BROOKFIELD, WIS. — McShane Construction Co. will serve as the general contractor for Bishops Woods, a 203-unit affordable housing community in the Milwaukee suburb of Brookfield. Located on nearly four acres at 350 Bishops Way, the development will feature a podium-style building rising four stories atop a two-story, underground parking garage. Units will come in one- to three-bedroom floor plans and will be reserved for residents who earn 40 to 80 percent of the area median income. Eight live-work units will be available for renters who wish to have an office suite or studio with a separate exterior entrance. Amenities will include a clubroom, fitness center, outdoor grill area and playground. The project was designed to meet Wisconsin Green Built Home Standards and will feature a solar array on the rooftop along with high-efficiency electric heat pump systems. Completion is slated for December 2025. Knothe & Bruce Architects is the project architect.

BROOKFIELD, WIS. — Pearlmark has received a $7 million mezzanine loan for the refinancing of The Ruby at Brookfield Square, a 231-unit apartment community in the Milwaukee suburb of Brookfield. The property is part of the larger mixed-use development, Brookfield Square, which is a redevelopment of a shopping mall completed in September 2023. The community consists of two four-story buildings connected by a skybridge. Amenities include a pool, golf simulator, fitness studio, lounge, game room, coworking spaces, storage units and a pet spa. Värde Partners provided the senior loan on behalf of Pearlmark Mezzanine Realty Partners V LP. Mark Witt of Pearlmark arranged the financing. Wingspan Development Group was the developer of the property.

SHEBOYGAN FALLS, WIS. — NAI Pfefferle has brokered the sale of a 50,000-square-foot manufacturing building located at 520 Forest Ave. in Sheboygan Falls, a city in eastern Wisconsin. The sales price was undisclosed, but the asking price was $3.9 million. John Roberts of NAI Pfefferle brokered the sale. Buyer and seller information was not provided.

BRISTOL, WIS. — ERMCO has signed a 158,000-square-foot industrial lease for 10 years at Bristol Business Park in the southeast Wisconsin city of Bristol. The Tennessee-based tenant manufactures electrical, technology and low voltage systems, and building automation and controls. Sean Kropke and Keith Puritz of Cushman & Wakefield represented ERMCO, while the brokerage firm’s Keith Puritz, Brett Kroner and Marc Sameuels represented the landlord, Illinois-based Janko Group. ERMCO will relocate from its current north suburban Chicago location to Bristol this summer. Bristol Business Park features nine buildings on 250 acres. ERMCO will be based in Building 4, which features a clear height of 32 feet, 30 expandable exterior dock doors, 215 parking spaces and 4,000 amps of power.

MILWAUKEE — Newmark has brokered the sale of a medical office portfolio in metro Milwaukee for $28 million. The portfolio comprises two outpatient properties that have each been built in the last 10 years and are fully leased to Children’s Wisconsin. John Malloy of Newmark represented the undisclosed seller. Ben Appel, John Nero, Michael Greeley, Jay Miele and Ron Ott of Newmark’s healthcare capital markets practice provided support on the transaction. The buyer was a joint venture between Montecito Medical and AEW Capital Management.

KENOSHA, WIS. — The LeClaire-Schlosser Group of Marcus & Millichap has brokered the sale of a 90,900-square-foot self-storage facility in Kenosha for an undisclosed price. Managed by CubeSmart, the two-story property features 900 climate-controlled units. The facility includes two covered loading bay areas, a large leasing office, 24/7 video monitoring and alarm system. Adam Schlosser, Charles LeClaire and Jack Sullivan of Marcus & Millichap represented the seller, Macritchie Group. Matthew Tice represented the buyer, Inland Real Estate Acquisitions LLC, on an internal basis.

MILWAUKEE — General contractor Gilbane | Smith has completed a $456 million expansion of the Baird Center in Milwaukee. Originally opened in 1998, the Baird Center is the largest convention center in the state of Wisconsin. Gilbane | Smith completed the project on behalf of Wisconsin Center District, which owns and operates the center. Project partners and city officials celebrated the grand opening Thursday, May 16, with a ribbon-cutting ceremony. Spanning two blocks, the expansion brings the facility to 1.3 million square feet, doubling the original size of the property. The expansion features a new grand entrance oriented toward the Deer District mixed-use development and extends the exhibition hall, bringing the latter to 300,000 square feet. Additionally, the redevelopment increases the number of meeting rooms from 28 to 52, adds more than 400 enclosed parking spaces and brings the number of loading docks to 22 from the original 16.  The project also included the addition of all-gender restrooms, dedicated quiet rooms, lactation spaces, sensory rooms and a rooftop ballroom and terrace.  Design firm Henderson Engineers, a division of Henderson Cos., served as the engineer of record on the project, providing audio-video, electrical, energy modeling, fire and life safety, mechanical, plumbing, technology …

PLEASANT PRAIRIE, WIS. — Senior Living Investment Brokerage (SLIB) has arranged the sale of The Addison of Pleasant Prairie for an undisclosed price. The 100-unit assisted living and memory care community is located in Pleasant Prairie, a village along Lake Michigan and the Illinois border. The seller was an East Coast-based capital firm partnered with a national operator. The buyer was a regional owner-operator that intends to expand the campus with independent living units. BROWN DEER, WIS. — Jewish Family Services Inc. is scheduled to break ground on Woodale Crossing on Thursday, May 16. The 56-unit affordable and supportive seniors housing community will be located at 4114 W. Woodale Ave. in Brown Deer, a northern suburb of Milwaukee. Of the total units, 25 percent will be reserved for persons with disabilities who are in need of support services. Residents will have access to onsite supportive services that include socialization and skill-based programming, social services and independent living support services. Jewish Family Services has a subsidiary, JFS Housing Inc., which develops affordable housing.

TOMAH, WIS. — Marcus & Millichap has brokered the sale of the Clarion Pointe Tomah hotel, a 67-room property in the central Wisconsin town of Tomah. The two-story hotel is located at 2005 N. Superior Ave. Amenities include a hot tub, fitness center, laundry facility, gift shop, playground and gaming lounge. Ebrahim Valliani and Michael Gantman of Marcus & Millichap represented the buyer and seller, both of which were private investors. Marcus & Millichap’s Chris Gomes and Allan Miller were also listed on the deal as supporting brokers, and Todd Lindblom assisted in closing the transaction.
