MILWAUKEE — Crescendo Collective has signed an 8,700-square-foot lease within The Factory Office Suites at The 42, an office development in Milwaukee’s Brewery District. The digital marketing firm will occupy the space later this year. Max Rasansky and Alyssa Geisler of CBRE represented the landlord, Scott Lurie. The Boerke Company represented the tenant. Office tenants at The 42 have access to a fitness center, coffee bar, rooftop deck and community lounge. Milwaukee Brewing Co. operates a brewery at the development. Approximately 35,000 square feet of space remains available for lease within the office portion.

MILWAUKEE — Hammes Partners has sold a 23-property medical office portfolio across nine states for $400 million. The Class A properties, totaling 979,000 square feet, are located in Virginia, Washington, North Carolina, Illinois, New York, New Jersey, Pennsylvania, Alabama and Texas. Mindy Berman and Steve Leathers of JLL Healthcare Capital Markets brokered the sale on behalf of Milwaukee-based Hammes. Giant healthcare REIT Welltower Inc. (NYSE: WELL) was the buyer, according to media reports. “Selling points included the portfolio’s alignment with major health systems, durable income and locations in strong metro markets,” says Berman. Hammes Partners is a private equity platform that invests on behalf of institutional investors, with a focus on the U.S. healthcare real estate market. Toledo, Ohio-based Welltower is a real estate investment trust that mostly invests in healthcare and seniors housing properties. — Kristin Hiller
PLEASANT PRAIRIE, WIS. — Doheny’s has entered into a sale-leaseback agreement with STAG Industrial Holdings LLC for a 195,415-square-foot property in Pleasant Prairie. STAG purchased the industrial building for $16 million. Doheny’s, a swimming pool supply company, signed a long-term lease with the new ownership. Sam Badger, Whit Heitman, Brad Weiner and Jared Paff of CBRE represented Doheny’s in the transaction. Doheny’s has eight distribution centers nationwide.
STURTEVANT, WIS. — Ashley Capital has broken ground on the second industrial building at Enterprise Business Park in Sturtevant. The 438,000-square-foot speculative building will be located at 11201 Enterprise Way. Completion is slated for late this year. John Sharpe and Tom Boyle of Lee & Associates and Terry McMahon and Cody Ziegler of Cushman & Wakefield |Boerkewill market the property for lease. Upon build-out, Enterprise Business Park will span 1.3 million square feet. The first building, totaling 376,000 square feet, is now leased to four tenants.
FRANKLIN, WIS. — New Perspective Senior Living has begun development of a 149-unit senior living community in Franklin. The 180,000-square-foot property will be situated on six acres at 7220 Ballpark Drive South. The community will feature independent and assisted living apartments as well as Betty’s Harbor, a neighborhood specifically designed for residents with memory loss. In addition to a two-story lobby and reception area, the property will feature a wellness center, dining room, café, beauty salon, movie theater and dance hall. Milwaukee-based Stevens Construction is the general contractor. Completion is slated for spring 2020. Eden Prairie, Minn.-based New Perspective Senior Living will operate the property.
OAK CREEK, WIS. — MBH Investment Real Estate LLC has arranged the sale of the Howell Avenue Professional Building in Oak Creek, about 12 miles south of Milwaukee. The sales price was not disclosed. The 21,024-square-foot building, located at 8375 S. Howell Ave., was originally constructed in 2007 and underwent an addition in 2017. The two-story building is 91.3 percent occupied. Children’s Hospital of Wisconsin-Oak Creek Pediatrics serves as the anchor tenant. Other tenants include Progressive Pediatric Dentists and Wasserman & Shuff Certified Public Accountants. Matson Holbrook of MBH brokered the transaction on behalf of the seller, RW Howell LLC. SEP Oak Creek MOB LLC, an affiliate of Stage Equity Partners, purchased the asset.
MILWAUKEE — Founders 3 Real Estate Services has been awarded the leasing assignment for Hardware HQ, a mixed-use development in Milwaukee. Purchased in 2015 by WiRED Properties and Phelan Development, the building housed National Ace Hardware for nearly 30 years. Prior to that, it was home to Charles H. Stehling Co. Building ownership has teamed up with Rinka Architects to modernize the building into office space and ground-floor retail. Last year, Milwaukee Motorcycle Co. committed to 14,000 square feet on the first floor for a Harley Davidson location. The showroom space will offer motorcycle and bike sales, merchandise, service and rentals. Ned Purtell, Steve Pape and Jenna Maguire of Founders 3 are marketing the remaining 72,125 square feet for lease.
MILWAUKEE — The Dickman Co. Inc./CORFAC International has negotiated the sale of a 23,100-square-foot industrial building in Milwaukee for an undisclosed price. The property is located at 5800 W. Douglas Ave. Overseas Hardwood Co. Inc. purchased the building from Jonco Properties. Samuel Dickman Jr. and Zach Hansen of Dickman brokered the transaction.
MILWAUKEE — Gorjian Acquisitions has purchased two retail properties in Milwaukee for an undisclosed price. A private seller sold both properties as a portfolio. Bradley Square, located on North 76th Street, spans 19,545 square feet. The building is 86 percent occupied by tenants that include a State Farm insurance office, podiatry office, mortgage office and a senior day care. The other property, Teutonia Square, is fully occupied and spans 8,303 square feet.
OCONOMOWOC, WIS. — Mag Mile Capital has originated a $9.9 million CMBS loan for the acquisition of a Staybridge Suites hotel in Oconomowoc. The 128-room property is located at 1141 Bule Ribbon Drive. Mac Dobson and Prabhat Jayara of Mag Mile Capital originated the loan on behalf of the borrower, KGNMP Hotels LLC. The 10-year, fixed-rate loan features a 5.75 percent interest rate and a 25-year amortization.
