSOURI — Gorjian Acquisitions has sold eight retail and mixed-use properties totaling more than 500,000 square feet for $25 million. The portfolio includes the following Midwest properties: Saint Clairsville Plaza in Saint Clairsville, Ohio; Bradley Square in Milwaukee; Cabool Center in Cabool, Mo.; a single-tenant Dunkin’ property in Gary, Ind.; and Lafayette Center in Indianapolis. The portfolio also includes a mixed-use building in Brooklyn, N.Y.; a single-tenant Family Dollar property in Danville, Va.; and Oglethorpe Plaza in Albany, Ga. Gorjian Acquisitions, based in Great Neck, N.Y., is led by Joel J. Gorjian. The privately held commercial real estate investment and management firm holds an ownership interest in 75 properties nationwide. Buyer information was not disclosed.

BROOKFIELD, WIS. — Cushman & Wakefield | Boerke has brokered the sale of a 9,777-square-foot office building located at 15420 W. Capitol Drive in Brookfield, a suburb of Milwaukee. The sales price was undisclosed. Andrew Jensen, Katie Brueske and Jim Cavanaugh of Cushman & Wakefield | Boerke represented the seller, 15420 W Capitol LLC. Michael Kleber of Zilber Property Group represented the buyer, Marboo Properties LLC.

BROOKFIELD, WIS. — Stan Johnson Co. has brokered the sale of a 13,905-square-foot property occupied by Walgreens in Brookfield near Milwaukee. The single-tenant building sits on 2.4 acres at 15650 W. Greenfield Ave. and features a drive-thru. Walgreens has occupied this property for more than 20 years and recently extended its lease for another eight years. Mark Lovering and BJ Feller of Stan Johnson represented the seller, a Waukesha, Wis.-based developer. A Chicago-based buyer purchased the asset for $6 million.

MILWAUKEE — Bell Ambulance Inc. has signed a 10-year, 25,000-square-foot industrial lease at 2842 S. 5th Court in Milwaukee. Bell will primarily use the space as a central location for the servicing of its fleet of vehicles, as well as office and storage use. The company, which began operations in 1973 with three ambulances in one location, has grown to over 65 ambulances in multiple locations. David Ferron of Cushman & Wakefield | Boerke negotiated the lease, which fills the remaining vacancy at the 48,862-square-foot property. ATWU LLC is the landlord. Mercy Hill Church is the other tenant.
