GREENFIELD, WIS. — Quantum Real Estate Advisors Inc. has brokered the $4.1 million sale of Outback Plaza in Greenfield, a southern suburb of Milwaukee. Mattress Firm, Destination XL, CitiBank and Phoenix Salon Suites occupy the 22,558-square-foot retail property. Chad Firsel of Quantum represented the seller, a Chicago-based acquisition and development company. A Scottsdale, Ariz.-based private real estate investor purchased the asset.

KAUKAUNA, WIS. — Dollar Tree has signed a 9,525-square-foot lease in Kaukauna, about nine miles east of Appleton. The property is located at 321 W. Main St. Ross Koepsel and Nick Tice of Founders 3 Real Estate Services represented the tenant in the lease transaction. The landlord was not disclosed.
GERMANTOWN, WIS. — HFF has arranged the sale and acquisition financing for River’s Cove Apartments in Germantown, a suburb of Milwaukee. The 112-unit apartment community is situated on 11 acres and overlooks the Menomonee River. Units average 1,062 square feet. Amenities include a picnic area, parking garage and access to nearby walking trails. The property was 98 percent occupied at the time of sale. Wick Kirby, Kevin Girard, Sean Fogarty, Marty O’Connell, Jaime Fink and Matthew Lawton of HFF represented the seller, Mandel Group Inc. Tom Wilson and Jason Bond of HFF arranged a 12-year Fannie Mae loan through M&T Realty Capital on behalf of the buyer, Weidner Apartment Homes.
ASHWAUBENON, WIS. — The real estate development arm of the Green Bay Packers, Titletown Development LLC, has unveiled plans for Phase II of Titletown, the mixed-use development located directly west of the professional football team’s Lambeau Field. Phase II plans call for approximately 220 residential units and a 130,000-square-foot office building. Up to 150 apartment units will be built along Brookwood Drive. The remaining residences will be townhomes available for ownership. The office building will be constructed along Lombardi Avenue and Marlee Lane. Wisconsin-based Commercial Horizons will serve as an investor and designer for the building. Construction is expected to begin in spring 2019 with completion slated for summer 2020. GK Titletown Developers LLC, a joint venture between Glimcher Capital Group and Kaufman Development, is serving as a co-developer for the residential portion. Project architects include NBBJ, Humphreys & Partners Architects, KTGY Architecture + Planning and Performa. The Green Bay Packers have won more championships — 13 to be exact — than any other team in National Football League history, including four Super Bowls.
BRILLION, WIS. — AriensCo has renewed its 130,000-square-foot industrial lease at 200 Park Ave. in Brillion, about 25 miles south of Green Bay. The company manufactures equipment such as snow blowers, lawn tractors and lawn mowers. Jim Larkin of Colliers International brokered the lease transaction. The landlord was not disclosed.
NEW BERLIN, WIS. — Founders 3 Real Estate Services has brokered the sale of Western Racquet Club’s 58,320-square-foot industrial building in New Berlin for $1.7 million. An affiliate of Milwaukee investor LCM Funds Real Estate LLC purchased the property with plans to renovate and re-lease the building. UNITS Moving and Portable Storage will partially occupy the facility. Brett Deter of Founders 3 represented the buyer and lessee.
APPLETON, WIS. — Form Development LLC and The Morgan Partners LLC have acquired a 54,000-square-foot, single-tenant grocery store in Appleton for an undisclosed price. The building is fully leased to Pick N’ Save. Wes Koontz, Christian Tremblay and Dan Cohen of Mid-America Real Estate Corp. represented all parties in the sale. The seller was the original developer of the property.
MILWAUKEE — Core Creative has renewed its 14,408-square-foot office lease at the Tannery Business Center in Milwaukee. The marketing agency occupies the space at 600 W. Virginia St. Ned Purtell and Scott Revolinski of Founders 3 Real Estate Services represented the landlord, SARA Investment Real Estate LLC.
MILWAUKEE — Colliers International has arranged the $5.7 million sale of the historic Pabst Boiler House No. 10, a retrofitted office building in Milwaukee’s Brewery District. The 40,744-square-foot, brick-and-timber loft office building is fully occupied by seven tenants, including law firms Borgelt, Powell, Peterson & Frauen SC and Ogletree Deakins. Tom Shepherd, Scott Welsh, Lyle Landowski and Jennifer Huber-Bullock of Colliers represented the seller, Milwaukee-based developer PBH Redevelopment LLC. The team will continue to manage and lease the building on behalf of the new owner, J. Vollrath LLC. Built in the 1870s and shuttered in 1996, the Pabst Brewery sat vacant for more than 10 years before it was purchased in 2006 by late real estate developer and philanthropist Joe Zilber. In 2007, a team of investors led by Max Dermond and Charlie Trainer purchased Pabst Boiler House No. 10 with plans to convert the building into a boutique office property.
OAK CREEK, WIS. — Independence Corrugated LLC has renewed its 120,000-square-foot industrial lease in Oak Creek, about 12 miles south of Milwaukee. The facility is located at 7475 S. 6th St. Steve Sewart of Colliers International brokered the lease transaction. The landlord was not disclosed. Independence Corrugated is a producer of corrugated paper packaging.
