MILWAUKEE — Draper and Kramer’s Commercial Finance Group has arranged a $60 million refinancing for an eight-property, 1.6 million-square-foot industrial portfolio located in metro Milwaukee. Dallas-based Westmount Realty Capital LLC owns the portfolio. All of the properties are situated near major regional highways and the General Mitchell International Airport. Westmount acquired the portfolio in 2015 and implemented a capital improvement program, helping push occupancy to nearly 100 percent. Mark Perkowski and Matthew Wurtzebach of Draper and Kramer arranged the nonrecourse loan with a national bank.

MILWAUKEE — Wisconsin Center District has selected Gilbane Building Co. and CD Smith (Gilbane Smith) to serve as construction manager for the expansion of the Wisconsin Center convention hall. Gilbane Smith and the architecture team of tvsdesign and EUA will immediately begin working together to formulate the design and determine a cost estimate for the project. However, the Milwaukee Business Journal estimates project costs at $300 million. Renderings are expected early in the second quarter. The Wisconsin Center District Board is expected to vote on a financing package for the project at a meeting on Thursday, April 2. The district owner’s representative is CAA/ICON. Wisconsin Center District is a government body created in 1994 to fund, build and operate the Wisconsin Center.

GREEN BAY, WIS. — MCR Hotels, an owner and operator, has purchased the 127-room SpringHill Suites by Marriott Green Bay for an undisclosed price. The hotel is in close proximity to the Green Bay Packers’ Lambeau Field. Located at 1011 Tony Canadeo Run, the property features free breakfast, Wi-Fi, a convenience store, fitness center, indoor pool, business center and 1,020 square feet of meeting space. The seller was undisclosed.

KENOSHA, WIS. — Trifinity Specialized Distribution, a logistics firm that serves major big-box stores and drug retailers, has signed a 250,000-square-foot industrial lease in Kenosha. Trifinity will occupy space at Zilber Industrial III, located at 5312 104th Ave. The recently constructed facility features 24 dock doors, three drive-in doors and convenient access to I-94. Trifinity will move into the facility by the end of this month. Founded a quarter century ago in Waukegan, Illinois, Trifinity currently employs approximately 50 workers, all of whom will relocate to the new facility. Thomas Boyle of Lee & Associates represented Trifinity in the lease transaction. Sergio Chapa and Michael Prost of Newmark Knight Frank, along with Michael Kleber of Zilber Property Group, represented the owner, Zilber Property Group.

MILWAUKEE — Lou Malnati’s Pizzeria has leased 2,074 square feet at Riverpoint Village in Milwaukee. The Chicago-style pizza restaurant chain will occupy space at 8629 N. Port Washington Road. Fred Stallé of Mid-America Real Estate-Wisconsin represented the undisclosed landlord in the lease transaction.

PLEASANT PRAIRIE, WIS. — Associated Bank has provided a $33.1 million loan for the construction of a 590,525-square-foot industrial building within Stateline 94 Business Park in Pleasant Prairie. Fresenius Kabi, a healthcare company specializing in lifesaving medicines and technologies, will occupy the building upon completion in July 2020. The borrower and developer, Bluepoint 94 LLC, is a joint venture between Venture One Real Estate and CRG. Clayco will serve as general contractor. Elizabeth Hozian of Associated Bank handled the loan arrangements and closing.

CHICAGO, INDIANAPOLIS, COLUMBUS AND MILWAUKEE — Starwood Real Estate Income Trust Inc., a non-traded real estate investment trust managed by Starwood Capital Group, has acquired a 33-property industrial portfolio totaling 4.1 million square feet in the Midwest for approximately $319.6 million, excluding closing costs. The properties are located in Chicago, Indianapolis, Columbus and Milwaukee. The portfolio is 98 percent leased to 50 tenants. It is largely comprised of light industrial buildings of less than 250,000 square feet. Kurt Sarbaugh, Robin Stolberg, Michael Joseph and Dominic Espinosa of JLL represented the seller, Becknell Industrial and a joint venture partner. Becknell will retain its position in the portfolio. Ken Martin, Alex Witt, Troy Shiley and Nelson Almond of JLL arranged a 10-year, $210 million fixed-rate CMBS loan with a global investment bank on behalf of new ownership.

NEW HOLSTEIN, WIS. — The Boulder Group has arranged the $2.3 million sale of a single-tenant property net leased to grocer Piggly Wiggly in New Holstein, about 40 miles south of Green Bay. The 29,651-square-foot building is located at 2243 Calumet Drive. There are more than eight years remaining on Piggly Wiggly’s lease. Randy Blankstein and John Feeney of Boulder represented the seller, a Wisconsin-based partnership. A Midwest-based individual purchased the asset while completing a 1031 tax-deferred exchange.

MOUNT PLEASANT, WIS. — VK Industrial V LP, a partnership between Venture One Real Estate and Kovitz Investment Group, has acquired a 151,474-square-foot industrial building in Mount Pleasant for an undisclosed price. The facility, built in 2007, is located at 3535 Oakes Road. The building features a clear height of 21.5 feet, six exterior docks, two drive-in doors and 8,372 square feet of office space. A concrete parking lot can accommodate 301 cars and 112 trailers. The site can accommodate additional outdoor storage, parking or an industrial build-to-suit on an adjacent 25-acre parcel. Brian Bocci of Entre Commercial Realty represented Venture One in the transaction and will be retained to market the vacant property for lease. The seller was undisclosed.
